Breakfree is on the lake/you can access the jetty. Lots of space if staying with a family. Very steep parking / hard to exit on a main road but you can do it! loved having kitchen. Our washing machine/dryer did not work but had assistance but on return had to wash everything again. No walking distance food options but you do have your own kitchen

Unfortunately will not be returning or able to recommend this property, we stayed in apartment 23 from dirty rooms with dust on the walls, hairs on sheets, musty smell in lounge from water on the bottom of windows. The bathroom just stunk. Truly shameful as tried to speak on check out but was instructed just to leave the key on the desk.
Studio was just like motel. Very expensive and not good value of money. I stayed for 6 days and never saw the property manager or anyone at reception. Views are very good that is the only positive

Our room was not ready at check in and when we got to our room there was no toilet paper. Arrived in room to find the photos in no way reflected the room we were issued as it was much older and not refreshed like rooms in the photos, it had floor tiles that were cracked, workers were repairing structural damage under the unit making incredible noise for the 2 days we were staying there. We were not offered a discount or room upgrade which would have been appropriate given the nightly cost of this room. Really disappointed and would not recommend.
Very handy if you don't want to stay in qt itself. Very quiet and awesome views from the room and complex.
Family trip Queenstown
Rooms were pretty dirty. We saw walls were covered with filthy dirt. Bathrooms weren’t even clean enough. Bedsheets had hairs as if it wasn’t changed. Not very impressed with this proposal. Looks like it’s been rented to young kids
Ok stay for one night
Booked a studio appartment with lake view. Was abit disappointed that the room was so far from the lake but it had views looking inbeetween other appartments buildings. Room was clean but old and run down. Highlight was the friendly reception staff who were very kind.
Great location and fit for purpose
We really loved the location of the property and the on site manager was very friendly and accommodating. The only downside is the cleanliness of the apartment which needs a lot of attention.

Break Free is good value
Great middle of the road accommodation. Apartments are a little bit tired but comfortable. We have stayed at Break Free twice & are booking again in November. Good value considering it is Queenstown & our 2 bedroom apartment had fantastic views of the lake.

Modern and clean, beautiful views, very steep driveway, about 20-30 mins walk to cbd, kitchen, bathroom and laundry excellent.
The driveway is difficult to ride in. Reception area is always no one attended to.
The property had odd rundown furniture and odd crookery. Couple of chairs were wobbly. One chair was broken and had to be replaced. Electric kettle was also broken and had to be replaced. Daily cleaning service was not offered. Bathroom toiletries, tea/coffee etc.were insufficient and were not topped up everyday. washing power had to be asked for washing machine.. Very disappointed as we stayed there for four nights. Won't stay there again. Overall the property needs renovations and replacement of furniture/appliances.

High price for not much comfort
Apartment style room as opposed to a typical hotel. The bed was 2 singles pushed together so had a big hump in the middle. Overall for what we paid ($300 for one night) we weren’t really happy as would normally expect a lot more for that price - but it was a last minute reservation so we had no choice as everywhere else was booked. Staff were really lovely and certainly were a credit to the establishment.

Larger space size than expected, but kitchen area was lacking in size and items to use (ie. dishes). Bathroom needs renovation as floor tiles are coming up and sink needs replacing. Good location, quiet, awesome view of lake and mountains, tons of room for parking. Our room was far from router so wifi access was sparce at times.
The location was perfect for us. We could easily walk to town along the lake without being in directly in Queenstown. The views from the apartment are outstanding. It's directly on the lake with beautiful mountain views. The apartment is very well equipped with everything you need. It's getting a bit rundown and needs some updating.

Extremely outdated room. Felt like we had stepped back into the 90’s. bed not very comfortable and not enough power points (instead of putting more in they run an extension cord). Only good thing about the place was the view which isn’t really hard to get anywhere else in Queenstown

Lovely sized unit with 2 separate bedrooms. Friendly check in guy, all very straightforward. Unfortunately the room is tired and needs a major redecorate. Has the feel of being run on a shoestring with little being spent on keeping the place nice.

Situated on a slope like nothing I've experienced before. Some vehicles were slipping back (summer) and SuperShuttle couldn't take our cases to reception.
Such a shame, it could be so good.
We arrived to find our room extremely dirty and in a poor state of repair, so requested to move to a different room. The second room was marginally better but still disgustingly unclean. The overall impression was that the demand for accommodation is so high in Queenstown, that the management are getting away with the absolute minimum and resting on the constant flow of business without a care for any repeat business. The general level of cleaning was the worst I have ever experienced and the maintenance appeared non-existent. We had at least 10 light bulbs that were blown in our apartment and a lampshade that was ripped and broken, but covered in dust, suggesting that it had been in that condition for months. We also had missing plugs in the sink amongst other disappointments. I raised all of this with the management who didn't seem to know how to respond, let alone do anything about it. Avoid unless you really cant get a room anywhere else.

Perfect for our stay
Thanks to Vinod for arranging a late check in as we arrived at 11pm. The apartment was lovelywith greatviews and all amenities exactly as seen in the pictures. will stay here next time in QT.

Reception closed at 5 pm in Avery busy resort area. Should have more information at check in regarding easy of dropping bags off one lever above before parting car in car park . We had the tedious task of carting our suitcases 2 flights of stairs . Location and lake view from balcony great and distance to town centre pleasing . We decided to eat in . Set table for dinner and all plates in the upboard had a smell of eggs. This was off putting . But even worse was that the dishwasher was full of dirty dishes from the last occupants . So does this really mean that the cleaners didn’t even bother to do the dishes for the new tenants that were coming in fresh (like other hotels do) . So how are we to be certain that the linen was all fresh either cosif they did change the sheets the. They would have realised that the electric blanket needed to be turned off . So between when the cleaners get in and our arrival the blanket was on. Overall the apartment was expensive but the service and condition was poor for a breakfree . Also the dust on the television screen was thick . So who is cleaning what ? Also need to have instructions regarding how to operate the television . Not all that arrive are electronics saavy. Overall disappointed
On the lake with magic view
Lots of space with fabulous views of the lake/mountains. Split level with bedrooms downstairs. Good kitchen setup with plenty of cookware. Washing machine & dryer in the apartment was a great asset. On the lake, so walk access to town centre simple, but for those unable/not used to walking slopes it might be a challenge to get back to a higher placed unit. Carparking undercover (but realise that this is Queenstown on the side of a mountain - the driveway is steep!). Negative was that the lounge furniture is a little shabby - the supports are lacking, so not as comfortable as they could be, and there were traces of food stuck to the upholstery. Would happily stay here again.
Wide views of Lake Wakatipu
A pleasant half hour walk along the river bank to the main center. Clean, spacious and comfortable. Slightly tired décor but that reflected in the fair price. Thoroughly enjoyed my stay there.

Family gathering in Queenstown. This was the first time for us to visit Queenstown and we absolutely loved it. Weather was cold and lots of snow around which we were hoping for. Beautiful scenery.

We stayed in a studio unit. It's very quiet and well equipped. View of the lake is obstructed slightly due to the roof tops of adjacent building but not too much. The slope is steep driving in and out, but manageable.
Not luxurious as advertised
Steep driveway which was getting sealed and guests were not informed that they couldn't use it for a period of time. Was advertised as a luxury apartment. So many broken things in the unit. I made a list of what was wrong and gave it to the office boy. When your paying $400 a night you expect better. No replacement of amenities during our week stay. Never shown about the wifi connection. No milk supplied on arrival. Had to give credit card details on a piece of paper which I thought was unprofessional. Best thing the view.
Terrific views
We stayed in this 3BR split level apartment with a lovely view of the lake and remarkables. Comfortable beds, nice furniture, TV, helpful staff. Not far from town center but not walking distance. Would have appreciated if the kitchen pantry had things like salt/pepper. The handrail needs fixing. Be warned that driving in/out of the sloping driveway can be challenging for larger vans. But overall, very nice.

Very poor!
Our experience at this accommodation was very poor. Room was not serviced properly. Very dirty, the toilet did not work properly, amd the washing machine also did not spin the clothes. Also the dryer was broken. The technician called twice during our stay to service these appliances, and they were not fixed.
Beautiful View
We booked a 3 bedroom apartment. It had a beautiful view of the lake. The balcony had chairs and it was lovely to sit out there in the morning and evening. The apartment was huge. The kitchen was well equipped with everything we needed. There was a huge dining room table. We were a family of 5, my husband and myself, plus our 3 adult children. There was more than enough room and seating for us all. The bedrooms were comfortable, with 2 of them having beautiful views of the lake. It had 2 washrooms which were very clean. There were very convenient laundry facilities in the apartment.
Spectacular view but out dated
The view is spectacular but the room was outdated with only 2 small radiator heaters. For 3 nights we were only given 2 sachets of coffee, 4 milk capsules & 2 towels. Rooms are not serviced. Wifi is available at $20/day!!!! Unheard of! Reception is only manned 9am to 5pm! We checked out at 9.30am & reception was still unmanned! We would only suggest this accommodation for the incredible view
Fantastic view of lake and mountains
Excellent and comfortable apartment with everything needed. Nice balcony with spectacular views of lake and mountains. Very steep drive which may be a problem for some people but didn't bother us too much. Only issue was having to pay for wifi which in other south island accommodation where we stayed had been free.
One of the worst room I have stayed in.
Avoid ! First bad review in years from me. I travel for work every month and 5-6 times a year to Queenstown. The studio apartment at break free was the most dated/tired and dreary place I have stayed over my 15 years of travelling in NZ and around the world. If you liked 1990 I'm sure you will have a ball here, the room saw the sun for 15 minutes each day. There were two old oil heaters with damaged feet struggling to warm the room and it was 17 both days I was there so in winter it must be dreadful. A fridge in the middle of the lounge next to the couch was interesting touch and the bed was different at different heights so the ridge in the middle stuck into your back. Blown lights in the bath room and the yellow walls with tired dolphin prints just capped it off. I would avoid this as a place to stay-it's run down-tired and on the cheap appearance made me want to not return to it each night.

Very nice hotel with great view
Our room was much larger than expected and very nice. The view of the lake was amazing. The beds, however, were pretty hard and uncomfortable. The hotel is a pleasant 20 minute walk into town, but a tough uphill walk back from town. Use a taxi, ~$14. Everything else was very good.
Only has electric heater for the bedroom, lounge room was freezing cold at night. Ground floor studio had limited lake views even though paying premium for a lake view room. Room was smelly of chemicals probably due to recent carpet clean. For the premium price it charges the room was best close to a 1 star hotel. Definitely won't stay here again

We had a great stay. The rooms were clean and comfortable, shower were great. Location wise it's not in the busiest part of Queenstown, but really easy to get to.
Luxury on the lake
Even though 23 The Point was one of the smaller units, and the most distant from the lakeside, it still had absolutely world-class views of the mountains and the lake. The spacious rooms were furnished with high quality leather sofas and armchairs with built-in footrests, there was plenty of storage space and the beds were comfortable. Because the apartments are right on the lakeside, it only takes 6 minutes on a bicycle to get to the centre of town (Fergburger!), along the relatively flat Frankton Track - you can walk there in 20 minutes. It's also the right side of town for easy access to the airport and the ski-slopes, plus the swimming pool and the shopping centre. The General Manager Craig and his wife Aviva were charming and extremely helpful, to the point where I am really looking forward to seeing them and their family when we return for our next visit - I'll definitely be back - why would we go anywhere else?

Disappointing studio accommodation
A very small poorly laid out studio which did not reflect value for money. Possibly was originally a garage/store room converted to secure further revenue.
Great view
Comfortable good sized apartment reasonably handy to Queenstown.
Was ok, nothing special to speak of. Just another unit complex in Queenstown that fails to stand out from the rest.
Rooms were spacious and comfortable with an excellent view. Tennis court was a good addition and there was good living area and balcony. Room wasn't very clean however and there were spiders webs in the ligh fittings. Soap provided had an awful smell so couldn't use it. Overall not too bad but we felt the bathroom could do with a good scrub
Nice Hotel with views of lake and mountains
We only stayed here for one night in this two bedroom, two level appartment prior to our departure back home. It had lovely views of the mountains and the lake. It is quite a distance to walk to Queenstown and you would need transport to get there. This did not trouble us as we had already stayed in another Hotel in Queenstown for a week. The room was comfortable with gorgeous views but on a very steep block. There was laundry facilities with a dryer and washing powder supplied in the apartment. The people there are very friendly and helpful. The only criticism was that the bathroom bin had not been cleaned from the previous occupants (just an oversight).
Awkward Parking
The parking situation at this hotel was horrible. You have to traverse steep cliffs in order to get to the hotel room. There is no designated parking area and one must just try to park on the side of a narrow road next to the room as best as possible. The room smelled funny and we had to air it out some. Finally, you had to pay for WiFi. Otherwise, the location was nice as it was right next to the water.
Comfortable Stay with Great Views
Stayed in a 2 bedroom, 1 bathroom apartment. Room was large & comfortable with great view of the lake. Had everything you needed, except wifi which was really expensive. Downfall was access to parking, a little hard to park with not a lot of room & front door wouldn't stay closed unless deadlock was engaged. Great to have washing machine & dryer in unit. Would definitely stay again for the right price.

Located on the arm of the lake with a nice view of the mountains--not much of a view of the main lake. Away from the overly busy downtown Queenstown. Easy access to head out for touring of the surrounding area.

Could do better
The room was a good size studio with a fabulous view of the lake. It was clean on arrival but not serviced everyday. The kitchenette could do with more utensils, and crockery. There was just 2 sachets of coffee and tea and no shops close enough to buy more if needed. The shopping centre and town are a good half an hour's walk away. The toilet flush button was terribly tight and difficult to use. The electric blanket only worked on one side of the bed. We had to dig deep under and behind the bed to find the plug and switch button for the other side. There was just two plug points in the wall that were taken for the phone and the lamp, which meant we had to disconnect one or the other. The lady at the service desk wasn't very helpful or at all customer friendly. When we asked for more tea and coffee sachets she said they would only be available the next morning after 9am when the reception opens. During checkout, when we handed over the keys, she did not even bother to ask if we had a good stay and if everything was okay. When we mentioned the trouble we had with the electric blanket, she did not sympathise or apologise and instead kept justifying that it was because there weren't enough connections in the wall to plug in the blanket. She did not seem open to receiving any feedback.

4 adults stayed in 2bdrm apartment 3nights. We thoroughly enjoyed our short stay and sooo miss waking up to those breathtaking views. The hotel owner was very knowledgeble and shared her experiences when assisting us with activities which was very useful. Was great to return to the apartment after a crazy day out and just kick back before the next adventurous day.Would definitely be staying here again on our next visit!!!
Cosy place to stay with stunning view.
We stayed, as a family, in two studio rooms. Our studio had a strange floor plan and very low ceiling, almost like it was a garage converted into a unit. The other studio unit that other family members stayed in was a regular studio room, ceiling regular height and the floor plan was as you would expect. The heating was great. Location fantastic, quite a good walk into town but we had a rental car so only walked once.

Went to queenstown after my graduation ceremony and this hotel is way too good.awesome view,position,facilities and staff. my grandma could stay and look through window to the fantastic lake and snow mountain or watch 100 tv channels in the warm room. Cant be any better
