We had to move to another hotel after spending 3 days and having little to no water in our room. One of their pipes broke and the staff kept telling us it was fixed, but it was not. It is at a convenient location close to the train station.
Short walking distance to colosseum and many attractions
The neighborhood was very safe and lots of good places to eat in nice people. The Colosseum, you could see right down the road. Very nice place.
We had a lovely stay at Daplace - HQH - Colosseo. It is in a great location in Monti with train/bus stops and many shops/restaurants in walking distance. Our check-in was smooth and they offered us free bottled water / fresh towels / new bedding each day (if desired). During our check-in they also shared a detailed restaurant guide and suggestions for things to do. The A/C was also greatly appreciated during the August heat. Note: The apartment is located on the second floor of the building (with no access to the elevator) so be mindful of booking if you have many bags or have accessibility issues. The staircase is quite narrow.

It’s a bedroom and a bathroom, on the third floor. Check in is a bit hard. I would not stay here again but only because I would prefer a bit more luxury. This place is perfect if you just need a place to sleep and don’t care about luxury. It’s a bit of a walk to the train with hills.
There was no elevator and it is very hard to pick up my heavy luggage for the narrow stairs. However, staff is very nice and the room was very clean.

This is my second time staying at this hotel because the staff so genuine and helpful. It’s a great place to stay, and very local to the Colosseum. Great neighborhood for restaurants and walking. Great experience overall.
The property was centrally located and if you are mobile, its fantastic. It is up 3 flights of stairs and manoeuvring in a tiny staircase so it's hard to get your suitcase up and down. The room was clean and serviced daily, however there is a sewage smell that enters the room from the bathroom. The window opens up to the main street which is cool as you can see the Colosseum at the end, however the noise of a busy street, along with the lights and the echo of the central building hallway doesn't help with a peaceful nights sleep. Overall, rated down due to smell and noise.
The staff is very friendly and helpful. It is a fair amount of narrow stairs but very close to Colosseum.
The room was small but clean and the staff was super friendly. The building had an elevator that was out of order and the stairs are steep, so carrying luggage up and down was a hassle. The location is great to get to different places like the coliseum and the palatine hill, also easy access to taxis to go to The Vatican.

Place has seen better days. Rooms in pictures are from right after it seems to have been renovated. Now, the walls are scuffed, needs paint, different curtains, cheap plastic bath curtain (vs one in pics), floor is all scuffed up, base boards needing attention. Overall, the place was safe and in a convenient location, but needs a bit of attention. The last day we were there, we began to see ants in the 3rd floor.
Nothing like what the pictures show. It’s technically a bed and breakfast without the breakfast. Location is nice because it’s right next to the colosseum but don’t even think about going up to the roof. Pretty sure the owner of the building wants to shut down the “bed and breakfast” cause when I went to the roof with the permission of the staff the owner came out recording me saying I’m not supposed to be up there and that the video is getting sent to the lawyers. It’s on the third floor and if you’re carrying luggage you will have to walk up 6 sets of stairs though with it which it does not tell you online either. It does have AC though to cool you off which might literally be the only positive. The staff I only saw twice and that was once during a morning and when I turned in my keys. It’s going to be very difficult if you need something from them after about 1 PM. She was very nice but not available, which I would imagine being a problem for some people. A lot of places from what I noticed are like this. I would recommend looking extensively at reviews of everything in Rome cause I know they aren’t the only ones like this.
It is located centrally to most of the tourist locations; however, it is a loud neighborhood if you are looking to have a quiet morning. Also, there is no elevator so it is very much difficult to carry your luggage up and down through the narrow staircase.
Excellent location. Walking distance to major attractions. The property does not have an elivator so it was some what daunting to have to climb the stairs to the 3rd floor several times a day. Check in was easy however there is not someone on the property all the time and the door entrance was a little difficult to figure out.

The property was great, narrow stairs and door to get into common area. Elevators are small, hard with luggage. The beds were comfortable and the mini bed for the toddler was perfect..
This place is not a hotel . So don’t be tricked like us and get stranded on the street. We book this hotel thinking we got lucky. Found a hotel In the heart of rome for such decent pricing and great looking rooms. When we got to rome. It took us a while to find the hotel, on top of that it wasn’t even a hotel. It’s an apartment! We couldn’t contact the number they’re giving no one replied to us. There is no concierge and no elevator. It’s dirty and the lights are broken. We only Got in bc the girl that lives in the building let us in and help us contact the host. Like I said no one pick up. Save yourself some. Trouble and book where else. Last minute booking in rome is insane. We ended up booking another place and paid nearly 2k for a very very humble hotel. Anyways this place is a disappointment and I believe it’s a scam.
Property was located on the 3rd floor with very narrow steps and no usebof the elevator per management. wall paper peeling off the walls. No amenities of any kind. No personrl to assist in checking in. Without a doubt the worst place I have ever stayed.
The room was EXTREMELY small…the shower didn’t drain…extremely gross. Location is excellent but the room itself is not great at all.
I did not stay at the so called hotel, nobody opened the door for us, the phone is not an working number, doesn’t exist! They charged me while i did not sleep there!!! It is a scam and i hope expedia helps to get my money back that was stolen from me. Loreta Nika

Martina was a joy to meet after a very long stressful day of travel. Very pleasant and knowledgeable of the city.
Fabiola and Martina were great,very helpful. There is a fridge in the room,which was nice for a cool drink after a days sightseeing. No tea/coffee making facilities,but there are a few cafes in the area. Ideally situated for Colosseum, although most must see buildings are walkable.
The property was extremely clean and easily accessible. Location was perfect, you can walk to all the monuments. The staff were attentive and very professional
good stay
Overall it was good, the room was clean. sadly the lift doesn’t work, so going up three floors with luggage idnnot the most pleasant thing to do. I also have to say that the photos in The website are absolutely not what the room looks like.
Perfect location, super friendly staff and clean rooms.
Reasonable value considering the cost of accommodation in Rome. We were quite happy with the location and felt like locals. Nice room with comfortable bed and pillows. Outside can be a little noisy in the late evening from the sound of people having drinks at a nearby fountain.
More of a Hostel than a Hotel...
I don't often leave reviews, but felt compelled after our stay at HQH. Our stay got off to a rough start, as we really struggled to find the hotel while dragging our bags around a busy street. Thankfully the lady working the front desk (who was very nice) came out to help us. There is no way we would have found it, as the signage is nothing more than a small nameplate on a side door. After navigating several flights of a narrow, winding staircase (be aware if you have any mobility issues) we were ready to check in. Again, the receptionist was very kind, and really the only redeeming quality. Arriving in our room, we were shocked by the difference from the pictures we saw when booking our stay. The bathroom was TERRIBLE, with mold throughout, bugs, hair everywhere. The water was ice cold, so we were not able to shower before our scheduled tours. When we got hot water later that night, I showered with shoes on. The air conditioning did not work, the furniture, pillow cases, and wall paper were ripped. We hoped to get another room, but they were unable to move us until later in our stay. By that point, however, we were so sick of the accommodations that we checked out early. We hoped to get a refund, but they would not provide it, so we went to another hotel anyways. It wasn't worth spending our last day in Rome in a severely underwhelming hotel. My wife and I both travel for work, so we see a lot of hotels, and this room was definitely the worst.
It is not Hotel.Guest house. But price is very high. No elevater. 3Floor is Very hard work . stairwsy is very narrow. Who go to this guest house.???? Location is far coloseo. Not include breakfast.

Great hotel
We had an amazing stay. Room was lovely , staff were so friendly and helpful and area was local to all the sights... lovely cafe across the road past the found that does breakfast very reasonable . Would definitely be back.
Gets the job done
Overall, it was a good experience. The front desk was very very kind and welcoming. Wifi worked great, close to attractions, and hot water was great too. The only thing not so good was that the room was a bit out dated but other than that everything was fine.
Positive trip, but room for improvement
There were a number of minor things that detracted from my stay - to get into reception there was only a half door to squeeze through, not too easy with a rucksack and suitcase. - there was a small bathroom bin but no main bin in the room - the door to the room had small gaps to the bottom and side which allowed a lot of sound to come through from reception and the corridor - there was a very small table to eat from, but I would have liked a bigger table here - the shower head was loose and so you had to hold the shower head rather than just leaving it above you And now the positives - Fabiola was working on reception and she was friendly and super helpful - The bed was comfy and the room had air conditioning - the location was excellent, just a few minutes from the coliseum
Good value - clean and great location
You need to be aware of a few points. Firstly the hotel is not manned 24 hours and unless you have notified of your arrival you will need to ring a mobile and request and wait for the access to the building. Secondly the hotel is on the 3rd floor with narrow and steep staircase for access. The lift is not accessible and only for tenants. Obviously there is no restaurant but many cafes, bars and restaurants just steps away from the apartment. Having said that the rooms are spacious, clean and certainly value for money. Colosseum is very close as is Termini Station and subway is just a 100m from the hotel - very centrally located.

Great hotel in Rome
We had an amazing time at hqh Colosseo. It's just perfectly located. Just a two-minute walk from the Colosseo and within walking distance from main attractions (45 mins the longest) Service is exceptional! Alessia helped us with many things (restaurants, sightseeings,shopping). She is really customer-focused. I would highly recommend this hotel to everyone.
Convent location, near the Colosseum, Forum, subwy
This is a small B&B, and breakfast is 1 coffee/tea plus 1 pastry at a nearby restaurant. It was enjoyable, and a great location for seeing historical sites. Definitely not handicap accessible - not a problem for us, but something some people should be aware of. The B&B is 3 flights up from the entrance. Narrow staircase. There is a lift about 1 flight up from the entrance, but more steps once at the right level. I would stay there again, happily, but it isn't a good choice for some people.
Excellent hotel, very close to all attractions
This hotel was excellent. The staff were very friendly. The room was excellent and very clean. The location couldnt be faulted. Everything was in walking distance. The breakfasts in the little cafe up the road were brilliant.

This is not a hotel in the typical but more rooms in an old typical roman building. There is a one person concierge during the day. The room are small but very well organized and clean. The location could not be better. Walking distance from the main attractions in Rome.

A pleasant, friendly, clean hotel within easy reach of many sites, including the Colosseum, and close to the Metro and Termini train station. Recommended.
Brill for family of five
A fantastic little hotel- hard to find it just has a green door and buzzer on the street. There are a lot of stairs (59) to third floor so not one for infirm. we have three boys and struggle to find a hotel to take us all in one room, this did and also had a kitchenette which was brill for breakfast and lunch. Well equipped with ikea kit. Staff very friendly/ helpful. Local area great for eating out, fab ice cream parlour a few doors down and very well placed for walking to all the big sites. Plus a view of the coliseum! Only negative for us was the quality of the pillows- could ha done with another one! But fab value for money
Nice, clean room in the excellent area
Nice and clean small room in perfect location, near Colloseum, Cavour street and Metro, with many restaurants and bars around. Service was very friendly and helpful. However, isolation towards the corridor and other apartments could be better, not to hear in the morning all discussions with other tenants, room cleaning etc. Also interesting, a mirror in the room would be helpful, not only one in the bathroom.

Está excelente, me agradó muchísimo, las habitaciones, los detalles de café, agua y sobre todo la atención del personal para atender cualquier duda. Además de que está en un lugar cercano a varios lugares como el coliseo. Me encantó quedé fascinada.
The room has a very good location, but the no elevator to take the luggage at a 4th floor is a bit complicated. The staff is kind but when leaving the apartment and bringing the suitescases down through the stairs, I was insultes and rdisrespected bu a woman who claims to be the owner of the building

Es un mix entre hotel y Airbnb. Buena ubicación.
Una buena habitación si lo que se quiere es un lugar para dormir cerca del Coliseo. Muy cerca también del metro. Queda en un tercer piso y no hay ascensor. También es importante saber que no se trata de un hotel. Es un grupo de habitaciones en un edificio residencial. Por ello es importante ponerse en contacto con ellos ya que no hay una recepción como tal. Ellos nos contactaron y nos dieron indicaciones de cómo entrar. Es más un apartamento tipo Airbnb. Pero con lo no pieza diaria de la habitación. Hay cafetera y te colocan las cápsulas de café cada mañana. Esta bastante bien. Seguro regresaríamos.

La guest house est parfaitement située à 500m du colisée. Cependant il aurait été agréable de savoir que ce n'était pas un hôtel mais une guest house. Au prix que nous avons payé cela reste très correct mais je ne peux imaginer payer 400 € une nuit dans cette chambre. Pas très propre, peinture qui tombe,
Really good service, especially for late check in as some hotel in Roma can consider your booking as no show if you do not arrive for the check in hour. Abbiamo apprezzato la posizione, la pulizia della camera che era accettabile e il personale alla reception molto gentile. Le note dolenti sono l'ubicazione della camera, situata in una palazzina in cattive condizioni senza ascensore e raggiungibile con stretta scala, il bagno datato e poco funzionale. Ma soprattutto abbiamo trovato ingannevole la presentazione fatta della struttura sul sito internet.
I liked my room which was very pretty and cozy. However, I booked the room because it said it had a refrigerator which it did not. The young lady at the desk, Arianna was very kind and offered to buy ice for me, but I said I would do this myself. The problem is that in the area no supermarket or mini market sold ice. So I had warm drinks. And oddly enough, although there was a router, and a jumper for the wifi, I found it very weak. I could not even watch YouTube. This could be fine if you travel with someone. But I traveled alone for work, so it really was a poor service. Sadly this hotel has no elevator which one can use(private only for residents who pay) so the top floor can be difficult after a long day of walking around. Plus it is summer, after all. I go to Monti every month for work, and don't plan on booking here again. Pity because it is very pretty....
Nice place to stay in Rome
Excellent cute hotel, located right between the train station and the forum, and really really near the Colloseum. The bedroom is gorgeous and very well equiped.
Lo único destacable la ubicacion. No me gusto: que no se informa que son tres pisos por escalera sin ascensor. Hubo un dia entero sin agua caliente y no dieron solución alguna, el wifi tambien fallo durante un dia.

Sjarmerende leiligheten, sentralt til severdighete
Vi var veldig fornøyd med leiligheten vi hadde i tredje etasje. Sengene var behagelige, både senga og sovesofaen. Det beste med leiligheten var at den lå i gåavstand til mange av severdighetene. Vi gikk til og med til Vatikanet, men det var en tur på 45-50 min. Like ved leiligheten ligger det en fontene hvor mange samles, og rett over den ligger en sjarmerende restaurant/cafe hvor vi inntok alle frokostene våres.
Die Lage des sehr kleinen Hotels ist genial. Man muss aber die genaue Adresse inkl. Hausnummer zur Hand haben. Ansonsten verfehlt man den Eingang. Alle Sehenswürdigkeiten sind bequem zu Fuss erreichbar. Schade war nur, dass ein teures Deo aus dem Bad wegkam... Er sei wohl in den Kübel ( mit Deckel!) gefallen.
Recepção fechada as 19 e prédio sem elevador
A recepção do hotel fecha as 19. Não há isso especificado no site do Hotéis.com sobre isso. A recepcionista deixou para entrar em contato conosco no dia da viagem, havendo problemas na comunicação. Nosso voo chegou em Roma as 19. Chegando lá, no frio e na chuva, a recepção estava fechada. Depois de muito tempo conseguimos falar com a recepcionista através de um telefone e ela foi até lá para nós receber. Sendo por sinal, muito educada. Ou grande problema é que o hotel fica no terceiro andar de um prédio sem elevador. Para pessoas mais velhas ou PNE isso eh inviável. E esse relato também não é especificado na hora da reserva

Todo excelente. Buen servicio por la recepcionista y apoyo a todo momento. Muy centrico de todos los lugares turisticos excepto del vaticano. Unico detalle no hay elevador y hay que subir 3 pisos pero es lo de menos.
Super hôtel !
Tout a été conforme au descriptif et aux photos. Service au top. Communication très rapide, j'arrivais tard dans la nuit, donc je me retrouvais en dehors des heures pour la réception. La jeune fille m'a tout expliqué via WhatsApp de comment je devais faire pour avoir accès à ma chambre sans qu'elle soit là. Ce qui m'a permis d'économiser 30€ pour le check in tardif. Chambre, salle de bain très propres, service d'entretien journalier. Et le must, on se trouve à 2 pas du Colisée, on le voit à partir de la fenêtre si la chambre se trouve côté rue. Très proche de tout. Je conseille fortement cet hôtel !!! 😊

Communication through text is great, in person they're rude. Very uncomfortable to climb stairs with luggage being that they have an unworking elevator. They screamed at us from the 3rd floor saying not to use it.The rooms are very close to the front desk and the staff make a lot of noise, talking, laughing, and moving stuff. The only good thing about these rooms is that they are a walking distance from the coliseum and restaurants.
