Great location… everything else? Not so much.
The location of this hotel is excellent, which may make up for some of the other negatives but if you are staying here, there are just a few things to be aware of: 1. Security - the main front door to the apartments does not lock, making the front door entrance code pointless 2. Lightbulbs - a lot of the lights did not work and we had to use our phones as torches at night 3. There were no toiletries, not even hand soap in the property despite saying so on the website 4. The general state of the apartment - door handles came off when we opened certain doors, curtains could not be opened because they were broken and broken pieces of furniture 5. Awful smell of egg coming from the drains 6. Suspicious stains on sofa, dirty shower curtains, brown marks on towels, bedsheets and pillows As I said, the location could possibly make up for this, especially if you’re coming with friends and plan to stay out and party during the night but couples and families, beware!
The place in the heart of bruss
Disaster apartment
Finding and getting into the place was incredibly easy - the front door to the building was broken and perpetually unlocked. Upon entering the flat, it looked decent, but it was hard to see most of it as many of the lights were not working - half of the outlets were broken. We were tired from traveling and were looking forward to showering - unfortunately the shower flooded the bathroom, causing difficulties for the rest of the group to shower as there was perpetually half an inch of water on the floor. We were hoping to just fall asleep to end the suffering, but the pullout bed was completely broken and unusable. The “full” beds were two twin beds pushed together. Some upsides: If you like it cold, you’ll love it here! None of the heaters worked. The coffee maker came with coffee (grounds left behind in the machine). If you want a nice breeze, the window will open and come off the hinges. The “customer service” made great efforts in “passing on information the relevant departments.” Nothing was addressed or fixed during our stay. Avoid this place at all costs.
Not like the pics! Good location but not well kept
We loved the location and the apartment has a lot of potential but it is not well kept. The door to the building (they give you a code for) doesn’t actually lock, but the door to the apartment does. The apartment itself was in terrible condition. The rooms had dead bugs on the walls, live wires behind the bed and just all around need refreshing. The apartment looks nothing like the photos on the website and worst of all.. the pull out couch bed is so broken my son could not even sleep on it and it was very unsafe with rods hanging out. We had to pull the mattress off of the rods/pull out bed and put it on the floor so he wouldnt get hurt.
Great location, very large rooms. No A/C and no fan provided - can get very hot in summer and open windows entail a risk of many mosquito bites.

Too dirty, apartment not clean at our arrival. Not enough equipment inside with regard to towels and pillows. Beds are not comfortable at all. Big noise going around, building under renovations. Garbage of previous clients left in the apartment. Location so convenient, central and close to all destinations.
There were a number of issues with the Gaite apartment (Unit 601) 1) We reserved a suite that has a tree like structure next to the sofa per the catalog. However, upon check-in, we were told our desired suite was occupied by another tenant and the staff couldn't locate the communication about my request. In addition, there were no intention to find a resolution / honor our previous request 2) The bathroom shower does not have enough water pressure and hot water. Even the water sink has more water pressure compared to the shower. Given the limited amount of pressure, by the time the water hit your skin, it already ended up cold. We had to restart the water heater (electric) a number of time in order to get it to work 3) When we requested a technician to address our shower problem, he / she did not bother to take off their shoes and entered the shower. By the time we returned, the bathroom was cover with muddy print. No one bother to wipe it off / clean up the mess before leaving 4) Internet connection was a hit and miss. A number of staffs had to come to the suite and check the internet connection (mostly in the afternoon, when we were not around). We find the frequent visits intrusive as we had an incident where the safe was opened whilst we were away. (the safe was locked in the morning) Fortunately, nothing was missing, but we find the experience unpleasant and not acceptable. 5) The maintenance is lacking, the sofa was falling apart & speaker screen was on the ground
Great location, in need of some TLC.
Great location, good sized apartment. Starting to look like it needs a bit of care and attention. Biggest let down was the lack of maintenance. Only one working light in the kitchen, and the only light in the bathroom over the vanity mirror. Ok if you are a bat or a mole, but very dark for everyone else! Reported faults to very apologetic team member, but not fixed by time we left.
Good alternative to hotel
Smartflats rents apartments across major cities in Belgium. Communication is easy, it has a clear & efficient overview on a single page. Smartflats also operates with a collaborative space called Smartwork In Brussels, therefore, they have a reception open from 08:00 until 20:00. You can leave your luggage’s there as well as have coffee, tea, sit down, or use the nap room until your flat is ready (15:00). Some flats are located in the reception building in Brussels, others close by. Ours was spacious with a great layout, in front of the Opera place. 2 bedrooms, functioning kitchen with a coffee machine, large dining and living room, no AC. Small TV but this wasn’t important for us. However, the house needs to be worked on. IE; The handles were not attached to the French doors, part of paints and walls falling off. The toilet was small, however the bathroom was sizeable - could be enough space for a bidet and washing machine, for example. The shower was too small (open concept) thus water was splashing in the floor. In order to get extra towels and pillows you will be charged (30€). At the time of our stay there was construction in the city... some a street over, so we were not able to sleep past 6am, the team graciously relocated us. The next flat 301 was on Frippiers street, with a tiny old elevator. Nicely renovated with quirky layout. We slept very well and AC was operating perfectly.
Pros: Location is good. Bedrooms windows look on the back, quiet. Nice size of the rooms, large windows, high ceilings. Excellent bed linens and comfortable beds. Convenient check in. Cons: could have been cleaned better. Dust left here and there, crumbs on the table. Very busy street, gridlock: we waited 40 min for the taxi to the airport in the morning. While there are some renovation in the bathrooms, bedrooms are so spartan: no furniture to put clothes in. Not even IKEA type. Paint peeling on the walls and doors, floors are partially done. Conclusion: survived a couple of nights on the go but would not consider for a longer stay, need more comfort.
Decent, roomy flat, good base to explore Brussels
Roomy flat with two decent sized bedrooms, small kitchen and a sizable bathroom. The separate toilet is tiny. Located just around the corner from De Brouckère metro you can easily get to Brussels attractions and Grand Place is only a ten minute walk away. Lots of supermarkets and places to eat nearby. Couple of issues when we arrived with light fittings that were solved by the SmartFlats team promptly. Our wi-fi had an issue that was due to be fixed on the day we left. We were able to connect to another flat instead. Would stay there again
Comfy flat and great location
A small group of us came to Belgium for Tomorrowland 2017, I chose this flat because it could house more than 4 people and the rate is really good. I was skeptical of the price/room until I saw it in person. This flat is amazing! Big rooms, modern adequate kitchen, comfy living room with a big dinning table and pullout couch. The location of the flat is really good, very close to shopping, restaurants, and the delirium bar. Our only complain is the small toilet (door had zero clearance when open and close), and shower was very open and caused water to spill out all over to the bathroom tiles. Other than that, this place gave us a lot of good memories and I would recommend to any friends or family.
Bad Choice
Stayed Smartflats Gaite for 2 nights in June. On my arrival, I found my bathroom has no window screen or blinds. I had a CLEAR window in the bathroom right in front of my shower so anybody can watch me showering from outside. I reported to the staff member (Andrea) right away and she said since it was Sunday they cannot help us that day but will have someone to fix it next day. - (meaning if you are traveling in weekends and have any problems with your room, you cannot expect to be fixed until the week starts) Next day, when I came back to my apartment, the bathroom was remained the same- NO WINDOW SCREEN. I have to tape some of my suitcase cover to block the window to take shower. Very very bad follow ups. I emailed to the team to inform what happened and they replied since I didnt give them a permission to enter they coudln't fix it. - Well. I spoke to the staff member in person specifically ask for fixing the bathroom. so I do not understand what "permission" they needed. Also, without my "permission" they came into my room and left new towels in next day. so..... I am confused??! I was very disappointed that how they didn't care about the guests. I feel like once they collect guests' money they do not really care. you just have to suck it up if any inconvenience things happens. so be careful. I do regret that I picked this hotel for my family trip and wound never recommend this hotel to anybody.
Convient Location, A lot of Space
When booking this keep in mind it's actually a flat. If people are doubling up you could easily have six people here. Two bedrooms, a bathroom, a kitchen, and a large living room. For us, 4 college students it was kind of overkill. Overall a nice hotel, very good location with easy metro access and within a half mile of Grand Place.

Difficile de donner un avis sur l'établissement Gaité puisque nous n'y avons pas séjourné comme prévu ! A 5 jours du départ, on nous annonce un "problème technique qui ne peut pas être résolu" donc on nous propose un autre logement : Smartflat Royal. De l'autre côté de Bruxelles sachant que nous avions prévu toutes nos activités en fonction de l'emplacement de l'appartement, ça commence bien... Le smartflat royal est mal sécurisé : le portail dans la rue ne ferme pas, le logement est dans un état pitoyable : prises arrachées des murs, murs abîmés, papier peint décollé, sèche-cheveux inutilisable... Comment peut-on louer ça ? C'est vraiment prendre les gens pour des imbéciles ! C'est malhonnête et inadmissible que l'on ose faire du business de cette façon, tant de la part de smartflat que de hôtel.com qui propose ce type de "logement" sans même en vérifier la qualité !

Makes slumlords look like the Ritz
Elevator was broken, our room was on the seventh floor. Reading older reviews it seems to be a common issue. Flat was the very definition of quantity over quality. Yes, it was a big space but the owner puts ikea land lords to shame. Pillows the size of postage stamps with no fill, broken couch, holes in the sheets, holes in the shower curtain that had half fallen off, no water pressure. It all goes on. My favorite part though, was the “fitted sheet” on the bed. It was literally the exact size of the mattress. Meaning it just sat on the top with no way to stop it from moving. You inevitably woke up finding yourself sleeping on the stained mattress below with no sheets. This all on top of the fact that day before they cancelled my reservation and told me to talk to the booker. After wasting two hours of my vacation I come to find out it was all a mistake and I did have a reservation. Absolute clowns running that place. Never again.
