The hotel has huge potential but the service didn’t live up to it. There was only one member of staff checking in running the bar etc…..I wanted a drink and waited 10 mins for him to appear at one point and then he said he would check the customers in behind me…..not great!!!
The staff were probably the best asset for this hotel. I was disappointed with the cleanliness of the hotel. It is in desperate need for a makeover and looked quite run down. My room was not clean. The carpet had stains, the bathroom floor was not clean either. The bedside lamp did not work either. I am amazed that this is classed as a four star hotel. I would have classed it a 2 star. The saving grace was the staff who were all lovely. Also it is situated at the top of a very steep hill. I dreaded having to walk up the steep hill after spending the day sight seeing.
Lovely day
We were able to leave our car and head into the city before check in. Check in was smooth and room was fine. The gentleman serving at the bar was exceptional. He was very welcoming and made conversation with each guest which is a plus for guest. Our room was very hot so slept with windows open and had no issues with road noise considering how close to main road the hotel is. The location is really good with a bus stop opposite so you don't need to walk up the steep hill after a day out exploring.
The Lansdown Grove and staff was ideal for our mini-break.

The room we had beautiful high ceilings and was very spacious! It was a well presented beautiful room with excellent facilities and views. The hotel property overall was beautiful with great character on the inside and the breakfast room mesmerised me each time I sat to treat myself to the sumptuous meal.
Nice old style hotel, had lots of character. Staff were friendly and helpful, nice breakfast and short walk to the shops.
A great hotel!
We had a wonderful weekend staying at this hotel. It was a very interesting building with a lovely, inviting bar and dining room. The rooms were nicely decorated and made you feel as if you were treating yourself a little. The bed was very comfortable, and I could lie and gaze out over a fantastic view of Bath. The food was excellent. We usually eat out when we go away, but we ate at the hotel both nights - the curries on the menu were so good! It was such a lovely hotel; we are already planning a return later in the year.

Very Quiet
Lovely hotel, very very quiet, apart from floor boards. The bar man was very friendly and was very polite and chatty(Luke) could probably do with some entertainment in there of a weekend to keep guests in and using there lovely bar area.

Love this hotel, staff friendly and always helpful. Food great. Room clean and a good shower with plenty of hot water and good pressure. This is the 2nd time we stayed here and no complaints. Only 10-15 minutes walk from the centre of town
Lovely hotel, sadly shower door not working, nor WiFi, asked at reception if either could be sorted, neither were and told to put up, wouldn’t return due to service.

The property was presentedin an excellent manner. The staff were very plesant and informative which made thestay very enjoyable. There were three of us and the room and bathroom were very spacious. The dining room was excellent, the service was high quality and the meals were delicious and servedhot. I would highly recommend this hotel.
Bath Christmas Break
The staff are very warm and friendly from the time we got there , The room was quite large with a table and chairs by window quite useful when having a tea or coffee. The room was clean and tidy . The breakfast was plentiful and enjoyable with the full breakfast , we also tried the restaurant in the night good range of meals served and a good service was given by the staff who served us . We enjoyed our stay and thinking of going back next year as it’s not too far from centre of town with buses regular just outside the hotel main road

Awful
Hotel had work going on which said in the news letter it would be finished by 30th of October no letter to say it over ran. So at 8am I opened my curtains in my pjs to a banging on window thinking someone was breaking in. When informed the manager he just laughed no care to his visitors or that it was 3 woman in the room. Also they add a 10% tip even when buying a drink at the bar……it is directional but if you’re not aware so beware. Didn’t help when the staff member said it is what it is disgusting behaviour

Beautiful hotel
Beautiful hotel in a great, location. Its a 10 -15 mins walk to town centre. Good parking at hotel although we got the last place vacant. Room was beautifully decorated and very comfortable with fridge,kettle and coffee machine. We had room with a lovely patio area. Young woman at reception was admirable when i saw her dealing with a very fussy guest.
Was given notices months in advance that they would be going through some renovations during our stay; this was no problem to us. We were still able to park on-site and they are just minutes from The Roman Bath, a must! Everyone was warm and welcoming. The restaurant at the hotel was top notch! One of the few placed that we stayed that had a fridge in the room! Our room was comfortable; fan was provide.
Room with a view had no view
We complained to management that having paid for premium rooms with a city view, there was in fact no view as our windows were obscured by scaffolding and the workers outside were looking into the rooms. I logged a complaint and asked for a refund and were told that I needed to contact you as you are the payment agent. Please confirm that you will deal with this as a matter of urgency.
Right on the bus route for downtown Bath, top of a fairly steep long hill and a walk is doable, but not neccessary, staff were fine and the hotel itself was suitable for a night or 2
Great hotel, however parking is not guaranteed for guests. I was unable to park in the hotel car park for the duration of my trip.
Ideal location for visiting Bath if you are fit and mobile. The short walk into Bath City centre is pleasant and down hill. Brace yourself for the uphill return or take the bus/taxi. Easy to travel to from M4 - no requirement to drive into Bath. All staff helpful and friendly. The room was clean and comfortable. This is our go to hotel when visiting Bath.
Great for a family stay
We booked for a family stay for one night as were going to the Theatre Royal for a show. Room was very clean and the beds comfortable and spacious. Only criticism would be the shower as it was over a bath which was a bit tricky to get in and out of. However, in hindsight I could have asked for an accessible room so cant blame them for that. Staff very attentive and catered for coeliac daughter. They couldnt have done enough really. Overall it was a lovely stay.
Dining was delicious, staff very friendly, rooms clean and comfortable. Great location to walk down hill to middle of town.
The only issue was the scaffolding in a city view room which we didn't know about until we arrived so we had to keep the curtains closed during the day as workmen walking around
My only negative would be the beautiful exterior being hid by the scaffolding as they were having work done. That and the hike up the hill from the train station. We should have called an Uber. Delightful staff and enjoyable morning breakfast in the hotel. Nice comfy room and bathroom.
Couples getaway
Had an amazing stay here. The service and friendliness of the stay was absolutely amazing and the on site restaurant was great

Plesent staff
My friend and I booked the hotel so we could have a weekend in Bath. The hotel is beautiful and a perfect location to be able to walk into the main city - though be prepared for the uphill walk on your return to the hotel! Our room was lovely and I the friendly service by the staff was great.
Pleasant surprise
The stay was better than I expected! We usually book a smaller hotel so I was worried this would be a large, aged hotel. but it had a nice cosy feel and staff were very friendly/welcoming. Room was refurbished nicely and we had nice city view from our bay window. Bed comfy, room spacious ( yes floorboards creak). The shower was ok but had a lot of noise from pipes if we had it turned on full. Safe wasn’t working when we arrived and though we were told it would be fixed straight away it wasn’t ( we were offered use of main hotel safe)

First night was awful! It was very hot, so we had to have the windows open. That meant lots of noise from cars going by & very little sleep. Management upgraded us to a room the 2nd night - A/C and very quiet! Thank you so much - what a difference! Staff was very polite. Hotel is far from center of town, but Bath is a beautiful location! Lots to see and do!
Neat old building now a hotel. Great staff and nice restaurant. Up the hill from main tourists area so an decent walk back. Only a portable ac unit in the room which helps but still hot for sleeping. Small elevator only two at a time Odd layouts on floors you go up stairs then down stairs to get to your room once your on your floor. Small issues but given the age of building not surprising. Enjoyed the stay
A fabulous hotel, lovely staff
Landsdown grove - Bath
Paid extra for a garden view which from the 3rd floor room we were given turned out to be the top of a tree. Pretty disappointing. When I complained I was offered a £10 discount off my £20 parking bill. When I suggested it should be more I was told by the manager he would have to contact head office for authorisation, could I wait a further 30 mins. Really! Hotel is sold as 'quirky', for that you can read pretty 'dated', due a refurbishment. Staff were pleasant and attentive. The hotel is 10 min downhill walk from the city centre, but what you don't find out till you arrive is that the bus service stops at 8:30. So it's a climb back up or a taxi if you choose to eat in the city. I'd personally recommend paying a bit more for a hotel in the centre.

Beautiful hotel. Staff were very friendly and helpful. We thought car park was full but there was another car park and the receptionist told us there was a space. He also said we could leave the car there the next day to explore Bath. Room was comfortable and clean. It was facing a busy road so a little noisy with window open. But we still had a great stay and would recommend.
Substandard room not fit for purpose
Very disappointing. Firstly, we wrote to add breakfast but didn’t receive a reply so not a good start. The room (211) was poor value: quite small, tired décor (eg they had removed a lock from the door but hadn’t filled it properly or painted it) and was very dark due to windows opening onto an overgrown bank close to the window, restricting the light. But the main issue was in the bathroom. When we returned from dinner, that there was water on the bathroom floor, and the carpet outside the bathroom was wet. In the morning, my wife had a shower and immediately the tray filled up with water and an hour later, it was still as full so the drain was completely blocked, so I was unable to shower. When we complained to the hotel, we were told this had never happened before - blatantly untrue because, as well as water in the bathroom before showering, the carpet by the bathroom was wet and stained, clearly from previous floods. The Manager refused to give us any refund on the room, saying we had to speak to Hotels.com (which we knew was nonsense) and offered us a paltry £16 discount on our bar bill which, after much wrangling, he eventually increased to £30. We paid the balance but made it clear that we didn't consider this to be sufficient compensation for the room problems because the Hotel had knowingly put us in a substandard room that was not fit for purpose due to a known problem. We did write to Hotels.com but didn't even receive an acknowledgement. Poor service all round.

Friendly service and comfortable
Great location, very welcoming and friendly staff. Nicely decorated and well kept up together. Breakfast service was fast and had a nice atmosphere. Great vegetarian full English. Dinner was OK, but a bit underwhelming and overpriced.
Lovely welcoming staff. Floorboards in our room were creaking that loud i felt bad for the people underneath us. Must have drove them mad too. Door outside in corridor kept slamming shut until i realised it could be clipped to stay open. Garden looked lovely with nice furniture, a shame the weather wasnt nice enough to be out there. A couple nice areas to sit quietly. Managed to park ok and had an overflow car park if required.

The staff were very nice. The hotel was clean but dated. The breakfast was poor. The coffee was really bad. The egg on sourdough was poor. The eggs were not cooked through and the toast was a single slice. In general, the breakfast was not to our standard or liking.A shame as the staff were so nice and the hotel was clean and had been recently decorated in places. Our room had a ‘view’ of a flat roof and roof lights.

We really enjoyed our one night stay here. the staff were all very helpful and friendly. Breakfast was very good. The room was beautiful. we managed to park at the hotel for £10 which was great. The hotel itself is really lovely and when we are looking to stay in the area again, I will definitely look to come back.
A very nice comfortable stay.
Lovely stay at Lansdown Grove. Spacious twin room in quiet part of hotel. Room was well equipped and very clean. Large bathroom with big shower. Breakfast was plentiful and nicely served. Reception staff helpful in ordering taxis to station. We enjoyed the walk into the city. 15 mins downhill and 20 uphill!
Surprise parking charge
Beautiful and well appointed room. Definitely check in BEFORE bringing in luggage. After dragging luggage all around building, the back door opened 30 feet from the car. Old building- you are going up and down continually which is difficult with luggage. Room very tasteful- management’s charge for parking very disturbing. Beware- breakfast is not free.
Great location and parking
Love this hotel. My only grumble is room 214 is supposed to be a garden view but isn’t. Staff very friendly. Great location and easy parking.

Nice building on the hill, very nice staff
Shame the balcony was unsafe for use. The room was beautiful but we paid extra for a garden view. There was very limited view of the garden and we couldn’t open the doors to the balcony. The rest of the hotel was beautiful, food lovely and very staff were very helpful. Would definitely stay again but wouldn’t pay extra.

We had to call an ambulance due to our baby and the staff were super fast to put the crew in our room. The hotel was great and had a good breakfast. Room had lots of space
Dont bother book another Hotel
Don’t do it. Go somewhere else. We found a great deal for a last minute booking. We were excited, as the hotel looked great. It is at the top of a very steep hill. My partner currently on crutches. We arrived slightly early for our room and asked to check in. Abi (not sure on spelling) was incredibly blasé and not hugely interested. Some welcome water or the like would be helpful after the journey. We went into the lounge to wait. Not massively comfortable as there is the strange choice to play loud house music through the speakers of the reception in the afternoon. After the other receptionist, didn’t get their name, but super surly, checked other guests straight in, we were able to go to our room. Those guests the surly man put in front of us were significantly more able bodied than us. He finally grumpily made us feel unwelcome to check in. We had booked and paid for a twin room and had been put in a double. We called down to Abi, he suggested this weren’t true and made us wait to go and check his records. When he found out we were right, he brought the key up. We were not impressed to be put into one of very few rooms - couldn’t see any others on our floor that had a step up to get into the room. The room also smelt weird. We were even further annoyed that in the room, every time we wanted to go the toilet, my partner had to hobble up and down a large and steep further step. There are so many better choices in Bath, pick one and have a much better time!
A súper Hotel!
We loved this hotel! We had a friendly welcome and a straightforward check-in. We were presented with a clean, boutique style room for a family of three on the third floor. The room had everything we needed. It was lovely to stay in a Recency building in Bath which was less than a 10 minute walk into the hustle and bustle of the main town. We would definitely stay again!
Great staff and lovely hotel
The hotel was fantastic. They were very friendly and helpful and I felt comfortable staying with my son who has a learning disability knowing they could help me with anything I needed like an extra pair of hands to help me or having food done differently such as without any sauce. The patio room I had was fantastic and spacious and nicely decorated with all the things that make life more comfortable such as a heater in my room, a blanket and a fridge too for example. Everything I could need was there. I would not hesitate to go back.
Staff members are very nice, helpful and welcoming. The building needs serious reconditioning, our room was somewhere in the basement with the windows high up. We are a bit claustrofobic and it was strange not to have access to the windows. We didn't want to create any hustle as we were there for 1 night. We mentioned these things on our check out and the staff was very nice and understanding due to this inconvenience they said we didn't have to pay for parking. Cleanliness could be better as well. Overall it was good for a short trip to Bath with easy access to the town centre.

Disappointed
Booked a twin room. The room was right next to a boiler which made the room unbearably hot, they had an air conditioning unit in the room which would have been to noisy to leave on all night. To open the window it was next to the roofs which anyone could have climbed in.also the pigeons must have been nesting by the boiler so they were cooing from early in the morning, this room was 101. Staff were very friendly and helpful and did move us to a quieter and cooler room, however no voiles up at the windows so couldn’t have any natural light as it was overlooked. Breakfast was good and parking a plus. However definitely would not recommend or stay again,
The shower was cold to lukewarm and little water pressure. Had to go looking for staff at the bar and especially when trying to check out in the morning at 7:15. Waited for 10 minutes until the cleaner finally walked past reception.

Staff were very hospitable and happy to help. Beds were too short for me at 6 feet + and rooms were just too hot with no option to do anything as no aircon and a sealed room. Basic but if youre tall dont think about it!

The hotel is in a good location, walkable from the city centre (although up a pretty steep hill). There’s a reasonable amount of parking available. It has the potential to be really good. The building itself is attractive, quite spacious and characterful. And, frankly, our booking through Expedia was quite cheap for a Bath city centre hotel. But it could be so much better and we won’t be returning. We had 2 bedrooms. Both had very tired decorations, appearing run down. One room had bathroom fittings that broke off, was freezing cold (they supplied an extra heater on request) and hadn’t been left with any toilet rolls or tea or coffee. The mattresses and pillows were very soft, offering no support. The staff did their job, just about. There’s a £10/night charge for parking and the Receptionist seemed astonished when I asked whether this was still payable for disabled parking “of course” he said, in a manner that suggested I was ridiculous to even think of asking the question. There was only one disabled bay though and this was generally taken. Breakfast was really good however and the service more friendly and helpful for this.
Quiet, spacious hotel
Large, quiet room, despite facing the road. Good temperature, resulting in reasonable sleep. Staff all very polite and helpful. Good quality breakfast with sensible portions. Throughly enjoyed stay, even with the walk up the hill!

Parking a let down
Beware of parking option. If you plan to spend one night in Bath you are expected to leave the parking by noon on the day of the departure. So if you are on a one night stay, like we were, you might find yourself have to find an alternative parking. If the parking was free I could understand the reasoning but we paid £10 for a total of 12 hr stay. We also took the last parking spot, as the parking area is quite small for the number of rooms at the hotel. So had we not found a spot to park, we would have ended up going to the centre to find alternative parking as off the streets it was all permit holders. The hotel is also about 10 mins walk from the centre with a steep uphill on return. So after a night out or if you are wearing heels you have no option either to go barefoot or get a cab. Although the bed was comfortable, j would have rather stayed in a more central hotel and paid for 24 hr parking. The rooms have been refurbished but you could see that they are trying to freshen up the look but still lacked lustre. The receptionist was not really that helpful in the parking matter and made it look like a big favour if he would allow us to park for an additional hr. We left promptly and won’t return.
Requested early check in more than a month before the stay, was told to call the morning of check-in as they wouldn’t be able to confirm so far in advance. Called, unable to check in early which was very disappointing and the staff member was quite rude about it. Wouldn’t recommend or stay again. Hotel was clean and pleasant but poor experience
Our night in Bath
Not so good because of the excessive heat and stuffiness in the bedroom, accentuated by the over-heavy duvet. No complaint otherwise: staff friendly and helpful.
Lovely comfortable hotel but breakfast disappointi
Hotel situation ideal just out of centre but an easy walk or short bus ride with bus stops right outside hotel to Milsom Street. Hotel very comfortable, very clean and beds super comfy. Parts of hotel looking tired especially from the outside. Staff polite and friendly. Breakfast was a huge letdown sadly. No croissants or pastries just cheap sliced bread, limited cereals and you have to ask for them. Juice not a high quality and the pancakes were not cooked.

Lovely hotel friendly staff. No lunches or evening meals in the restaurant which was a shame. Reception said they could supply food if it was prebooked but no menus? Enjoyed our stay and very reasonable.
Wonderful
What an absolutely lovely hotel. Was staying here for business for three nights. The hotel might be an old building, but it was clean, well looked after and the service was superb. The restaurant was wonderful, so much so that we ate here every night. The menu is small, but that really doesn't matter as the food was wonderful. The staff are very helpful, welcoming and were bending over backwards for us.

me and my colleagues stayed at this hotel this week and the service, food and hotel were second to none. The only thing i found lacking was the lift was a bit clunky but overall a fantastic hotel with fantastic staff. We will be booking again shortly for business and can't wait to return here
An absolute gem!
I stayed for business with two colleagues and our stay was fantastic. The staff are exceptional. They were incredibly attentive, friendly, professional and made us feel very welcome. The food menu had a good variety of options but was focused on quality over quantity. The dishes we ate during our stay were delicious and the restaurant well recommended. The rooms were well sized, and very comfortable. The hotel is also ideally situated and despite being in Bath there is plenty of parking. We felt this hotel is an absolute gem of a find and we will be back!
Lovely hotel in a good position. Room was clean and attractive. Breakfast was good, ingredients tasted good quality. Bed was absolutely awful. Sprung mattress not on a sprung base. Base was essentially a raised board. Mattress didn’t fit properly. It was the most uncomfortable nights sleep I’ve had in a very long time. My hips and back were so sore the next day. I was in agony for 2 days. Avoid room 212 unless you fancy a visit to the osteopath which is where I will be going.
We had a Lovely stay. Right grom when Royhid meeting and booking us in at Reception, right through our stay to booking out. Fantastic staff!! We highly recommend this hotel.

Lovely serving staff in restaurant. Nothing too much trouble. Lovely ambience of an old but well renovated hotel in a good position. The only down part is the £10per stay parking charge, which was unexpected!!!
We had a lovely stay at this hotel. We booked a garden view room - it was large with a very comfortable bed and exceptionally clean bathroom. The staff were fantastic: friendly, professional and had a ‘nothing is too much trouble’ approach. Breakfast was excellent. On arrival we used the park and ride to avoid the daily congestion charge. The bus conveniently drops off /collects from just outside the hotel and the centre of Bath is a short 7 min walk. Overall a super stay in a very convenient location.

Lovely building, great sized room. Staff very friendly and helpful.
Hotel was fine, bedroom was nice and clean, warm and had everything we needed for our stay. Enjoyed the food, breakfast and dinner. Parking provided which is very rare in Bath, £10 a night, not cheap, but convenient!
Sorry, but this is not an 'Upscale' hotel.
This is not a cheap hotel at over £580 for a two night stay. It is very tired and scruffy. This hotels really needs some money spending on it. In it's current state it is not a 4 star rated hotel. I'm a little sceptical about the number of 10/10's this hotel has received. With that said I can't fault the staff, very welcoming and friendly.
Ok for a short stay.
We stayed for one night in a double room and had breakfast. The hotel is located out of Bath centre on a steep hill. Buses stop outside for easy access into Bath and taxis are very reasonably priced. However, anyone with mobility issues should probably avoid this hotel. Parking is very limited and charged at £10 a night. Parts of the common areas of the hotel are worn and tired while others have been recently refurbished. It's quite a mix. We booked a standard double room but our allocated room was very small. It was also located directly by the main road and was very noisy. The secondary double glazing in the room did not cope at all. The room was very clean and had all required amenities but again it was very small. Breakfast, which was not included in the room rate, was served in a pleasant dining room and was very good.
The hotel was excellent, the only complaint i have is that on the evening of the 6 th Dec their was no one manning the bar i had to go to reception to request a drink, twice i had to do that and also request the lights be turned, the beer requires some improvement it is not very good , a very limited selection, and the dining area is not vey warm, but other than that an enjoyable stay.
Cracking Hotel.
Stayed here a few times, love it. Rooms are great, breakfast is good, staff are fantastic. Only minor thing was our room was beside the road, gets busy from 06:30.
