Very good- very accommodating

Come here every year. Love it. Only gripe was a few hairs in bathroom and bed after checking in. Would be nice if air con lefton as we arrived late and it took hours to cool down.

The Sands has an excellent location opposite the beach and the apartment was spacious and comfortable. It was a long walk to town especially on a hot day, so we had to use the car often.

We thoroughly enjoyed our stay

Perfect Yamba beachfront

Excellent beachfront location, clean comfortable and modern, everything we needed for Christmas. We felt very lucky to secure this booking a couple of days before Xmas (assume someone cancelled) as location, price and amenities were perfect. It’s a short drive to town amenities, but only 3-5 minutes. Pool.

Right beside the beach and close to all shops and cafes. Very well maintained property and grounds.

It was an excellent place for a family and we had an fantastic time.

Disappointed there were no lifts. Room was clean and tidy. Great swimming pool and beach across the street.

We did not like that we had booked an Ocean view apartment and were given an apartment looking into bushes. The kitchen was not clean the sinks needed a good cream cleanser on them and the outside of the oven was greasy and the microwave. By booking through Wotif unfortunately the venues give you the lesser rooms.

Prime location! Nice spot

We asked to change apartments due to adjacent renovations. The apartment we were offered was old and disgusting and badly in need of an upgrade.

Nice, quiet friendly spot to stay with the family

Surrounds and gardens were beautifully maintained and well signed. Inside we found apartment was run down and very used- requires new bed and bedding/doonas and pillows had odour, ceiling fans. Dissapointing when outside appearance was inviting.

Our family had a lovely stay. Waking up with the beach view made it extra special.

Clean and quiet. Easy access to public beach. Good pool and doa area

The location is excellent and saw whales breaching many times. The apartment was in need of a good clean. Burnt on ?cheese both on stovetop and bench top. Kitchen bench & dining table covered in dust, table also had food stuck on it. Drain under bathroom sink leaking for a while as wood had become swollen, office didnt know about leak but organised repair same day. Grounds in the complex are well kept. No lifts so have to lug your luggage up the stairs.

Spacious & a million dollar view!

Just the most beautiful position with the ocean directly in front. The apartment was spacious and the king bed very comfy. The complex was very clean, tidy & well maintained. The gardens & pool area were stunning. The reception staff were friendly & helpful. We would highly recommend staying here.

Unfortunately the master had no aircon and the blinds were terrible as they had a massive gap in the middle that goes straight into the bed but other than that it was really good!!

Fabulous Accomodation & Location.

Fabulous accomodation. All needs were catered for. Stunning interiors. We stayed within villa 66, and couldn’t have been happier.

Great townhouse, well equipped design, good facilities, close to beach. Great stay, would return.

Good sized apartment. Nicely cleaned and smelt amazing as soon as the door was opened. A great variety of cooking equipment. Loved the location, nice and quiet.

Hard to beat

Ocean view apt had unobstructed views. Easy access to beach opposite. Secure property, well landscaped, undercover parking. Only downside for the less fit is the absence of a lift. Pleasant location.

Not close to any restaurants, bars, cafes etc. close to the beach and quiet spot in Yamba. Property is showing its age now. There is no lift and stairs can be of a challenge. Staff onsite we friendly and helpful.

Great space for a family of 4, beach access and security. Close to shops by walking.

We had a 2 bedroom garden suite and it was spacious and had all the amenities we required. Over size lounge made it nice for family to sit down and watch movies together. All streaming options was a nice touch also.

Reene at reception was very helpful with check in and continued to check on us during our stay to see if we needed anything. Really nice place to stop over on our trip along the coast. Will be back for a longer stay next time.

Well situated to the beach. Short drive to the town centre or Yamba beach. Facilities were great and the apartment was spacious. We were blessed with an upgrade. Staff were pleasant to converse with

Our unit was neat and comfortable. It was close to the pool and the beach .The kitchen was well equipped and all the appliances worked. Highly recommended.

Location was superb. Exceptional space in the villa. Having the garage was an added bonus. Everything about it was great.

Wouldn’t Recommend

Disappointing the penthouse unit we stayed in was very tied and out dated both fixtures & furniture,the balcony wasn’t big enough to fit a family on,the only saving grace was the ocean view. When the storm hit on Sunday night there was rain coming in the doors & thru the ceiling,we were offered a garden unit late Monday with a 20% discount ,we are a captive audience as we are flooded in the following day we found another beachside resort a lot cheaper with superior modern fixtures & furniture & quality inclusions. Would not recommend

We checked in for the weekend, and was hoping to use the tennis courts but there is no one at the reception desk on the weekends at all to get the racquets and balls. It would have been good to know this when we checked in on Friday afternoon by the receptionist.

The apartment was well furnished and clean. Mattresses were a tad uncomfortable but overall an amazing place to stay.

Great family friendly location and facilities. Communication was fantastic with contactless checkin and checkout.

Great place to stay. Right on the beach a choice of pools on site. Comfortable apartment looking straight over the ocean. We will definitely be back.

Spacious apartment close to beautiful beach

Spacious 2 bed apartment close to Pippi's beach. Quiet complex, good pool, lovely large balcony for just sitting.

Stairs stairs stairs. Stayed in 3 bedroom penthouse and needed to climb 4 flights to get to room. No lifts. It was ok for our young family but would be impossible for older groups. Great views of puppies beach. Could see dolphins whales. Pippie beach which is opposite was Unpatrolled and full of dogs. Accomodation was away from Main Street which was good. Yamba shops have strange opening hours if you are unaware.

The property was quiet and well appointed. The bed I slept in had a comfortable mattress. The unit was beautifully furnished. We had a very relaxing stay.

Good location opposite the beach and property grounds were nice with good pool area. The apartment was spacious inside but a little dated and in need of modernisation. The balcony furniture was poor, didn’t match and was very old/rusty. Some of the chairs had been replaced with cheap white plastic ones.

The property is ageing, needs a lot of touch, no wifi, couch sofas is very dirty, patio dining seating very dirty, unable to seat or use it. No soaps or shampoos, toilet papers are limited. Bathroom door lock damaged, unable to close it. Kitchen is ageing, old utensils, not enough plates. Garage door is damaged unable to use. Mixer in bathroom upstairs is damaged. The only benefit is the villa is spacious.

It felt like home and extremely comfortable. All the creature comforts and heaps of space

Staff were friendly and helpful. Location was nice across from the beach. Spacious 2-bed apartment, which was well equipped and has everything you need. But I thought the property was overpriced. There was nothing special about this place and there wasn’t much service. I stayed 11 nights and my apartment was cleaned once. 2 flights of stairs to lug all my bags! I had to ask a few times what there was to do - no offer to book anything for me. And booking a massage at the local place was so difficult! I didn’t end up getting one in the two weeks I was there. This place was nice. I liked the secure aspect of it. But there needs to be a little more energy to really lift the standard! Also, I could hear footsteps above my apartment, which disturbed my sleep, some crazy person screaming (I assume external to the property) on one night and when trying to take a nap to make up for lost sleep I could only hear kids in the pool screaming Marco Polo. This place is probably great if you’re a family travelling with kids and if you’re happy to do everything for yourself. It was ok, could be amazing or cheaper.

The location is great with great views . The apartment is big and bright and lots of room to move around . Also the complex is well kept and maintained

It's very spacious. Nicely appointed. Nice beachy decor. Sounds of waves. Balcony.

Overall it was good. Although a bit over priced. I was extremely disappointed that there was construction scaffolding right in front of our balcony obstructing our view. Ocean view is why i paid to be on the top floor, not construction view.

The, privately owned, 2 bed 2 bath unit that we were given was in my opinion less thsn up to standard. The bathrooms were in need of an upgrade with chipped tiles and mold in the showers. The window coverings were black with dirt and the carpet was overdue for a shampoo. The icing on the cake was nearly every plate had to be washed before we could use them due to food residue on them, along with the frypan I got out to cook lunch that still had what appeared to be bacon fat in it. We booked The Sands as we have stayed there before and had a very nice unit. Not sure I would return there again.

When a small issue arose with a bathroom it was fixed same day😊

The property was in an excellent location right across the road from Pippi beach. The town house we occupied was in dated condition the lounge was very warn and the carpets were stained. The amenities at the resort were great and although a lot of people were staying it was quiet.

Beautiful location we have been a few times & will return

This unit was perfect for our family. Everything we needed was available. Close to beaches, walking distance to shops and local restaurants.

This was perfect for our family of four adults and two children, plenty of room within the accommodation and the small courtyard for the boys to play hand ball. nice breeze flow through, we didn't need the air con, although the windows in the childrens room could not be open so was a bit warm with no air flow, their fan was used each night Close to the beach and an easy walk to the light house or town even though there is a slight hill to walk...

Great location by the beach. Apartments were clean and well equipped but admittedly overdue an upgrade/refurbishment.

Lovely to hear the ocean as you sleep. Great spa with amazing view over the ocean. Easy walk to town along the beach.

We had the 3 bedroom penthouse - lots of stairs to go up with heavy bags, no lift. Reception closed on Sunday and Monday, which was a public holiday. WiFi was either not connecting or very erratic/glitchy which is a problem when you have teenagers. Outdated decor. Had to take our rubbish out of the apartment into big outside bins, which were located a fair distance away. The resort is located opposite a beach so there are great views, but it is far from shops or restaurants.

Great accommodation clean & tidy the bed was so comfortable across the road from a beautiful beach. I hope to come back for a holiday

the Townhouse was clean and tidy. It was well set out. The staff were friendly and helpful and it was across the road from the beach. I will happily stay again.

Glorious Yamba

We any amazing few from every room and our family of 5 adults enjoyed breakfast on the balcony watching the dolphins surfing the waves and the whales passing on their annual migration north. An amazing place to stay with everything you could possibly want.

We had a beachfront unit. Although the seaview was limited it was very nice to have.

A fabulous unit in an amazing area. The unit was more than anticipated with lots of space and very well equipped. The location so close to the beach and within walking distance of the town centre of Yamba was terrific!

Our stay at the Sands was great! The rooms are lovely and well equipped, beautiful location!

The apartment was in a fabulous position across from Pippi Beach. It was clean and well appointed.

The pool is lovely. The units are old and dated, especially the bathrooms - ours had cracked tiles, parts held together with tape, mould, and so much dust on the screens it was disgusting. The light shone straight through the very old Venetian blinds in the mornings. It is close to the beach and has a lovely pool. But it is way overpriced and I think when the new block opens up next door this place will be impacted significantly. They need to update bathrooms and kitchens ASAP.

We loved our stay at the Sands. The condo was immaculate and beautifully decorated. The proximity to the beach was nice.

Rude hosts, forced us into an inferior accommodation

Great location

Overall the property is getting a bit tired where some doors around the complex required some coaching before the key would open them. Being so close to the ocean all metalwork is showing signs of corrosion to some degree. A really nice place to be though. I was working in Grafton but I prefer to stay in Yamba because of this property. The unit had everything I needed. Was very comfortable with very ample room in the living areas. Yamba also has everything I needed and really quite quiet.
