Close to Bryce Canyon National Park. Dining options very nearby. The door weather stripping was hanging off the door jamb. Other than that a convenient place to stay
We had a coffee pot but no coffee. Not a huge deal but coffee first thing am is nice

Room itself was fine and clean although dated which I knew. The problem was with all the other facilities. All laundry machines and soap dispensers were out of order. Soft drink machine and ice machine were also out of order. With a bit of maintenance, this would be a great place to stay.
It was old and run down. The housekeeping did a great job with new towels everyday. The free breakfast was lacking
We did not stay here. We got a refund and moved up the street to Bryce Pioneer Village. The room and area surrounding it was old and smelled strongly of cleansers. There was no ice which we needed- that was the last straw. The person at the front desk was accommodating. This place needs a renovation.

Great comfortable base to explore Bryce Canyon
Clean and comfortable room - nothing fancy but great value and convenient location close to Bryce Canyon. Couple restaurants, market and coffee shop all within easy walking distance - that’s about all there is in Tropic but hey…it’s quiet :)
3 out of 5 washers didn’t work, 5 out of 6 dryers didn’t work, coin detergent dispenser and pop machine didn’t work,
Very slow WiFi.
The lobby closed overnight and during the afternoons. We arrived late into Bryce Canyon and thankfully our key was taped to the lobby door so we had a place to sleep. They were closed in the AM when we left. We ended up going to the restaurant next door around 2pm and I thought I should go and make sure we were all paid and good, still nobody there!!
Light in br did not work. Ceiling tile missing. Hallway only lite sometimes. No facial tissue. Poor seating at breakfast. Spider was not welcoming. Friendly staff for checking in.
Needs to be updated. We stayed in separate building from the main. A/c didn’t work, but they did move us. Room smelled, carpet seemed dirty, no outlets by the bed. Gravel parking lot. Just really run down for price. “Breakfast” was from 8:00-9:30 when most guests had already left for parks. Would not recommend

Rest room was not even cleaned
We had booked this hotel for 2 nights and only stayed for 1. There was a smoky smell to the room and a runny toilet. Was so stuffed up in the morning that we left. The tv also didn’t work but they came over right away to fix that. Would not recommend.
If you are looking for somewhere to just lay down for the night. This might do. The bed was clean and comfortable. the floors and bathroom was lacking. went to office for coffee and wasn't open till 8:00 am. Choices are limited in the area, but this is not one of them.

Property located in a quiet area conveniently located to Bryce. Not much in town. There are decent restaurants.
The room was dirty, lacking room service and the air conditioning broke up on us, so we had to move to a different room. Overall poor and bad experience. I will never return to this hotel again and will not recommend to anyone.
Old and not very updated.
Our room needed a good cleaning! Under the refrigerator and table, and all àlong the baseboards and bed the dust was super thick. The manager needs to check up on the housekeeping crew and make sure they're doing a good enough job. Dirty! Dirty! Dirty! The bathroom was in serious need of repairs and an update! The shower curtain bar was bent down and a ceiling panel was missing. The bathroom mirrors were very old looking medicine cabinets. The back of the bathroom door had holes in it. The towels need to be bleached. The bed had multiple pillows, which was nice, but three of the pillowcases were dirty. The laundromat had 7 washers, but four were out of order. The dryers weren't much better. We will definitely never stay at this hotel again unless the owners take some responsibility and do some much needed repairs, deep cleaning, and updates.
No elevators, hard for elderly people to carry luggage’s up to 2nd floor! It was a pretty chilly night but the air conditioner was running like a train (or tank)! No one pick up The front desk phone! The voicemail was full too! We had to add the very thin blanket in the closet. But it was far from enough to keep us warm through the night. The breakfast time started tooooo late (8:00 am) without any hot food that needed time to prepare. All the people rush in the same time into a very limited sitting area!
Staff went above and beyond to meet our needs. The first two rooms were not clean, she found us a room that did work. Breakfast was subpar.
This is an older building that could do with some renovation. Nevertheless, the room was clean and the facilities all worked all right. The wifi was a bit wobbly from time to time, but ok. Easy parking; decent restaurant and supply store next door, close to entrance to Bryce Canyon partk.
I wish the breakfast was available a little earlier than at 8. Should have been open at 7 for those wanting to get out to the parks.
Very good value for money
Room was certainly not what we expected. The motel is in need of updates.
Our original room was in very poor condition with the tub and toilet stained and appearing not to have even been cleaned. One of the armchairs had most of upholstery missing from the back and the stuffing was exposed. It was late when we arrived and we were heading out early to hike in Bryce the next day so we just put up with it the first night as it did appear to have clean towels and sheets at least. They were able to move us to a room in another building the next evening despite their sign saying "no vacancy" and it was definitely in better condition. This is certainly a "low budget" hotel - but without the low budget price. On the plus side is that it is in a very convenient location for visiting Bryce Canyon NP and there is a decent restaurant and grocery store right next door.

Room was adequate and was convenient ti Bryce. Facility and amenities are lacking, carpet is stained and filthy, towels and shèets are old, frayed with torn. Staff is very friendly and tried to maintain rooms as clean as possible under the circumstances. Better options are available in area
The saff were the best part of the stay. The owner or manager was so nice! But, we had trouble with our keys on two occasions, the bathtub had soap scum all over and did not drain well. Construction was sub par as we could see light from the hallway coming through our door. There were not enough convenient plug ins. The rooms are in need of serious upgrading.
At breakfast, it was very busy. Patrons were sharing tables with other visitors. Just an average no-frills place to stay.
Short distance from the park but the place is in bad condition. When we arrived the toilet was dirty. The place smelled. Facilities are in bad condition as well. The AC in our room was very old. There were 2 working washing machine and a single working dryer.
Our stay at Red Ledges was adequate. Rooms were clean but quite dated…this usually doesn’t bother me but the beds weren’t comfortable for me. Our arrival was smooth and efficient. Front office hours are limited, and breakfast did not start until 8 (we were en route before that both days) so we found it less convenient than other places we are staying on our National Park tours.
This was easily the worst accommodation I have ever stayed in. We could see the room had not been vacuumed as soon as we walked in and we had to clean up the gobs of other people's hair on the bathroom floor and tub. The flusher on the toilet broke as soon as we used it and we had to manually activate the flush in the tank for the entire stay. The drains on our sink and tub were plugged so bad that by the time you finished your shower, you were shin-deep in scummy water. Literally every single piece of equipment on the property was "out of order" except the ice machine, but that was broken, too, by the time we left. In the laundry room, there were 5 washers and dryers and only one of each was working. There was an "out of order" sign on the vending machine and on the laundry soap machine, and now on the ice machine. The garbage can in the laundry room was over-flowing and was not emptied in the three days we were there. The "breakfast" hours are from 8-930. This Inn should be ashamed of taking our money. Do yourself a favor and stay anywhere else, this whole property is out of order.
The windows could not be open. There was no coffee maker in the room. On a positive note, the bed was comfortable. The room was cozy. Casey was very accommodating.

Rooms are old but they fit the bill for the price compared with others prices in the area. It is safe and quiet with a restaurant right beside.
Our king size bed was comfortable. Our shower/tub did not drain out the water in a timely manner and the light fixture over the bathroom mirror was hanging down on one side. Our toilet was extremely low and flushed in an interesting way. The complimentary breakfast was basic but sufficient.
This is an older hotel and has not been upgraded in a long time. The sink and toilet were very low. It was clean and the bed was very comfortable, although very firm. The overhead light would not turn on and a lamp would not work, so lighting was dim.
Dirty toilet bowl in room. Needed 2-3 more toasters for breakfast. Line for breakfast really backed up waiting for use of toasters. Have lay out for toaster use different to accommodate amount of guest.
Breakfast begins at 8AM and then its mass chaos. Long lines and limited seating. Breakfast should begin at 6:00am and end at 9am so everyone can get a jump start on the day.

Perfect location near Bryce Park. Continental breakfast a nice extra. Rooms clean and comfortable. Would stay there again
TV didn't work. Air conditioner fan made a loud clanging noise. Beds were not comfortable. Would not stay there again.
Staff was very welcoming! Bed was comfortable and the room in general was clean, maybe a little outdated but clean. The bathroom was however not clean and had not been thoroughly cleaned in a while. Area is convenient to local tourism and amenities. ***please be aware that laundry washing machines and dryers are limited. 2/5 washing machines were out of order and the same for driers. Vending machines were also out of order. I want to be clear that our stay was good but it definitely needs some easy to remedy things completed
Carpet dirty. Tub would not drain. Coffee pot discusting with Crud in the water reservoir. Breakfast minimum and only open from 8-9:30. Lobby closed at 8 so guests that came later, their room card was scotch taped to door. Had to change rooms because TV was broken.

Nice room. Had broken faucet but usable. Short toilet. Good king bed. 9 miles to Bryce canyon from hotel. Had small grocery store near. A few restaurants.
A/C didn't cool properly in some rooms. Phones in the room didn't work at all. Laundry Room only had one washer and dryer working. The receptionist the morning of 8/4 appeared annoyed and was unhelpful at the continental breakfast. The napkins and plates ran out quickly, as did the fruit.

It is a very nice hotel in a small town with a great back drop. Very refreshing ambiance after a long drive covering Zion and Bryce canyon.

Not a chain. Local folks who strived to please. In room coffee maker didn't work.
The stay was great. The breakfast was great. The only issue I had was that I prepaid through Expedia, the check-in person asked for my credit card (which I assumed was for incidentals), he charged me again for the room for 2 nights. He then recognized the mistake and credited my card back immediately. A few days later, another worker canceled the credit. It took 13 days and several calls to finally get the credit back.

The room was clean and comfortable. There was a good restaurant next to it that we enjoyed.
First and foremost, staff at check-in was so friendly and welcoming. Our room was adequate for our needs, but had room for improvements: the deadbolt to our room door would not lock securely, the fan in the bathroom would stay on for only a few minutes at a time, and a piece of furniture (a chair back) was broken upon arrival.
The facility and the building was very nice. The room however, was not so great. The bathtub was not in good shape at all, the room was carpeted which is never a good thing (laminate flooring is so much cleaner), and all in all it was an average or perhaps less than stay.
Entering the front desk area of Red Ledges Inn, I meet 2 travelers wanting to register. No staff around. They said they've been waiting 10 minutes, but nobody there. I go outside and look around the property looking for a staff person to check us in. Nobody, another 10 minutes. Finally, an employee pulls up and runs inside to help us. The check in process for the first guests takes a while. This gives me a chance to look over the place. It looks okay. The clock on the wall behind the front desk isn't working, but there is a list of hiking trails posted on the wall which interests me. My check in goes quicker. Staff is friendly and attentive to my needs. THE ROOM: Dirty. old stained rug, no cups for brushing teeth, and 1 bar of soap for a double occupancy room. The heater works and there is warm water to wash up in after a day of sweating through slot canyons. I will enjoy a cold beer as I edit the images of today's journey. And the next time I'm exploring southern Utah, I will pass by the Red Ledges Inn.

Pluses- friendly staff, bed comfortable. Near restaurants. Ok continental breakfast. Minuses- worn out hotel; shower, faucet not working properly, missing toilet paper holder, door latch loose.
All night a disturbing noise. Breakfast was just above the minimum.
Outside could use some cleanup, weeds and such.

Clean but needs maintenance
The room was clean but the bathroom was tiny and the facility showed many signs of neglect. Outlet covers detached from the drywall, in the hallway was a hole in the drywall and many other minor issues.
The sink did not drain at all, and the hot water took a long time to come on. The whole place had clearly not been cleaned at all. Dim and dirty.
The Inn was nice. It is on the old side, but don’t let that deter you. Has a nice little breakfast in the morning. Beds were comfortable. Staff was friendly.
basic dimly lit room
We had a very basic dimly lit room. It was cleanish, not spotless. Floors are uneven, doors stick, and you lean in the shower. We left the bath light on because it took several minutes to become bright enough to see. coffee pot in room but no coffee or cups. chair has large rips across back. Bath / toilet room cramped. Light over sink was bright enough to shave, and we did receive fresh towels every day, but they didn't make bed or empty trash. Breakfast also basic toast, bagels, or cereal.
Needs some TLC
I left a list of maintenance items with the desk clerk (very friendly), not sure if it helped. At checkin I reported a leak in the drain piping under the sink and was told someone would take a look. We were there two days, and nothing was done. Luckily it was a small leak so putting a garbage container under it made the sink usable.
Good: check-in guy was very pleasant & friendly. Bed looked quite nice & was comfortable. Good to have a closet. BAD: Many things to list. Carpet didn't look like it had been vacuumed for weeks. Only one channel on TV-we tried every button on remote and couldn't move away from CNN. Towels were quite thin and frayed. Bathtub drain was quite slow. Coffee maker only produced about 1/4 cup of coffee. Just too many things like this show that major improvements are badly needed. Outdoor rug to lobby looked quite worn & awful. Front desk person was responsible for replacing food items and couldn't stay on top of that. Coffee was weak tasting--not rich at all. Only 2 kinds of cereal offered, and both were sweet cereals. Too long a wait for toaster and microwave. The yogurt was nice and there was a good selection of teas. Breakfast hours were too limited. Most hotels breakfast is available no later than 7--waiting until 8 at Red Ledges is not convenient.Not a good value at all. I rarely feel a need to write reviews, but I felt compelled to do so. I hope upgrades will be made soon. Until this happens, I would not recommend it nor return. Thank you.

Avoid this one
The corners in the bathroom were stacked thick with dirt. Upon opening at eight in the morning the breakfast area floor was filthy indicating it had not been cleaned from the day before. The first morning in the breakfast area there were no tongs with which to obtain a slice of bread or a bagel so everyone was just reaching into bags and touching the food - nasty! We had specifically asked that our room not be cleaned by housekeeping while we were there and yet housekeeping came in while we were gone during the day which was in direct defiance of our request. We truly dislike housekeeping coming into our room knowing they can touch our personal items. On a positive side - the staff at the desk were friendly.

Red Ledges is closed!!! We paid full on January. Pulled up today. Closed for season! Called phone number on door - cell phone not set up for voice messages. 8:00 pm and we got no where to stay. I’m beyond angry!!! Heard from store next door Ben happening to a lot of folks!! Booked stay - not open. How can Orbitz deal with this mitel! I want a refund!!

The best thing about this place is that there’s a good restaurant next door. It would be okay this were a basic budget motel at half the price, but this is way over-priced for poor accommodations. The bed pillows were too thick and hard and uncomfortable, gave me a headache.. The room had very few electrical outlets, and the one at the bathroom vanity didn’t work at all. The shower tub floor was dangerously slippery and there were no grab bars to hold on to. The toilet paper holder was broken - why not replace it? The walls and floor-boards were so thin we could hear every sound in the building, doors and footfalls, and voices and running water, etc. Uncomfortable night, unjustifiable for the price.
