Great location but no elevator
Great location very centrally located walking or taxi stop near by. Quite enough for such a busy area and has a little supermarket close by. Water kettle in the room and loved the bread and pastries given. Towels and bedding all very clean. However if you get the three person room the loft is a head bumper haha. There is a kitchen in the shared area but you can’t use it, however the microwave is available if needed.
The ceiling beams, though charming, are very low above the bed and in the bathroom. Otherwise, everything else was fine.
Perfect Rome hotel
A lovely little hotel in the middle of Rome. Loads of restaurants around. There is a salumeria on the corner that makes sone of the best panini I have tasted. The room was cleaned daily and they provided bottles of water and cakes each day, which was a nice touch. There is no reception at the hotel but there is a spacious lounge area and patio. We had a marvellous stay.
A unique spot in the center of Rome, ample room, quiet and centrally located.
LM Suites Spagna was in a perfect location. My family was able to walk to most tourist locations and plenty of restaurant options. We would stay there again anytime. Plenty of shops as well.
Celebration trip
The Location of this property was excellent! With a selection of restaurants and shops close by. Quiet at night. Within walking distance of all the sights. Easy access Marta was very responsive with any questions & access to the apartment was seamless. Our room was beautiful full of character and charm.
The property is amazing and the location is great ! Don’t be misled by the size of the room because it is compensated by a large roof top terrace with a large lounge and a complete kitchen at your convenience . Location, location, location ! You are walking distance to everything ! At worst you don’t want to walk, then it’s a $9 Euro taxi ride to the Vatican or even less expensive to the Colosseum . BEST LOCATION
Highly recommend, beautiful hotel & area
This is such a gem of a suite. Our room interior was beautifully designed, giving the Roman charm. Surrounded by shops from high street to boutique and chic cobblestone alleyways with some good Roman and modern restaurants. This is honestly such an experience staying in this area. We were also well taken care of by Marta upon checking in and out, and the man on reception was very kind. Grazie for a wonderful stay.

A great place to explore Rome from. Not to far from lots of attractions!
The location was perfect. Walkable to all the main attractions and super close to the Spagna Metro stop. Cafe's, shopping and the Spanish steps are right down the street. Bed and pillows were surprisingly comfortable (hard to find in Europe) and the room was clean and well appointed. There is no lobby or check-in desk and the main area seems almost abandoned, like they use to host breakfasts and gatherings and/or it was a hostel and people would hang out there - this doesn't mean anything, just an observation. There is no elevator and you are several flights of stairs up. I would definitely stay here again!
LM Suites is all about location. You’re right at the heart of everything…walking distance to most attractions. Be aware that there’s no front desk. Our room was in the front fourth (3 flights of stairs) floor with no elevator. It is definitely worth the value as it is very reasonable compared to other hotels in Rome. Worth every penny.
Terrific Location Near Spanish Steps
Perfectly lovely spot for the right price. The location was perfect. Walkable to all the main attractions but tucked away just enough to get a break from the tourists. Near the Spagna Metro stop. Easy to get from airport. Surrounded by excellent restaurant options, my favorite in the city ended up being three minutes from the room. Spacious room, tiny shower. AC wasn’t as strong as I’m accustomed but fine. Bed comfortable and everything very very clean. There is not full time lobby, the building is accessed by code and the hall of hotel rooms is behind a second coded door. Not ideal but once I figured it out no problem. Lots of stairs inside and no elevator. Felt safe. Travel light(er) here.
Staff was very friendly. Located in the perfect location, all popular attractions are a short walk away. Will definitely stay again on our next trip to Italy.

This B & B has been in the family for several generations. Clean, great location. Owner personally took us for a drink to a local bar, then a walking tour to the Spanish steps & Trevi Fountain. She made us feel like we were royalty. A must if staying in central Rome. I give it 10 out of 10!

Can’t complain good location
Great value and location, improvement required
Great location and value for money, but a few things that let it down; booked with Free Breakfast, but then told there wasn’t, reinstated when complained though; breakfast itself was pretty basic, they asked what you wanted, but we didn’t get it, 2 croissants between 3 of us and 2 types of cereal; advertised breakfast would be had on sunny terrace, but no tables set out there; service from one guy was OK and helpful, another one was pretty grumpy; no hot (not even warm) water for a shower; no blinds for the skylights (room was in the loft); bathroom smelled of urine.
The staff that greeted us and handled the morning breakfast was not friendly or helpful.
Perfect Neighborhood
I stayed twice, 3 days each with a 2 day trip to Venice in between, but I liked this place so much I’m happy to review it TWICE. I’ll say different nice stuff this time. Re the neighborhood- FANTASTIC. I had looked at some spots near Termini, where there are a lot of hotels. SO glad I stayed in Spagna...TONS of places to eat, and even if you don’t need a Mont Blanc pen or a Tiffany trinket, it’s nice to look. Several nights I walked home and the ‘hood feels incredibly safe, well lit, etc. Not everywhere in Rome does.
Home Away From Home
This is a gem of a property- from the location to the friendly environment. Marta is delightful and LaLa was a nice breakfast host. The bed - I stayed in two - on two separate 3day visits was beyond comfortable. Both rooms were pleasant - the bathrooms were both modern with nice showers and facilities, including hot water. For the money, I’d be hard pressed to find something better.
Pleasant stay in a central location.
Was a nice top floor room but without a view. Lovely accommodation and staff were pleasant. The area had plenty of shops, restaurants, transport links and sights nearby.

It’s a two flight walk up with no lift but if that’s ok it was fine in every way and very quiet and comfortable.
Humble B&B
We had a wonderful stay at this humble B&B! The beds were the most comfortable out of all hotels we stayed at during our trip around Italy. The breakfast service was very kind & the cappuccinos were amazing. Our host treated us very well and made sure we were taken care of the whole time. The one thing to note is the location is a bit tricky to find at first, as our taxi did not drop us off directly in front. It is located in a tiny alleyway, but once found it was an amazing central location. I would stay again without a doubt!
The location is great, right next to Piazza di Spagna. Old Palazzo with nicely converted rooms. Mine was a bit small but good enough for one. Service was great! No receptionist is available in the evening but instructions for access were really easy. Breakfast was good and service excellent! Place has lots of stairs might be difficult for some or with a lot of luggage.
Lovely guesthouse with a very individual character
I really enjoyed staying at LM Suite Spagna. I had a room on the upper floor which was very cosy. It felt like staying in someone's house which was well looked after rather than in a guesthouse or an anonymous hotel room. Room was quiet and comfortable. Location is good with lots of restaurants nearby. Very close to the Spanish steps. Rome is very walkable so getting around was not a problem as the guesthouse is in the centre of the city. At breakfast the owner introduced herself to me, made sure I was OK and gave me an emergency number to contact her on I had any problems.
Perfect Place to Stay in Rome!
I absolutely loved this hotel! I am a solo traveller, and I typically stay in cheap hotels with a single bed close to the city center. Well, this hotel is cheap and close to the city center (less than 5 min walk from Spanish steps and only 10 min to Trevi fountain) but I got a huge bed and a spacious room! I was pleasantly surprised when I walked into my room and saw how big it was. It was quiet, comfortable, and clean. They buy fresh croissants and bread from a bakery for breakfast every morning, in addition to fruit, meat, cheese, etc. The only downside is that there are quite a few steps without an elevator, but once you get your bags up the stairs and into your room it's not a problem. I would highly recommend this hotel to anyone wanting to stay in Rome!
Inexpensive but basic B&B near the Spanish Steps
This B&B is near the Spanish Steps so very convenient for shopping and walking to some of the main sights of Rome. There is a Metro at the Spanish Steps so I would recommend this B&B if situation is important. The rooms are on the top floor with 2 flights of stairs (no lift), and our room was quite basic and rather small - just one chair and a very cramped shower room. It was very clean, and the bed was comfortable, with one hard and one soft pillow :) but the walls must be thin because we were woken up one night by people talking and laughing (next door room?). Noise from the street isn't a problem as the window is double glazed and the air conditioning worked well, and the fridge didn't make a noise but kept our water nice and cold. The breakfast was acceptable, but I would avoid the croissants (unless you like them sticky and soggy), and the choice of cereals was very limited. However, the price was low making this good value for a central place in Rome. The owner was friendly but we only saw her twice and were looked after by someone who spoke very little English, but was very pleasant.
We were delayed in our arrival and I had no way to contact them. They have a 3 hour check in window that we missed. Took us 20 minutes to finally be let in and it turned out someone lives on-site. I chose this hotel for it’s great location and the size of the room. It includes a loft with a third bed. The loft had ants in it. There is a note in the bathroom, typical of most hotels, that says if you want fresh towels leave them on the floor. We did this and the housekeeper merely picked them off the floor and hung them up. That is completely unacceptable to me. The day before check out they told us we had to pay then. The English comprehension is minimal, so it was a struggle to figure out what the issue was. The WiFi is horrible; barely works unless you are in the common area. The breakfast was pretty decent, although you have to pre-order your selections the night before. Lots of dilapidated decor, such as peeling/broken stucco, light fixtures old and not working, the hand rail to the loft was loose. The prepackaged food at breakfast had expired months prior (although the fresh pastries were great). Our deal was supposed to include a bottle of wine. It did not and when I inquired at checkout (because I didn't think of it until I was reviewing my confirmation during checkout), they ignored me and STILL charged us for a water and an expired can of coke! No other amenities in the place. This hotel really needs to step up it’s game.
LM Suite Spagna
Clean, pleasant room in a quiet location but also having the convenience of being a 2 minute walk to the Spanish Steps. If you want luxury this place is not for you but what is does offer is superb for the price. The man who served breakfast & cleaned the rooms was so very polite and really helpful. Nothing was any trouble. I would stay here again and recommend others to.

Hidden Gem in Rome
This is a great spot in the Spanish steps neighborhood of Rome. The location is terrific if you like to explore by foot, since it's close enough to every major attraction. It might not look like it on the map, but it is. Even Vatican City was only a 30 minute walk, or less. Plenty of great food and drink options just steps away! The property is basically a townhouse. The room was well appointed and the a/c worked well, which is a plus since it's hot and humid in the summer. There's also a large patio with tables, chairs and an umbrella to enjoy some salumi and wine al fresco.
The location was great! There are about 55 steps, but aside from that it's a great hotel. Lala and Marta were so helpful with anything.
Central Rome
Amazing location, right in the heart of Rome. The immediate little street it is on is not the prettiest, but the area is great. It's basically a smart bed breakfast with little amenities, but a very nice room and comfortable bed. Well priced.
bed and breakfast without a decent breakfast
This is a B&B at the top penthouse floor of a 4 floor building in Spagna, Roma. Beware that there is no elevator in the building. If you have heavy luggage, that might be a problem. The upstairs rooms has the inclined roof as the ceiling which is unfortunately not well insulated. The roof radiates down at night making the room uncomfortably hot in the summer, and probably cold in the winter. There are split AC units in every room and you can open the skylight windows if no rain. As staff, there is a hardworking man trying to take care of everything in the mornings. He serves the breakfast consist of packaged items. Bakery goods also seemed like from a package. The breakfast quality was unacceptable for Italy at which the food is great. There is no staff after sometime in the afternoon, but they provide key combinations and left your room key on the door. The location of the B&B is great but overall it is expensive for what is provided. Also Expedia price summary says all taxes included in the quoted price but it is not true, you have to pay city tax of 3.5 EUR per person per night in cash in addition to the total on Expedia reservation.

Great location, friendly staff
The hotel location was great, the staff were so friendly and they showed me where to visit in Italy. The only thing was the breakfast (Intercontinental), which could be better breakfast for the nightly price (80 euros /night). Another thing was the minibar (there were no list for the prices of the drinks in the room´s mini bar). I thought the minibar´s drinks were free, fortunately i asked the reception and they told me that the drinks are payble. It is good if they put a price list for the minibar items (i already informed them).
The rooms are very comfortable and well cared for. Breakfast is continental style but adequate for most peoples needs. The beds were super comfy - we had such a good nights sleep. The location is excellent just around the corner from the spanish steps and near all the exclusive shops, and plenty of bars and restaurants. The only thing I hadn't realised is that the suites are located up three flights of stairs, so not good for anyone with mobility issues, and we couldn't get any english speaking channels at all not even the news. However this didn't spoil our stay as spent little time in the room other than to change and sleep.

Very convenient location
Friendly and helpful staff helped to make our stay here very pleasant. Its convenient location makes it a great choice either for those wanting to see Rome's sights or those wanting to hit the boutiques of Armani, Gucci, McCartney, Bulgari and so on, in the surrounding streets. Despite being five minutes walk from the Spanish Steps and several restaurants, which were buzzing til late into the night, the room was quiet and peaceful. The only downside is that the soundproofing isn't great between rooms - we heard our neighbour coming in through the night. It would have been a bigger complaint with worse neighbours, but I'm sure the ever-helpful staff would have done their best to assist.

Hyggelig betjening, ok rom, meget sentralt
Tout était impeccable, la chambre propre, spacieuse, agréable. L'espace commun était agréable et pratique, avec une petite kitchenette On avait droit chaque matin a une capsule de café, des croissants et madeleines, des sachets de thé. Le quartier très animé avec plein de resto, et près des sites touristiques. Très satisfaite de mon séjour.

Séjour Magnifique à Rome
Superbe location, très propre et très bon service. Rien à redire. De plus la location est juste parfaite, à 2 mn de la piazza di Spagna et du métro, et du coup centrée par rapport à toutes les visites principales. Encore merci

El B&B está muy bien ubicado , ojo !!!! 2 pisos por escalera , que con el equipaje se hace un poco difícil y hay una sola persona a cargo que no siempre está disponible para ayudar con el equipaje . El resto , todo bien....

Charmigt,centralt ,nära Spanska trappan!vackert/mysigt med AC på rummet. Frukosten åt vi på en härlig terass,tyvärr var frukosten ganska tråkig ,det mesta var plastförpackade.Många trappor var det men det var det värt.
Die Unterkunft konnten wir nicht nutztn da das "Hotel" nur tagsüber besetzt ist. Das ist für mich nicht tragbar und auch nicht sinnvoll...daher haben wir auf das Zimmer verzichtet und in einem Anderen Hotel gefunden...

Lovely room!
Our room wasn't ready for check in when we arrived and we had to wait for another 45 minutes which was quite annoying. With that said, it was well worth the wait - the room was such a lovely and spacious place. The owner is super helpful and provided us with glutenfree breakfast and tried her best to help when we got a problem with the blinders.

on a passé un excellent séjour les chambres et les salons ont un charme fou et le service excellent, d'une gentillesse et d'une disponibilité, on a adoré et on le recommandera.
Sehr zentral gelegen, schöne Einrichtung und Sauber. Allerdings waren die Betten etwas unbequem und das Frühstück etwas mager (Zwieback, Butter, Marmelade, Schoko- und Vanille-Hörnchen)
