Rude and unhelpful staff. Awful hidden fees.

Emerald was awful at communicating. Kept adding fee aftef fee after fee. I was originally told the fee at the hotel would be $250 yet when we got there it was almost $600. They Re refused to let us park a 3rd car for our 3 bedroom condo that can sleep 10. The staff at the front desk was unhelpful to say the least. I will never be staying here again. Our room was also damaged in several places and the staff did not care. They were so strict about everything, even the most ridiculous things. If they really dont want people to stay there, they shouldnt offer it.

It was an amazing stay!!!!

Management sucks.Rude and not comunicative. we had to wait over one hour for the code entry.Called several times.left several messsages.They never answered back.We had to arrainge with the front desc.

Elevators are a huge problem. Had to take the stairs most of the time. Stairwell is rusty and potentially unsafe. Bathroom floor in rental was sticky upon arrival. Bedroom windows were dirty and smudged with what looked like male body parts.

extra fees that were told at last minute

Air went out and someone came up to fix pretty fast but went out same day again could not get in touch with anyone remainder of stay. It was extremely hot.

Over priced for for what you get. High room cleaning fees and you have to take out your own trash in the trash cans. Bad traffic during a holiday. You can stay elsewhere for a better price. Not to mention after you book there's a high resort fee and you have to purchase arm bands to be on the property after you already paid for the room.

Hard no!!!

2 rooms had the same code next door to each other so I entered in the wrong room by accident and thought my child had been abducted. Night shift desk clerks couldn’t cared less and put it on “another company” handles that. Locked out of our private entrance from the beach at 10pm and had to beg to let another hotel let us cut through their entrance. I am handicapped and couldn’t walk the 1.5 to the public exit off the beach. Construction started at 7am and shook your entire unit. So good luck sleeping in on vacation. Only up side was nice beaches and close to food and grocery needs. I’ll find a VRBO before I stay at another “resort”! Nice people to meet stayed there as well so we met a lot of new friends! Will not stay again though!

The room was dirty, the elevators were incredibly slow, when they actually worked. Everything on the property was over the top expensive. The front desk was short and seemed annoyed every time you asked them anything. The pools were dirty. The info was the most disappointing though. The dryer didn’t dry the clothes, the base boards, walls, floor, and sink sprayer and ice and water attached to the fridge were along with the shower heads were disgusting. There were dead mosquitoes stuck to the walls and the cushions on the wooden chairs were a mess. The parking garage was dark. This was our second time staying here and this stay was disappointing.

Our room was full of dust & not cleaned properly. Also the ac was out for 2 of the first day's but they did get it fixed. The front door lock was broken so it would have been easy for my kids to open the door so they ended up sleeping with me. The washer & dryers were extremely load. & all beds were so bad we had hard time sleeping at night because they had slopes in them & very hard & also of the plugs for the connections were not good so we had to plug our phone in different areas of the condo. & alot of the dresser cabins were broken. Worst had to be the elevator situation because you would have to wait at least 40 mins to get on the elevator. Also in the parking garage they hit my car & i reported it & never heard back from the resort. Never going back their again

the elevators stink waited 45 mins morning of ck out and then still had to take 18 flights of stairs with tons of luggage…. Elevators so dang hot u about smoother to death on them… you are unable to have anything to drink near the pool not even water my friend got I trouble for having water near the pool and it 100 plus degrees outside

My condo wasn’t up to my standards on cleanliness!! I know there are some that are kept up really good because I had others staying at the same time as me. The elevators…. Oh my goodness.. the elevators are bad.. I had to walk up and down many times from the 11th floor..

Horrible customer service, no one ever answer the phone at the front desk. Brown and yellow stains on the bed covers, a old blue comforter was left in the closet covered with white stains. The shower curtains covered with stains. Other than that the room was ok the view was really nice and my kids enjoyed the kiddie pool.

vary spacious (that i liked) the property was not cleaned well ( we found "stuff" from previous client, one sock in dryer, a toy necklace on one of bump beads) the refrigerator ice maker did not work, washer and dryer did not work (contacted them and they say it would be next day before they can come and fix it) we were leaving the place "next day" so that dint help. the entrance key lock did not work so our door was unlock for 4 hrs before we knew it was not working.... contacted them and they did come and fix it within 30 min... the worst part was the elevator waiting time 10-15 min before you can get one and once we did you had to go like sardines "packed" full of people without face mask... terrible. (had to take stairs), the smell of "recreational" smoking was everywhere, elevator, walkways, even in our balcony you could smell it (we have children) we were on floor 11... i provably will not stay there ever.

Mold in bathroom .

Stay started off decent til second day we noticed black mold in master bathroom. Call and told them, and they sent someone to clean while we was at beach. Came back to black mold still there. Called and they sent a cleaner supervisor up. She cleaned and still left alot of black mold. We ended up having to buy stuff and clean it ourselves. They didnt discount us any of the money we paid for precleaning or anything.

Dissatisfied

Less than 24 hours before we arrived, I got a called saying i owed double for what I paid in the beginning. There was no email or anything on the site saying I was only paying partial when I booked. I wouldn’t have mind if I was informed weeks before that I owed. Waited on the elevator for 45 minutes when first arrived. After getting to the room, the code didn’t work, I had to wait 30 minutes to get someone on the phone for the code. Didn’t have any wash clothes in the room nor WiFi when stated it was WiFi because I still need internet access for work

No internet. Called office they said in the “contract” owner not required to provide password. if so, this should be in bold on first page. Internet is an expectation. Carpet and chair worn and unit needs a refresh. Outside grounds well maintained.

The property was great. The check in process not so great. It would be nice also to know there is an extra $300 charge from the property before you arrive after you already pay through VRBO.

Love love loved the stay when we had to leave we all didn't want to. Pools were great the place was very home feeling all my kids enjoyed themselves even us adults. We were able to sit down and talk without having to worry about the kids getting hurt. Will be planing another stay hopefully next time longer then two nights

This was not what me and my family was looking for we stayed her very nice place lots of bugs in the apartment and no heat it was so cold we got sick and nobody did nothn to help us !

The sink would over flow if we used the dishwasher, the garbage disposal didn’t work, the couch was in very poor condition. Our garbage chut for the 4th floor close to us wasn’t working. The heated pool was very poorly heated. TVs in the bedrooms would only play one station and the cable in the living room didn’t work.

Amazing stay!

Our stay was amazing! Our family really enjoyed our trip. Our condo had everything we needed, and they even had family games available for guests to use.

Good place but no WiFi...

Very good facilities overall. My biggest complaint is about the lack of WiFi. I reported the problem to management, and was told to use a nearby ’free’ WiFi, trouble is, there were no free ones, they all had passwords, and the Xfinity box my unit used asks to create an account. Once you create an Xfinity account you have to pay for wifi access, per person. I have three school age kids who do most of their school work online. So I was forced to use my cellphone hotspot, which worked, but not very well (for three kids on separate laptops). Unless y’all can address this problem I don’t see a good reason for me to return when I can get good WiFi for free at other places.

Laketown Wharf

We really enjoyed our stay in PCB. Condo was nice and clean. The only thing that rubbed me the wrong way was the way the resort fees were not clearly disclosed. I may not have chosen this one for two nights if I had known I was going to be blind sided upon check in for resort fees.

We got scammed by Emerald View Mgt. for Laketown Warf Panama City.

We got scam by Debra at Emerald View Mgt. We made last minute reservations at Laketown Warf Panama City on Oct. 1st for Oct. 2-9th 2020. The ad on Vrbo stated the price with No fees. We paid in full and later that day we received the rental agreement requesting fees that was 40% more. Our agreement with Vrbo was our payment was all inclusive NO FEES. We didn’t sign the rental agreement and canceled the same day. Emerald View Mgt. Refused to refund our full payment based on non refundable policy. The contract was never signed but they still keep our money. This all took place in 24 hours.

Perfect little getaway

The room was bigger than thought, so roomy. Perfect amenities, location to the beach, and view of the ocean. Loved it! Can't wait to go back. Just prepare for the extra charges.

Very strict even though it had pools for kids it was not kid friendly was ask to be quiet at 8:00 at night because my kids were loud and playing at the pool.The shower curtains had mold all over them,dishwasher fell out and bathrooms were still dirty,Long walk to the room and No Carts! The rooms were big though only plus. The office is never open and hard to get ahold of.

I can remember when Laketown Wharf was being built and when it was brand new. It's not that old, but it's starting to look like it. I don't want to or mean to make it sound like it's a dump b/c it's not, but it's not as nice as it should be considering its age. The unit my family and I stayed in was ok. It was certainly roomy enough, but the carpet was stained and gross. I also thought it was weird that the unit didn't offer Wi-Fi... I would think that in 2020 that would be a pretty standard feature, but not in this unit. Also, I found it strange that there were no blankets or comforters for the beds.... top sheets only. Anyway, apart from that, the stay was fine. The pool areas were pretty nice. The tiki bar was dirty, but the food was plentiful when you ordered something (which is good considering what you pay to eat there). The location of Laketown Wharf is great. An easy walk to Pineapple Willy's or McDonald's or the Waffle House... A quick trip to Wal-Mart or an excursion to Coconut Creek for some putt-putt... You can't beat the location. Management needs to tighten up, though... If they don't get their crap together soon, the place is headed for the crapper, and the only people who're gonna want to stay there are the Spring Breakers and college kids who don't care about their accommodations.

Enjoyable stay !!!

We have stayed at other places in Panama City Beach,FL but this place was very enjoyable. We were on the 20th floor and the elevator was not a pain. The pools were very clean and our 8 year old loved them! The condo is across the street from the beach and if you bring a tent and chairs. Bring a wagon for all the beach fun. It is not a few steps but the beach access is right across. We got our exercise to say the least. All together the room was clean, view was beautiful, and very convenient to walmart and shopping for grocery. We will be coming back !!!

Very clean, easy check in, and overall had a great experience.

The room and view was incredible. The only bad thing was the parking was to far from rooms therefore making it difficult to carry your luggage all the way from the parking garage to your room.

We couldnt get into our room upon arrival. The key code didnt work. The bathroom shower curtain was mildewed and the rod was rusty...ewww.

Lake side water show, the restaurants on site especially the Wharf!

The overall service and experience was wonderful. The kids loved the room setup and really enjoyed all the amenities offered. The check-in process was super easy and a wonderful experience overall.

Needs improvement

This was a wonderful resort. With all of us dealing wirh this pandemic you definitely can practice her she gets to see the only thing is the elevators are very slow during a certain time a check in and checking out most of the elevators are not working

Tired!

Its a long way from the parking deck to your room. Few elevator worked and takes forever to get one. The beach is across the street and is a very long walk especially with young kids. The room looks old. Couch was stained, and It was marginally clean. I would not stay here again.

Love this place. Dont love the wait for the elevator. No matter what time of day, there was a wait. We stayed on the 11th floor and walked up a lot of steps. It didnt matter which elevator we went to.

20 year olds party dump... not great for families!

Panama City Beaches are beautiful and we truly enjoyed them this trip as well. Our room was spacious for our group of 6 and bathrooms and beds were nice and comfortable. Pools on site were nice as well. However the compliments stop there as the hallways, stairwells and our room were all disgusting!! Our particular room 507 had nothing you would need for a long term rental. We had to go out and buy a pan to cook with. We did not sit on the couch due to the number of stains and carpet as well as all the trim, cabinets and furniture is in desperate need of replacement. Worst part about it was we contacted Laketown Wharf management the day we arrived and they never returned a call! Upon a second call they simple said that the room is privately owned and seemed unconcerned that a room under their management property was disgusting! If you were sending your 20 year old college kid to spring break with their friends and you don't want to worry about paying for property damage this is a great place and they would have a fun time! If you are looking for a nice family trip I would highly suggest going anywhere else but Laketown Wharf!!

We had no WiFi in our room or most of resort. My husband was there for work so we ended up paying $20 per device (x3) just for his work stuff. We also had no pans for the oven, the smoke alarm battery was dead so it beeped until we took it down, the walls were dirty, toilets ran, no wash clothes or dish cloth, no ice and due to COVID there was no carts so we had to walk everything form one side of building to the other (with groceries and luggage its terrible). We attempted to contact management the 1st day and have yet to hear back from him. The office at the building is closed due to COVID so the only staff currently there is security. I would NEVER recommend this place to anyone.

This property is huge and used to be an amazing place been more then once since it’s been open not the first time here but now it’s Very out dated all over from the room to very slow elevators long waits most all pool chairs tables and umbrellas are Either broke uneven or missing parts Two different times in our stay at two different locations of the pool chairs wheels feel off From moving them then lights are out all over property and in pools there all dark at night from lack of lighting or have different color bulbs so building and parking deck don’t match tons of lack of caring also room had no soap or dish soap like said would be that’s why I gave a 5 this place needs much help to get back to what they used to be years ago

Frustrating elevators

It’s a very huge facility with very limited access to the elevators. We spent so much time waiting for elevators . 21 floors with probably 25 units on each floor and with a total of 5 and at times 3 working elevators was unbelievable. We stayed on the 17th floor so taking the steps was not an option . Waiting time was at times til 30-40 minutes coz it was so crowded. It was very frustrating

Besides having to wait an ungodly amount of time for the elevators, and the crowds of people who completely disregarded the looming pandemic, this trip was great! We were able to check-in earlier than initial time estimate, and I loved how easy the contact-less check-in was.

Very dirty

The property itself was nice, but in our room there was hair left in the shower from the previous occupants, and there was a large urine again on the mattress along with a blood stain on the mattress. This was an expensive trip, and I feel like I didn’t get what I paid for. They don’t have nearly enough elevators, as you would experience at least 30 minute wait times to get on one. Cleanliness was extremely disappointing.

I had to wait until after 5:30p to check into my room because my room code notification went to my junk mail. I received notification that my door code was ready and then I couldn’t access the message, it wouldn’t open. The customer service was great!!!!!!

Overall a good experience

First thing, check in starts at 4 but your room won’t be ready until 6. They’ll tell you between 4-6 so get there at 6 because that’s when the code will come to you. My room had no WiFi which was one of the promised amenities and having 5 children that was important. The room was nice, big and clean. Elevator waits can sometimes be a drag. Overall I had a good stay. The location is great and never had an issue with parking. I’d stay again provided I get my amenities

The property was too big. Fire alarm pulled first night there. Not enough elevators. You waited forever on the elevators. Room was not in best condition. Washer and dryer old and worn out. Couch had stains. Dishwasher broke first night. Refrigerator had rust on the front of it. The bunk beds had gum and candy stuck on the frame.

The room is very nice. Clean. You dont get very much info about the details of the resort. We arrived and there were no covers on the bed. It wasnt explained in the listing online. We found out about it when we arrived and read the bulletin on the kitchen counter its due to covid 19. Which is a little late notice. The parking deck is cramped. Cars flying around the corners at you. The light show in the lake didnt happen while we were there although it said every night.Not much info about that either. The extra fees that you get charged are through the roof expensive for no maid services. Long walk to the beach but not too bad. Pools were nice and the bar at the pool is nice. The bed was like sleeping on the concrete curb but other rooms could be a different story. It was a decent stay the fireworks on the 4th made it worth it.

Lake town wharf is great

First I want to start by saying that I don’t think this property should be listed as it is on VRBO. When I initially booked I thought it was a steal of a price. THEN I get a rental agreement emailed to me that has a slew of other property fees that must be paid in additional. Usually listings on here INCLUDE those so it was frustrating. In my opinion, book this amazing place directly. I wasn’t expecting nor budgeting to pay an additional fees. However, when we arrived we were blown away at how big this place is and all that it has to offer. Restaurants, bars, 5 pools, this place is great! When we first arrived the first condo had some issues. It was after hours so I contacted security and they were very quick to relocate us, which was great! Our next room was fantastic. Staff is nice, place is clean and accommodations were great! Being this close to pineapple willies and Walmart was super convenient. You will not be sorry! The Wharf restaurant was the best seafood buffet I’ve ever eaten, it had filet on the buffet that you can cut with a butter knife. We will be back!

HUMAN FACTORY NIGHTMARE

This was the worst accommodation ever. Its like a human factory. Elevators took 4 hours for us to get our things to and from the condo. AVOID THIS PLACE!! We had some issues there spoke with a manager Rodney he promised everything would be handled..IT WAST they never contacted us during a 6 day stay NO WIFI the whole vacation.....

Beautiful breathtaking view, lovely room, property is gorgeous, but we were highly inconvenienced with the parking and elevators. Our room was located near the south parking garage but we were denied access to it as it was reserved for owners as long term residents. We were forced to park in the north garage. It was WAY Too far to walk to load and unload our baggage especially in Florida summer heat and humidity. It took us over an hour to do so. They need to manage the parking spaces better for the vacationers since we occupied most of the rooms. For this reason, I won’t be booking another vacation here.

My condo was great! But the staff with the exception of a few were not helpful at all. The elevators are awful. There isn’t enough of them and some don’t work right. Drunk college kids running around yelling late at night even though after 10 was supposed to be quiet time and “enforced” Overall the rooms are great but because of the other issues I will not be staying here again.

It was great

The pictures don’t do this place justice. The place was amazing. The Only think we didn’t like was the elevators which had nothing to do with the place. It’s on the 9th floor and I used the stairs a lot. The elevators aren’t horrible, but sometimes you will wait 10-20 min or maybe if you get lucky 5 min.

Will not using or refer anybody to this property again

2 hours late for our unit, office employee with attitudes, OLD and beat up unit, unit wasn’t clean, elevators SLOW!!!! 20 minutes wait at least, stains on carpet and sofa .

Quick get-a-way

Let me preface my remarks by stating that this was one of the first opening since COVID-19 causes the "stay-at-home" order and not many people were working the property. No one was at the "front desk'' and all contact was via phone. That said, the condo was not in good shape. The air conditioner was not working properly and the person sent to check it was not helpful. The dishwasher waste backed up into the sink where the disposal was not working. A call from "the manager" offered to refund half of our three night cost, but we have yet to see any refund and it's been three weeks. We will not be returning to Emerald View Resorts any time soon. My recommendation is to stay away from Emerald View; there are other, better resorts available in PCB,

The room was fantastic, larger than we expected. Plenty of room for our family with kids. The facility & pools is great with lots of options for hanging out. The only issue there is that there are not enough fast elevators for the size of the facility. At times, there are dozens of people waiting on limited elevators. You're close to the beach and lots of other conveniences. The only real downside was the confusing check-in process through Emerald View and Expedia. I didn't realize we needed to call the facility before check-in to pay more money, so we ended up playing phone tag for a few hours, asking strangers questions, and waiting until it was finally resolved.

It was ok!

The condo we stay in was very roomy and very clean but there were blinds missing out of one room so the lights kept you up at night, called and were instructed to put a towel over the window 😑. Call twice about the blinds but didn't get it fixed but oh well. Then two of our tvs didn't work as well never got those looked at either. Wifi didn't work most of our stay either which wasn't a huge deal but still. Now for the cleaning fee we paid we had to strip every bed down before we left and pile them in the hall way along with every dirty towel so be prepared to clean before you go. There is also only one parking garage for guests to park in and its on one side of the resort so if you happen it be on the opposite end of the resort you have to walk all the way across the resort every time your need to go to your car!! I didn't mind it but I had older people with me with knee and hip problems and it was not for them!

The room was very nice. It was nestled up on the 18th floor. It had a very nice lake view. We stayed in a corner room, so it had a wrap around balcony.

Accumulation of issues

The place is beautiful without a doubt. Experience/service was terrible. However, it had multiple annoying issues. -EXPECT A HIDDEN FEE that VRBO doesn’t list “cleaning/registration” fee -The app that they refer you to is not accurate. You might as well stick to the email Bc emerald coast, the app , and Laketown warf have 3 different instructions. Take all directions from Laketown warf emails -Laketown warf, itself has terrible customer service. Employees are very rude. They have no experience in customer service. -elevators are a nightmare. Yes, I understand how busy they can be. However, Laketown warf doesn’t seem to understand that. They should have MORE Elevator mechanic during business hours. -they changed the door code on us an hour before departure which locked us out with bags still in the room.

About covit IM TRY to extend my reservation for 4 more day and no body can help me no even cheap tikets I call this propety and they say call cheap tikets and you have a tecnical problems on your lines for 3 days( realy...) is no way to help me

Property starting to show some age, did not like the fact that the front desk was closed (could not talk to a 'live' person). Elevators still not good (broke down 5 out of 6 days we were there). Room was nice and large.

The location was perfect. The only problem i had is the cable was not working in one of he bedrooms.

Great location, nice rooms

Pretty cool place. Rooms were spacious and very clean. Great location as it's close to the beach and lots of other places. Only complaints were the elevators were always out or only partially working, so be prepared for long waits or using the stairs, especially on a crowded weekend. Also, the cable in our room was out and we called twice to get it fixed but no one did. Overall though, a good place to stay. The staff is friendly and the beaches are really nice.

Laketown Wharf

We ended up being upgraded to a beach view, which was not expected. Even though the condo was sparsely decorated, it was clean and comfortable for what we wanted for a long weekend getaway. Was given a 2 hr. window (4pm-6pm) for the room to be ready. Ended up being ready a little after 5pm. My feeling on this is if you are paying $130 cleaning fee then it better be ready at 4pm. The Rental company did send plenty of email communications and provided an App for additional information. This is a nice property with plenty of amenities. Also, like a lot of the other high rise condos in PCB, elevators are at a premium, so be prepared to wait.

Best Place in Panama City Beach yo Stay!!

It is never a disappointment to stay here. I love having a washing machine in the condo with us at the beach to help keep towels clean and free of sand. It would be nice if you rented a golf cart if you could park it on the property.

My family and I loved the view and the spaciousness of the condo. The furniture needs a little update, but it extremely comfortable.

Hidden Fees all over the place, lulled me into thinking the stay was a certain price then hit me with more fees. As a business manager for a multi-million dollar business I have employees that come and go from the area regularly. First and last time we will put them up at Lake Town

Nice place, but look out for hidden fees!

There will be more charges on top of what you're paying for your reservation. Expect an extra 200-300 to go towards "registration" and cleaning. Also, expect to have to pick up after yourself as this resort demands you get rid of all garbage, clean the dishes, and pile up dirty linens prior to checkout. Other than that, the location is a lot better than others; it just costs more than what the listed price says.

Everything about this facility was terrible. After 45 minutes checking in, we walked into a room that was completely empty ( no couch, bed, tables.. NOTHING). So we walk back to the front desk to inform them only to have to walk back to the room with a security guard to confirm the room wasn’t broken in to.

Fire alarms and elevators, oh my!

Much better than last time. Except, a fire drill (and a false one at that) for an early wake up on a Saturday morning. One of the few mornings we get to sleep in a little. Just today the fire alarms (and the subsequent testing) as drills only have been going on for a good hour or so. I know these things go on. I know fire alarms need to be tested routinely. Just be sure to fix things for the next time. Oh, and the elevators. The elevators seem to always have issues.... please check into that.

The property was unique in that it was like being in a home and not a hotel room. Check in an out was a breeze. There is a kitchen (inclusive of microwave, stove, dishwasher, and refrigerator) with island seating, sofa, and comfy chairs. Although didn't use much for cooking, it was pleasant to know it was available. Had a somewhat non-issue to me, but they still sent up housekeeping swiftly to address. I only wish they lowered the cleaning fees or gave option to have it refunded based on cleanliness of the rooms.
