Noise made it difficult to rest at Botanic Rest

Botanic Rest B&B was clean and basic. It lost points for noise and safety. When we checked in we took our suitcases up the stairs. About halfway to our room in the hallway on a few stairs up, a man was doing some repairs in the doorway to a room. His tools (including an electric screwdriver) were in the middle of the stars and hallway. We had to move them, so we could get past. Pretty unsafe. The breakfast was nice. They had the usual continental breakfast and you could order hot items off the menu. We were on the 3rd or 4th floor. I lost count going up so many stairs. We had huge windows leading out to the street. The room was well lit, but warm. We opened the windows and could hear the street noise. Apparently, there was a bar/restaurant on the corner that was hopping well into the wee hours of the morning, so we got to listen. Then, early in the morning we could hear kids playing on the street. Needless to say, we didn’t rest much. There were lights in the mirror of the bathroom which flashed constantly no matter what we did. I wasn’t sure if I was in a disco or about to have a seizure. The location was perfect though, as we were moving our daughter into her house for Queens University.

This is very much a budget location, fine if you need a bed for the night. The room was pretty grotty and clearly not cleaned any more than a hoover and a change of bedding. The counter staff were always helpful when requests were made. The location itself is a student area, and with a lot of drug users around the streets at night, and both are loud!

I do not recommend at all. It's a hostel. We'll located but extremely noisy. I mean, guests. Staff was friendly but not willing to stop messing from guests all night long till 5am. Also fire alarm was on at 6am and they have no car parking but is advertised as they have. Room is OK but small.

Botanic rest hotel

Our stay at Botanic rest was very situational. When we arrived we were not given a key fob so we were unable to re-entire the hotel after hours. There was also a fire alarm in the middle of the night on our first nights stay. Our hot water also stopped working on our 2nd & 3rd night. We were reimbursed a nights stay for the inconvenience (which was not expected which was exceptional service by hotel staff). The hotel over all was very clean, served a great breakfast, in a great location, with very helpful & friendly staff.

Won't be back

Best thing about our stay was free Netflix and WiFi really good. However the place was minging. No mattress protector, door was not very secure. The door was tested by the police at 12.30am when they were banging on it as there was a complaint about a domestic dispute with another guest.

Location is good; staff is very friendly and helpful and clean toilet and shower area. Things need to be improved such as: very limited choices for breakfast for both adults and children ( staying 1or 2 nights is ok but 7 nights is really out of joy) with a bowl of ricescrispy cereal , toasties and the hot breakfast with some baked beans, 1 sausage, 1 egg, 1 slice of bacon, 1 hashbrown and 1 toastie. My son struggled with his breakfast as he doesn't like ricescrispy cereal and cannot eat eggs but he has not got any choice. The power cut off 4 times during 7 days we were there and for the last three days, the room had not been cleaned.

The staff was good and helpful and the price per night was also good. However the drain of the sink was clogged and it smelled awful, even tho the staff went there to try to fix it, it didn't get solved. That room shouldn't have been available for stay until they get it that smell off. Also, really thin walls, no you can hear everything in the other rooms. The breakfast was poor in choices, with no cups and mugs available. Also, no covid concern or prep.

Decent B&B conveniently located in Botanic area

Botanic Rest turned out to do very well 'what it says on the tin' that is, provide inexpensive accommodation quite close to the city centre and close to the Ulster Museum, Botanic Gardens, and Lagan Valley cycle way. I didn't have the breakfast, but it looked up to the standard you expect when i called in to pick up a bag a week later.

Nice and clean, free parking available on the street. A little bit noisey in the evening due to lots of shops around. Breakfast serving from 8am which is too late if you need to go earlier. Should be served at least from 7am

Excellent experience.

It was an old place made modern. We felt save behind the locked door to the building. Sharing a bathroom and shower isn't ideal but they kept it clean and was so bad. Bfast room was a nice addition. Coffee was good and the potato bread was so good we asked for extra.

Except the first night, everything was fine. However on first day we took rest at our room but room light turned off frequently so that we should go down to reception everytime. Moreover the soundproof of the room seems to be really poor. Another room made noises until 1am yet we could even hear them talking at their room. But next two days were quite good.

Excellent place to stay. Location is excellent, close to the stations and easily walkable to University, Botanic gardens, and downtown. Breakfast excellent and staff were very knowledgable and helpful. Only issue was that our double room (51) was tiny. If you have agility issues or lots of luggage you might look elsewhere.

This is a very nice hotel. I had a great experience here during our 2 night stay. The rooms are small but designed in a way that makes it enough space. Everything is clean and functional. Extremely verbally Agressive. Stay away.

Extremely rude and verbally abusive. I booked this place in good faith, selected pay at hotel on the Hotels.com app. On arrival, the guy at reception told me he cancelled my booking and had let the room. I questioned this and was told to leave the hotel. When I continued to question why the room had been cancelled, the guy at reception became abusive and told me to leave. I said I would speak to hotels.com and at this point he came around the reception desk towards me shouting and called me several things including "A f*****g C***". Totally unacceptable from a hotel and I warn everyone to avoid this place as this guy's agression is not acceptable in any way.

Terrible customer service

I searched Google last night for availably in Belfast for the forthcoming weekend Saturday 31st August to Sunday 1st September in order to allow me and my family to attend an unexpected family occasion at our dismay, on doing so Botanic Rest Bed and Breakfast appeared at £79 which I immediately booked as a matter of urgency. On receiving the confirmation e-mail I noticed the dates appeared to be 28th-29th August. I instantly tried to amend the booking but with no availability for the weekend I had no other option but to cancel the booking, however as it was just new this took 30 minutes, I therefore contacted Hotels.com who I made the booking through for them to cancel this , however I was told that a full fee would be charged which I have never came across before especially with this being less than 15 minutes since the booking was placed. On attempting to read up on the terms and conditions I noted these had been blocked and decided to leave it to today to make further contact. I phoned reception today and was told of a 48 hour cancellation policy however as I placed the booking inside the 48 hour window that I would be charged the full fee, and still the terms and conditions are blocked for me to investigate the issue further. Surely if a property is booked inside the 48 hour window by mistake some form of leeway or alternative cancellation policy should be implemented, especially when I immediately tried to rectify the situation with 5 minutes of the booking.

Friendly staff and clean rooms

The staff were very friendly and informative, the breakfast was good. The room was small and the blind did not keep out the light, the walls were quite thin so you could hear the conversation in the next room. I was surprised it wasn't en-suite (Not sure how I missed that?) The parking was on street parking and difficult to find a space when we arrived. Although quite dated the hotel was quite clean.

I had an emergency cancelling my trip as our flight was boarding to Dublin. We called all the hotels and establishments that we had booked and prepayed. Every one of them except this b&b allowed us to cancel, even refunded first night which i would have understood. This greedy place refused to cancel as well as not even refunding the second night. I called them from the airport at the time and got bo answer. I turned it over to Expedia and they got no answer. By the next morni g when we finally got an answer they refused any refund. Avoid these greedy people!

We booked this hotel as it stated car parking available, we took this to mean hotel parking. Not having to park in a narrow busy road some distance from the hotel. If street parking had been stated we would not have booked. The bed room window would not fully shut. Two of the three light in the bath room did not work also the bath room fan was not working. There is a large dip in floor just out side the bathroom door. The room Tv has no connection other than wi-fi so no access to normal programs via freeview. The shower area of the bathroom was good. The rest was poorly decorated and the toilet cistern was so slow to fill between flushes the room would have been more suitable for one person. The cooked breakfast was quite good but what was described as orange juice was closer to a weak squash

More of a hostel than a B&B, the staff was very friendly, the room was comfortable and clean with updated amenities. There was a nest of pigeons in the wall that kept us up all night and navigating the halls was a bit confusing (although there were plenty of signs to help). The breakfast was good: free cereals, option for hot foods such as the full Irish, omelettes or hard boiled eggs; checking in and checking out was a breeze; and I appreciate the staff calling to make sure we were still coming in (late check in was okay).

Clean, quiet, great location!

It was a great place to stay. Clean and quiet with a nice hot breakfast each morning! The location is perfect as you can walk to most places. Parking was a nightmare as they do not have their own parking and it is public street parking. I do not recommend having a car if you will stay here but that is our only complaint.

Great staff, crappy room

The front desk staff and even breakfast servers are exceptional and very helpful. The room was TINY, the heat was out, and sharing a hall bathroom is never ideal with young people who don't always leave it as they found it. I cannot express how small the room was, and that the TV was mounted to the wall, facing the door (not visable from the bed or chair.) Even the front desk guy scratched his head at the stupidity of it. I found plenty of places to eat, exchange money, do my laundry, and other basic long-term travel needs within walking distance. I went on guided tours on my days off that picked me up nearby or took a taxi. You get what you pay for. The breakfast is great, cooked to order, and helpful front desk helped save my stay over the honestly pretty crappy room.

We were greeted pleasently and showed to our room which was pleasent and not far from the facilities. The room was cool although radiators were on this continued throughout our stay we were given a small fire to help and with extra duvets we got warm. We were woken by banging by a decorator in next room at 7.15am which was most disregardful of the guests. The breakfasts were good with plenty of choices for everyone. The location was perfect 10 mins walkto city centre, buses and trains to other destinations and lots of various restraunts to suit everybody. I would thoroughly reccomend The Botanic B & B for its very good value for money, convient position and pleasent and friendly staff.

Bargain stay in the centre of Belfast, Ireland.

A very nice and comfortable room with plenty of hot water. The property is about 15 mins walk from the centre of Belfast, with lots of cafes and restaurants very close by. The included breakfast was nice, but the breakfast room was a bit depressing with dark wood and very little natural light. All in all, a good budget choice at reasonable rates.

A good place to stay

The B&b was very local to train bus & amenities.Bed was comfortable,clean,with coffee making facilities. Staff very helpful &friendly.Enjoyed my breakfast.

I’m from the US so take it whatever way you would like. The staff was great and so accompdating. But the room was less than adequate. There were chunks under the carpet missing, the place was dirty, there’s no temperature control, the television/remote barely worked. It is load and the walls are very then. There is “free WiFi” but it’s not secured or even password protected. And “free parking” but it’s street parking. Luckily I found a spot but had I not been able to I would’ve been more irate

for the price we paid it was good value for money. Although we knew the toilet/shower facilities were we did not expect them to be on different floors

This B&B is great for a no-frills bed for the night. I was in a tiny box with shared facilities, but there was no queue for the shower and you only really need a bed and a sink for a one-night stay. The breakfast fed me but was nothing to write home about. Given what I paid, I can have no complaints.

Very comfy regarding price, location and breakfast if you’re staying shortly in Belfast. Even if the toilette and shower were separate and not close to my room, didn’t have any problems.

Good location if you require a parking space - plenty of free on-street spaces in the area can be quite noisy during the early hours as several take food outlets in same location good breakfast

Overall a nice hotel, good location not far from city center and lots of food places around. Room was nice and clean however the heating couldn’t be turned off so room was quite stuffy. The shower room is extremely tidy with a very small sink.

We booked last minute and they were very helpful. Nicely located. Managed to find parking easily enough. Very good staff. Nice mixture of people staying i.e. students and some oldies like us.

If you are young. And into the pub and drinking scene stay here. We are not into late nite screaming, drinking on the street! Staff are courteous and caring. No parking! I mean none!

Cheap and very cheerful - great value.

We only had the one night in Belfast so wanted to stay somewhere convenient for ourselves and our rental car. We prefer to spurge on food and refreshments as opposed to hotel rooms. This B&B exceeded our expectations in many ways, such as the warm welcoming we received as we pressed the door bell, the quick yet informative briefing on what where and when things to do and our room on the top floor (54) which was newly renovated. The omelette for breakfast was delicious and satisfying. Special mention to the lovely lady who was serving all of us at breakfast as I can only imaging how difficult that would have been as the audience came from all corners of the globe, with some being less understanding than others. Her customer centric and very pleasant approach really made a difference and one which we appreciated anourmously.....

Nice staff and excellent location

I liked friendly reception staff and the location close to a station. But water was not drained in the shower room and it was not fixed after I asked for the maintenance.

Great breakfast B&B

Room was small, bathroom tiny. The sink was in the room and not in the bathroom. The single bed was comfortable. The room didn’t block out street noise or hallway traffic. But the included breakfast and location were great.

only 2 good things about Botanic Rest

Our room was tiny and very basic. It was like a prison cell. Breakfast not great - we only had it one morning out of two. Only good things were that it was clean and there was plenty of hot water (in the bathroom down the hall).

Great place by the gardens

Very friendly staff, great location near botanical gardens. However "free parking" meant free parking on the public street.

A place to lay your head but dirty and no lift

Well, it was at least a place to put our heads after a long day of travel from Inverness. However, there is no lift and carrying 4 heavy large suitcases up 4 flights of stairs was less than ideal. Additionally, there were holes in the floor and walls, sink and bathroom were nasty, faulty wiring as some lightsnwoulnt come on and other randomly came on in the night while we were sleeping or maybe the place was haunted. Either way, this place is a notch above a hostel. On the positive side, the breakfast was lovely and the staff were helpful and friendly. Just not ideal for a family
