You Don’t Always Get What You Pay For
This hotel is RAGEDY. We had no hot water for two days. My father has mobility issues and the design of the shower made it impossible to shower during our stay. The photos online don’t come close to what you’re really getting. The only good thing about this hotel is the location. For $250 a night there are far better options elsewhere. Buyer Beware
Thankyou for everything
Apart from the first 10 steps , this boutique hotel was right at the city center the plaza With the restaurants and meeey go around, famous brands all around too , next to Hard Rock Cafe aaa easy to find and just around 8€ by taxi to station , the staff were super polite and helpful , both the lady and the gentlemen working in the office !! Was really nice area too with the chocolate ctossiant and coffee in the morning !! Room linen were clean the bathroom shower gel was a bit too strong of an aroma for us , but it was a clean bathroom so that’s the most important . Thankyou for everything .
Fantastic location, great stay.
Fantastic place to stay, location is fantastic and within walking distance to everything. Lots of eateries very close by, very comfortable bed, shower pressure great. Staff are extremely friendly and welcoming will do anything to assist.
Great hotel!
The Be-One was a fabulous quaint little hotel. Its appears to have been recently upgraded/ renovated and the rooms were comfortable and spacious. My family and I were upgraded to the penthouse which encompassed the entire floor which was great. The hotel dosen't have a restaurant on site, however it is situated on a small square with a great cafe across the street for breakfast an coffee. Its locaed adjacent to the Hard Rock Cafe, that had a good bar and live music, and there was a nice restaurant with a string quartet in the plaza across the way for a quieter option for a late night dinner and entertainment. Great location in the center of town, and Laura (concierge/receptionist) was super nice and helpful with her dinner recommendations and help with reservations. Only negative is that you need to climb a small flight of stairs in order to access the hotel elevator. Great property and would stay there again!
Lovely, Quiet Hotel in the Heart of Florence
This hotel was one of my favorites that I stayed at during our 2 week trip through Italy. Wonderful service, lovely & simple breakfast (croissants and espresso), and great room. Good A/C, quiet room, and very conveniently located. Would stay here again in a heartbeat. Ps. If you can't do stairs, this place is not for you--you have to clime 10-15 stairs to the first floor to access the elevator.
Noise pollution.
The hotel sits on top of the Hard Rock Cafe. Bring you ear plugs if you want sleep before 11 PM, and make sure you are sensitive to wall and floor vibrations that can be detected on the Richter scale. Otherwise, it is nice boutique hotel which captures the charm of Italy and is close enough to all major plazas so that you can walk and enjoy the sites.
Location was outstanding. The staff was the most cheerful and helpful we dealt with in all of Italy. Can’t recommend them enough!

Everythig about our stay was perfect. Great great recommendations for places to eat and sites to see were wonderful and the hotel was beautiful. Right in the heart of Florence, everything is in walking distnace. 10/10 would book here again.

Beautiful Boutique Hotel in the Perfect Location!
The rooms are clean and comfortable, the staff is amazing, and the location is perfect! Highly recommend staying here while in Florence.
Perfect location ! Great and new !
Right on the attractions spot! ! 1 minute wall from everything! Perfect service by the gentlemen at the reception. He took 30 minutes to tell us all the tricks about the city and visits. The was big and clean. Everything was brand new. There is always rooms for improvement. I would say that the breakfast could be improved. No menu and there was only 1 person cooking, serving, cleaning the table... 2 employees would be required to manage the breakfast.
A great hotel
My partner and I stayed here for four nights in mid September 2017. The staff were very accommodating, the breakfast was amazing and the rooms were clean. The hotel's location was also excellent. Right in the heart of Florence, all the main attractions are within walking distance. If you want to visit Florence and would like to stay in a fantastic city centre hotel then I highly recommend this.
Luxury, comfort, and class close to everything!
Incredible hotel that is close to everything in Florence and also has fantastic staff! We felt welcome at the hotel from the first moment we arrived. The staff offered suggestions for restaurants as well as local sights, and they even made reservations for us! The breakfast was delicious and the breakfast staff was very attentive to our needs. We loved our stay at BeOne and will return again!!! Thank you very much for everything!
No hot water most of the time.
I was charged 140 Euros to put bedsheets on the couch for my 10 year old son. Very disapointing.
A warm welcoming place, central to everything.
Best possible location, friendly extra-helpful staff, stylish comfortable room and amenities, a beautiful place.
Not a happy stay
We found out two days before arrival that there was no check in from 13:00-15:00. While we had access keys to get in after they closed at 20:30, I do not know if there was any security. And while we had signed up for breakfast as part of our stay and had confirmation proving that, the insinuation was that we were wrong. The only positive was the friendliness of the woman serving breakfast.
Great location
Would recommend this hotel. We had upgraded room which was lovely and worth th extra if you are staying for more than one night. Don't waste your money next door at the Hard Rock Cafe €8.00 for a beer???? Scandalous... tourist trap.

Nice and charming little hotel, perfect located in downtown Florence, easy to walk to all tourist attractions. Valet parking is an extra value considering parking in Florence is way to difficult.

Excellent location, exceptional service
Fantastic quaint boutique hotel in the heart of Florence but manages to be quiet and make you feel that your in a home away from home. The staff at reception/lady serving breakfast was wonderful and was always willing to help. The restaurant recommendations were absolutely fabulous. Breakfast was basic but fresh and tasty. The only issue is that reception is closed 1-3pm so ensure that your arrival time does not clash with it. Highly recommend this hotel for its excellent location and exceptional service.

Wonderful staff and lovely boutique hotel
Excellent location in the heart of Florence, steps away from the Duomo but still remarkably quiet. The hotel is like an elegant but cosy home away from home and the staff are wonderful and ever so eager to help. The only issue is that the reception is closed from 1-3pm so do plan your arrival time accordingly. Highly recommend this hotel.
Our rental car broke down in Siena. Had to pay an extra night and after a day late we arrived 1:15 pm in Florence. The funny part is that We had to drive around for couple hours because the hotel would not check in between 1-3.
A real jem in the centre of Florence.
What a wonderful place in the most unlikely setting. The Hard Rock cafe is beneath but the Be One Art Hotel is above in the clouds and it is wonderful. An oasis of peace, comfort and attentive staff. The breakfast is typical Italian standard; lovely croissants, jams and the lady who served us was very attentive. All the staff Inaria and all of them were wonderful, their English was excellent and they really went the extra mile to help, please and make our stay perfect. The room we were in, Fellini was perfect. Quiet, comfortable and clean. The bed is extremely good and the bathroom was very good. All in all, if we ever go back to Florence, and we would certainly love to, we wouldn't hesitate to go back to this wonderful hotel.
Service was superb, couldn't do enough to make our very brief stay perfect. Room was comfortable and stylish, but not quite 5* for several reasons (no view out of any of the windows, hot water took a while to get to the shower, TV mounting was wonky, etc). All things that didn't impact on our stay, but they are the little details that differentiate between 4 and 5* rooms. However, wouldn't hesitate to make this our preferred choice in Florence because of all the good things about the hotel and looking forward to going back soon.
Amazing location
Ilaria was a great hostess! Always friendly and willing to help with any queries. The hotel is small, but the room is spacious. Although the location is great, the only downside is the extreme noise coming from the surrounding bars and restaurants.
Great little boutique hotel
Great little boutique hotel with fantastic customer service. The room was quite big and really well decorated. The location couldn't be better, you are right in the middle of everything. The choice at breakfast could be a bit better, but that's being very picky.
Incredible location, in the heart of Florenc
Great find; hotel is hidden, not your traditional Hotel lobby, front entrance... In a very old building next to Hard Rock Cafe, at first I was worried but when you get out of the elevator and walk around you get a view of the reception area with a very nice hotel manager. Incredible service and accommodations. You feel like they are only there for you and only you. I believe they only have 8 rooms total.
Fabulous location, staff
The hotel staff were so sweet & nice the whole time I was there. The location is prime, near the Duomo and Piazza della Republica. Florence is a small city so everything is pretty much central but this is the dead center of central!
Perfect boutique hotel
It was a great stay. Very comfortable place to stay. It's located next next to the hard rock. Few steps away to the duomo and shopping street. As required, they provide me an electric kettle which is very kind. Only one thing can be improved is they should provide tissue paper in the room.
Best hotel ever
Loved our stay here. It's like a hidden gem. Beautiful room and adorably friendly staff. A must if visiting Florence!
Perfect location for visiting the center of Florence.
exceptional staff and service, wonderful location
Marcus, Elidia and Debora were all the most perfect hosts! There was a fourth young man but I can't remember his name (sorry)! They were all friendly, positive, helpful and sincere. They were always smiling and attentive, asking us if we needed anything or if they could help us with something. Breakfast was personalized and prepared to order by a friendly hostess in a spacious breakfast room. Each of our two rooms had a small balcony, complimentary bottle of wine was provided as well as some complimentary beverages (water, Coke, juices), Acqua di Parma toiletries (very nice), and evening snacks like cookies or chocolates were left for us when we returned from dinner. Another very nice touch was a small "tomorrow's weather" indicator left on the pillows. Our room (the Colombo) had a small coffee table and sitting area which was very cozy. Though we never met them, the family owners were present and showed a real concern for their guests. We walked by literally dozens of other places to stay but don't think there is any better! We went off-season (November) so the rates were very reasonable and the weather was still not too cold.
Terrific Host for Firenze
This was our first trip to Italy. Florence was one of the cities that we chose to visit. Be One was a last minute decision and we're so glad that we chose it! The Front Desk Staff was amazing! Deborah, Antonio, Lucas from the Front Desk & Tilly who took care of our breakfast (cook to order) made us feel very welcomed and truly took care of us. The hospitality shown by the staff, the location of the hotel, and comfort of the bed, the generous size of the room (for a European hotel) and the modern feel of this hotel is top notch! The hotel and the rooms are kept very clean! I strongly recommend this hotel, if the above is what you're looking for! Couple of things to note, we stayed at the Sophia Loren Room, it was a very well appointed room and has 2 balconies (bedroom and bathroom). My only wish is that since I'm on the modest side, I would prefer a second layer of curtain (not see-through) in the bathroom as it only has a sheer layer. And at night, with the light on, you are visible from the outside. Another thing that can be improved that was stated by another guest is the access into the building. Using Hard Rock Cafe as your landmark, it was not difficult to find the access to the hotel but it is on the 3rd Floor of the building. There are no big signs, so you have to keep an eye out for it. Until you get to the 3rd floor, you don't really get to experience what Be One is all about.
Breakfast like a King in Florence!
We were staying for 3 nights, booked only the previous night as we extended our tour impromptly. The minute we arrived we were seated in the lounge with a choice of refreshment, in my case the best cup of tea I'd had in Italy. Lucas, front of house was very personable & told us everything we wanted to know, including maps, directions, times, ordering tickets to the Uffici, restaurant bookings etc. Antonio the receptionist was very professional & recommended a great underground restaurant, infamous for its local florentine Beef steak extravaganza......... Buca Di Maro, take a doggy bag, you'll never eat that much. Antonio made the booking & was waiting on our late return to chat about our "experience "!! Art One Breakfast is another experience, an endless supply of freshly baked pastries & croissants, beautifully presented fruit individually served if pineapple, kiwi, red currant,grapes,melon,orange,Apple..... The list goes on. Eggs cooked the way you desire, omelettes, individual cheese boards & cold cuts. Freshl home made yoghurt & the best honey I've tasted ( & I've tasted many in my time). The young lady did all the cooking, serving, clearing on her own, and dealt with demanding clients in a very professional & calm manner. She deserves an award for excellent service, & maybe someone to assist her. Well done, sorry we didn't take your name.
Great location with excellent front-of-house staff
Very friendly and welcoming staff who were particularly helpful in telling us how to quickly get tickets for the major attractions and making dinner reservations for us. The multi-course custom breakfast is not to be missed, and combined with typical Italian evening meals we had no need for lunch at all :)
Be One...at Grand Amore
Got to hotel Be One. Were greeted with (Staff) "Welcome, we have good news and bad news." (Me) Ok, bad news first... (S) We don't have room for you here. (M) Ok...good news? (S) We have a room for you at our other, newer 4 star hotel called Grand Amore. (M) Let's do it! After they paid for our cab to Grand Amore, which is located in a quieter neighborhood near Duomo and other sites, we were shown to our new digs. Tasty! Hotel is brand new (6 mos. old). They gave us free welcome drink. Room came with: free basic drinks delivered to our room or served downstairs anytime, free phone calls (we called USA, Japan, & Austria), free breakfast (eggs, bacon, bread, coffee, juice, etc.) delivered to our room or served downstairs, here's the kicker, free private spa in the bottom floor of the hotel. We reserved spa from 11pm till midnight and had the whole place (steam room, sauna, jacuzzi, shower room, locker room) all to ourselves! Since we weren't expecting a spa experience at Be One and hadn't brought swimsuits on our trip, private spa reserved just for us worked out perfectly for going au natural! To summarize: hotel, room, and spa, were nice, CLEAN, and basically brand new. Staff was awesome, helpful, and friendly. Breakfast was excellent. We felt like we had won a contest by getting to stay there! Sorry, I can't rate Be One cause we didn't stay there but DO check out their prettier sister hotel Grand Amore if you want to have an unforgettable experience while in Florence!!!
Wonderful niche bespoke hotel in superb location
Beautiful 8 room hotel where you are treated like a relative visiting. Very personal service from staff, all of whom you get to know quickly because there is a small close team there. Located within 5 minutes walking of most of Florence's must see sites. We never needed any transport, just walked. Easy to get to from the station - 10 minute walk. Lovely rooms with character, meticulously maintained. Breakfast to order every day at the same price as a continental breakfast = lovely touch.
Great hotel made even better by great staff
The hotel was great, amazing location and all sights are walking distance, the hotel and room was luxurious and all our needs catered for. The receptionist/concierge was extremely helpful, polite, welcoming and made a great hotel even better!
Location, personable, ideal.
Be-One was exactly what I hoped for in a place to stay in Florence. On arrival we were greeted with complimentary prosecco, Antonio talked us through some ideas of things to do and orientated us saving us time and being better than any guide book. We trusted his judgement and we were right to. The room was quite, clean, all facilities in order, the bed very comfortable and great shower. Location is right in the mix of everything. It made our stay all the more relaxing and enjoyable and we thanked all the staff personally for being so welcoming and helpful.

Очень красивые, чистые номера, в самом центе Флоренции, это миниотель, но очень высокого и хорошего уровня. На завтрак только кофе и круассан , но это не страшно. Приветливый персонал, хороший vf, очень удобное месторасположение.

It's at the heart of the city with clean rooms and facilities. The only thing that bothered me were the loud music from the Hardrock cafe during the early evening time. Other than that the hotel was amazing.
