Lovely hotel with a view!

The room was large and the balcony view was incredible! The breakfast was well done whether you wanted to quickly grab something or order from their menu, including a full English breakfast. There are a variety of restaurants and places to shop within walking distance. Or, if you prefer, you can visit the pier for fish and chips, hot dogs, ice cream, or fresh donuts. For those who prefer staying in, you can always sit on the balcony with a nice cup of tea.

Great Seafront Boutique Hotel

Great seafront boutique hotel. Friendly staff, clean room, super ammenities, comfortable bed and an amazing freshly cooked breakfast. Couple of niggles - the shower leaked and quite a lot of noise heard from outside at night. Overall a lovely stay, highly recommended.

Great position,free parking,price,the pluses. The negatives funny drain smell in bathroom, dusty, small room, banged my knee countless times on post at end of bed.

Property was so lovely and room had fantastic view, the surrounding area though was rather scruffy with scaffolding etc

My wife and I spent the night here as part of our trip to the UK earlier this month. We absolutely loved the place. We got the room with the balcony, and I couldn't get enough. I could have spent the whole time out there staring at the sea and people watching. The room was very clean and comfortable. It had everything we needed. We felt at home immediately. The only thing better than the room was the staff! Sam and Emanuel couldn't have been nicer. We went for the breakfast option, and so glad we did. When the smell came wafting up the stairs in the morning, it was like being home. My wife is Gluten free / vegetarian and enjoyed her meal very much. I had the 'regular' waffles and there amazing! The dining and attractions are all within walking distance, so you can park the car and leave it there to explore 'the lanes'. Which we did, and felt very comfortable leaving our car in the parking lot.

Our room was lovely, with easy access to dining options and activities. Staff was great and the breakfasts were delicious.

Very comfortable, beautiful room and view of the Channel. Proprietor very helpful with maps and tips on what to see and how to get around.

Not so good for us.

Room was very dated and furniture damaged. Very noisy - cleaners room very close and they were making so much noise. Toilet seat was obviously broken on arrival and this should have been reported by housekeeping not us, but was resolved timely once reported. No ventilation in bathroom and window sashes broken so could not open. The first hotel I have ever stayed that has no hanging clothes space other than in the loo.

Lovely stay, good host and comfortable room.

My partner and I stayed at this wonderful property! The most beautiful room ever!! Spotless, stunning views!! Location incredible! Breakfast was so fresh and delicious! The host was so friendly, kind and accomadating to all our needs. We can not recommend this room highly enough . A perfect 5 Star stay!! Thank you 💙❤️

Everything I needed from a short Brighton stay

Shocking

Couldn’t wait to check out!!! 1 night stay in sea view double. The surfaces of the old furniture in the room were sticky/dirty. TV did not work and staff were not able to help/unhelpful. No hairdryer in the room. Shower in affective and old. Lots of local druggy people hang around the area/outside hotel so did not feel safe at all.( class A drug addicts) Woken in the night with a fight outside on the street. NEVER EVER AGAIN WILL I STAY HERE!! Parking was £17.50 outside on the street. Explained my issues at check. Told manager would contact me. I haven’t had a call or an email.

Lovely clean accommodation. Staff are very friendly. Free onsite parking is a bonus! Didnt have breakfast but the food area is spotless and breakfast smelt good. Area is in a great location. It got a bit hot in the night even though the heating wasn't on, but other than that we had a good stay and definitely would stay again.

Great place to stay nice room with a great view and very nice bathroom also had a small fridge with 2 cans of complimentary water also plenty of tea and coffee etc it was great to have the choice of using the kettle (could do with descaling) or Nespresso machine. Check in was great very friendly member of staff who explained everything, there was a nice area for breakfast also plenty of places to eat out. Outside the hotel were a couple of bus stops so great for those of us who do not drive. Next time I visit Brighton this will be my first choice to stay.

Our room was excellent, very high spec, bed was so comfortable.. fantastic night’s sleep. Great shower, great view, overall great place and good value. Staff were excellent, really friendly.

Brilliant hotel

This is an Amazing hotel our room really is a hotel with a view ! Super value for money Cleaned daily and coffee and water topped up. Been to Brighton many times and this is by far the best hotel we’ve stayed in. Will definitely return.

Perfect getaway

Our stay was lovely. We were greeted at the door. The room and parking were exactly as described, actually they were better than described. Check in was personal and quick, as was check out. All staff were friendly, nothing was too much trouble. Our room was perfect.

Had an excellent stay at this property. Lovely welcome when we arrived from the owner. Polite and Friendly waitress at breakfast time. Room was a lovely size . We stayed in the sea view room with balcony. Lovely clean bathroom and a comfy bed with comfy pillows. Added bonus was free onsite parking. The most comfortable place we've stayed

One of the most comfortable and well-thought-out places I have stayed. Wonderful views over the sea. A bath AND a shower. Comfortable bed. Good breakfast and friendly staff. Plus the convenience of being able to park outside.

Super Place, very central and beautiful room.

Beautiful place, beds very comfortable, our room was lovely. I booked in a hurry after a very long journey with a young baby and manager kindly made an exception as a one off which we were extremely grateful as didn’t know this wasn’t allowed. Breakfast was lovely and the young man serving was kind and attentive. Will definitely recommend and stay again. Super.

Stairway to Heaven

The room was very quirky and the view was amazing. Lots and lots of steps to reach room 10 but once you have scaled the stairs its worth the effort. The breakfast is absolutely delicious and not to be missed at any cost. The staff were friendly and helpful and having the on site parking is a massive plus. Its situated in a good position, with plenty around. Overall a really enjoyable stay. Thank you guys

We asked for seaview with terrace and wow it was amazing we were on top floor. Felt like we were on board a ship it was lovely.

Great views of the ocean out our windows. The room was large and well maintained. It was a short walk to shopping and attractions. The host was lovely and helpful with suggestions of what to see and where to shop. Will definitely stay again in the future.

Excellent location

Belle petite chambre, propre. Bon accueil à l'arrivée. La salle commune/du petit déjeuner est magnifique. Bien que proche de la plage un peu a l'écart du centre d'attraction principal de la plage et de la ville. Malheureusement malgré qu'un peu reculé, c'était trop bruyant pour bien dormir car les fenêtres sont mal isolées. On entendait beaucoup de sirènes de police et de gens parler sur la rue.

Amazing Brighton

We were on the 4th floor the climb was ok however need to be fit room 9 has everything you need but is extremely compact

A room with a view was an enjoyable stay. I have mobility issues and I was assissted with bags up and down the stairs. The room its self was clean and everyting in arms reach. I loved the fact the room came with a fan. Breakfast was delicious with alot of varity. I defiently will be using this place again.

View was amazing, but since on the main drag, was quite loud. Left windows open and fans on to dull the noise. Wish breakfast was included, but found some local spots to eat instead. Very close to Marina and pier and walking distance to town/lanes. Note that there is no A/C, no elevator, and “king bed” is really small. Nice, clean place though.

Overall nice stay at this B&B. Location is very central, which was great for exploring Brighton’s downtown but made parking a little difficult. The room (room 1) was smaller than expected but had everything I needed for my stay. One thing to mention was the portable fan provided for the room was extremely dusty. Use of the fan could not be avoided during my summer stay in the middle of a heatwave with no AC.

Lovely Stay at a Room with a View

We loved our stay at A Room with a View. The views of the English channel were fantastic and the location of the inn was perfect. The service was delightful and the morning breakfast was a great start to each day. We loved the upgraded bathroom with separate tub and shower and awesome water pressure. We would absolutely recommend this place to another traveler.

Nice property clean well situated five min walk to pier. Check in good. Room Nice maybe need a few touch ups re paint etc but still good

Highly recommended

No lift. Needed to explain that to people who need that info when booking. Was an issue for my wife. Staff was excellent as was the breakfast. Location was very convenient. Bathroom was a bit small with no tub but we were able to work around it. Blinds did not block out the morning light but that was just an observation.

Comfortable Stay

It was fantastic , hop skip jump to the beach and close attractions in Brighton. Emmanuel was a fantastic host who welcomed us in and made us feel comfortable. The breakfast was fresh and nicely prepared by Vicky. Thank you Vicky and Emmanuel.

Not bad. Was a good price but it’s basic. It’s a small room with a view. Biggest plus is that it has free parking which is rare in Brighton.

Fantastic place.

Free parking at front of hotel brilliant. Check in easy and bed/mattress extremely comfortable. Fitting name as wonderful view of Brighton beach and pier. Partner who has long Covid was very out of breath, on reaching room, as it was I think on 4th floor we lost count at 54 steps! Bathroom a little tired, and sash window single glazed in bedroom. Overall happy but rightly highlighted some major dust, cobweb issues.

The location next to the beach is nice. I paid extra to get the room with a sea view, which you can only see when you’re standing, and a fireplace, which was pretty dinky and challenging to turn on.

The view from the room was so beautiful, and the bed extremely cosy!

Great place

This was a birthday trip away from the kids, and I was given a birthday card and treat! We booked room 4, which had a king bed and a balcony looking over towards the pier. The room is well appointed and the en suite had a bath and separate shower; both were great. The breakfast was cooked to order and delicious. Because we were in the front of the house we could hear the traffic a bit but that's the only negative we can think of.

Super nice hotel. Our room located at 3F which need a little stair climbing but it definitely worth. There is a raised balcony at the room after few steps to enjoy the stunning sea view of brighten. Breakfast is delicious and good in value. Highly recommended.

Perfect location, great room, outstanding price, friendly and welcoming staff, A Room With A View lives up to its name!

Excellent location with ocean view. Breakfast was also excellent.

It is NOT a hotel but a bed and breakfast. be careful there is no lift and we where allocated a room on the third floor 54 steps to go up each time, the rooms are small and no where to put our clothes except to leave them in the suitcase on the floor and fall over them when we moved. The toilet and shower room was long and narrow having a shower wet the hole room! Breakfasts were great and staff are lovely no the plus side but would never go there again!

B & B was fine. Staff was efficient. However outside around “ room with view” was noisy, loud and filled with smokers. Our room had a view of green space not a view of ocean. Brighton - think of a faded beach party town(aka Atlantic City) filled with funky shops and dodgy characters. If you like a colorful area then this would be for you. Would not recommend for typical straight families.

Room with a View was exactly what we needed after 8A days in London. The room was beautiful and roomy with an amazing view of the English Channel and the pier. Very comfortable bed and great bathroom/shower. We felt very pampered. It is also in a great location for beach walking, walking to the Lanes or catching a bus to the train station. A wonderful place to stay in Brighton!

If you are looking for a fantastic property with views of the sea in Brighton, this is the place. We stayed in the King Room with the balcony and it was perfect to sit outside and enjoy the view of the sea, pier and to people watch. The location is perfect, walkable go everything with lots of restaurant options nearby. The room itself was spacious and the bathroom was big with a lot of counter space. Would highly recommend if you are visiting Brighton.

Lovely place to stay

The accommodation was of a high standard with lovely decor and in a fantastic location. We had the ground floor room. The double bed was a small double. The only niggle was the air con unit in this room was making a constant but random pattern ticking noise the whole while we were there. We were told it was because it had been raining that day and it would go but it didn’t, no further rain that day but the noise got a little louder. We used the fan supplied in the room during the night to disguise the noise so it wouldn't disturb our sleep and it worked, so overall we enjoyed our stay. We would go back but wouldn't stay in the same room.

Great area and close to the beach front. Neat and tidy room equipped with a fridge. Lovely hostess as well. Highly recommended!

Fabulous stay - welcoming and comfortable.

A beautifully maintained period building over looking the sea and pier. Very welcoming on arrival and for anything needed during stay. Parking is a real bonus especially so close to the seafront. The room had everything you needed, it was comfortable, clean and the view was stunning even in the rain. Happy to come back to after a day of shopping and mooching, sitting with a cuppa watching the world go by cosy in the lovely arm chairs positioned in the bay window. Gorgeous bathroom, shower and bath, with lovely products to use. Really enjoyable stay, highly recommend.

Gorgeous view, beautiful romantic room: it enabled the love of my life and me to spend a beautiful long weekend together. We will always remember it. It gave us relaxing romantic time and uninterrupted company with each other. We loved it!

Great weekend

Modern clean rooms, very comfortable and brilliant location. Owners very nice people and very helpful. Parking can be a little awkward but its fine once your parked. Will definitely stay here again.
