Having viewed the property and seeing a 9.2 review rating. I was expecting a lovely cosy cottage with a bit of wow factor. Unfortunately, it was far from the case. As lovely as the hosts were, the accommodation did not come up to scratch and certainly didn’t match their review score. Plaster coming off the wall, dated and tired décor, electrics which trip out and have obviously not been certified in a while. A disappointing stay I am sad to say.
A ‘stable’ environment.
Only a brief overnight stay, but the property was well presented, very clean and had everything I needed for a pleasant night. Loved the little nods to its previous life.

Great little place
Great communication day before arrival. Check in was easy. Nice little accommodation and all the food choices left for breakfast were amazing.
Disappointing Stay
The Stables were convenient to our planned activities in the area. We found it difficult to get into the location as it was difficult to use the gate or to find assistance. We needed to back car in from the busy road to a courtyard area with tight walls and other vehicles. Room was large with two bed areas, kitchenette and bathroom. Mattress was not comfortable. Power went out of the unit in the morning so unable to use the kitchenette for breakfast. Unable to reach anyone about the power.
Disappointing Stay
The Stables were convenient to our planned activities in the area. We found it difficult to get into the location - we did not travel with a phone that had service in England and had no way to contact the owners when we arrived. We were never able to open the gate on our own to get in - had to yell over the gate to try and draw attention to our arrival. Needing to back car in from the busy road to a courtyard area with tight walls and other vehicles was nerve racking. Room was large with two bed areas, kitchenette and bathroom. Mattress was not comfortable. Power went out of the unit in the morning so unable to use the kitchenette for breakfast. Went to owners home, across the small courtyard, but unable to reach anyone about the power. Most disappointing location of our entire stay in England.
Lovely and peaceful
Lovely quiet little place no other rooms attached . Loads of food in kitchen for breakfast. Slept very well

Very friendly staff, very clean with everything you need. I would definitely stop again it's a great little place to get a good night's sleep. Quiet and comfortable. Only downside is no mobile signal but that is typical for the area.
A great set up, in a separate building. It was good to be able to come and go as I needed. A comfortable bed and good facilities. I wondered if I'd hear the road all the time, but I didn't hear it at all, and it wasn't very busy anyway. So that was great too. Really lovely and interesting walks straight from the house it'self and further afield as well. The Lime kilns etc were very interesting and the various reservoirs nearby were beautiful. The Autumn colours in the woodland and Calke Abbey Deer Park were stunning. The Staff of Life pub food was good, and reasonably priced, as was the Smisby Arms and the staff in both pubs were super helpful and kind too.
A comfortable one night stopover, breakfast cereals, fruit etc supplied, comfy beds and a good price. Thanks.

A spacious room with a fridge in the kitchen. More than enough tea, coffee and milk. Comfy bed, I slept like a log. Nice friendly people letting the room. Safe and secure.
No cooked breakfast!
Had expected a cooked breakfast based on previous reviews but shop was closed where they used to do the breakfast. Useful having a fridge and microwave. Extractor very noisy in bathroom. Very cold when I first arrived. Not as good as another B&B in the area that I use regularly. Lots of traffic all through the night despite being on a small country road.

I arrived late and left early for work commitments Martin is a really nice guy and the stables was recommended by a friend can’t realy say much else as I Was not their for long , very clean and tidy and slept well
Practically perfect in every way 😁😍
We arrived late after a long journey, but were welcomed in person and made to feel at home right away. Having both double and single rooms was perfect for us, and the kitchen, with decent ground coffee and cereals for the morning, was a lovely bonus. We had a late breakfast at the cafe next door, with generous portions of quality ingredients and great service. I am SO glad we chose this place. It was only half an hour from our destination in Derby, and an infinitely more pleasant stay than can be had in any of the chain hotels in town. Excellent value for money. We will definitely be back!

The room was spacious and clean, the shower room was a little dated and would benefit from an upgrade, but saying that it was perfectly acceptable. The breakfast was excellent, the host was friendly and catered for all our needs. Would stay again

Ideally located comfortable, clean accommodation.
Martin and Debby are excellent hosts, providing friendly and helpful hospitality. I have had the best sleep while staying there, in a very comfortable bed. All that is practically needed for the traveller is available. The accommodation is clean and comfortable, located in the centre of the lovely village of Ticknall.. The delicious breakfasts which are freshly cooked each day from a varied menu by Colin, are enough to set you up for the day. There are lovely walks in the Ticknall area, such as in Calke Park and Staunton Harold Reservoir. Calke Abbey is well worth a visit - 'The House Which Time Forgot'. Local towns such as Melbourne, Ashby-de-la-Zouch and Derby, are well worth a visit. The Peak District is reasonably close by. There is a regular bus service through Ticknall, if you want a break from driving. I would recommend the accommodation from a solo traveller to a family, as there is a single and a double room.
Overnight stop for work
An overall pleasant stay - one of two self-contained annexes within the grounds of the proprietor’s house, fronted by a quaint cafe which also provides limited groceries for the village. Highlights - comfortable, clean double bed (there’s also a single bed tucked away in a side room), choice of cereals, fresh milk and ground coffee available in the small kitchen en route to the w/c, which features a nice shower. Although just set back from the main road (A514), it’s still a quiet location in a picturesque village. Friendly and accommodating proprietor. Choice of inclusive breakfast in the cafe (not run by the proprietor), a lovely place to sit with views across the main road through the village - this was the highlight for me and vindicated my decision not to stay at a chain hotel in the city centre. Minor points but the parking is a bit awkward if you wish to park within the grounds (via a boarded wooden gate directly off the main road), which is quite limited spatially - I left my car on the main road part on the kerb in the end. The property itself was comfortable but perhaps a little tired and basic inside, particularly the kitchen and toilet, but at the same retains a charm and certainly well suited for the explorer types (rather than those seeking a luxury, romantic w/e break). Kitchen might benefit from the addition of some fruit, cake etc. I’d probably return as it serves its purpose for me (plus has the draw of the inclusive breakfast in the cafe).
Visited for one night only, attending motor sport event locally. Friendly helpfull owners. Good size room well equipped. Parking off road in yard beyind gate.
Ideal find for our needs
Very friendly owners, lovely courtyard property (well-signed from the road although we weren’t fully sure how to find the owners though a neighbour was very helpful in guiding us to the owner’s door). Very clean property & bed linen smelled super fresh. The single & double rooms layout suited us very well because we were travelling with a 7 year old. Agree the fan in the bathroom is noisy. Very short walk to nearby pubs. Good to have off-road parking right outside the stable door. Lots of cereal and milk for breakfast in the room, though we chose to have the included cooked breakfast in the tea rooms which was very nice. Would happily stay again and recommend to others.

Great thank you. Ideal if you want to spend a few days in the country with convenient local store and pub offering excellent food. Owners very friendly.
Homey
I liked our stay here. It is more like a homey efficiency apartment than a hotel room. It is in the side yard of a grocery store and home, situated in a small village less than a minute's drive from Calke Abbey and close to a public footpath. There is a small kitchen which was very convenient and a good restaurant pub a minute's walk away. Parking is on the street and the address is easy to miss, but the owners were very helpful when we called for directions. They were also very pleasant and talked with us about what there was to see in the area. Our preteen daughter was happy for a separate space for her to sleep in. If you are looking for someplace frou frou and hotel-like, this is not the place for you. If you like somewhere off the beaten path with basic comfort and a warm feel to it, you should consider the Stables.

Stables a great place to stay

Hi booked 2 double beds when arrived it was a double and a child's single couldn't believe it ,1 off us slept on the floor poor and didn't get what we paid for .Took pictures of the beds and accommodation should get a refund advertising wrongly.
Homely feel
The accommodation is simple but the owners are lovely...really welcoming and had been thoughtful such as having milk available to make hot drinks. Breakfast was also fab! Only gripe was the degree of noise by putting the bathroom light on and the shower being unpredictable.
Weekend away with Mum
My 80yr old mum and I stayed overnight after a trip to Calke Abbey, the room was perfect for us with a double bed in the main room and a small room with a single. Martin was very welcoming and directed us to a lovely pub just a short walk away, for dinner. The kitchen was well stocked with tea, ground coffee, cereals and juice.There was Freeview TV in the main room and plenty of hanging space for clothes. Breakfast in the Tea rooms was lovely and they were great with Mum who gets quite confused at times. The only down was the bathroom fan is rather noisy, I forgot to mention this at the time. All in all a lovely place to stay and a lovely village.

Nice setting in a beautiful location
We felt very welcome at the stables, and had access to more than what we would have had if we'd have stayed in a hotel. The room was more than sufficient, clean and warm! The car was parked safely on the driveway, the breakfast was very good, and Martin was more than accommodating for my wife's gluten intolerance when it came to breakfast, I highly recommend this place, and will certainly return for future visits to the area.
Super place to stay
This is a real home from home gem. The stables is a self contained flat across the driveway from the village shop. Very friendly helpful hosts. I was staying away for business but managed to explore the grounds of nearby Calke Abbey - wonderful landscaped grounds to walk around for free. (And NT gardens and house on payment of an entry fee). A lovely little village with a great pub meal taken at The Wheel. I'll definitely stay again when next in the area

Really nice place to stay, ideal location for visiting Derby, Nottingham and the surrounding area. Really pleasant hosts. Had the option of breakfast in the room or having in the tea rooms that adjoin the location (also run by the owners). Off street parking an added bonus. Highly recommended and would certainly stay here again
Perfect for Calke Abbey & area
I hate chain hotels so always look for something 'quirky'. This room is set on it's own across from the village shop and reminded me of a good "Granny flat". Big comfy bed, plenty of storage if needed. Small kitchen area with full size fridge, micro wave etc. Plenty of milk, tea, coffee, cereals etc. Very clean compact bathroom with the best 'power shower' I have ever used, 2nd bedroom with a single bed if needed. I had the 'full english' which was cooked to perfection and very substantial, didn't need lunch that day ! I chose to eat in the Tea room which is part of the village shop and lovely but they will just as happily bring it to your room.
