Good Overall Experience
We had a positive experience at this property overall. Our accommodation was clean and had a street view, directly across the street from the Queens University campus. The area had a bustling vibe, and the youthful atmosphere you would expect. The Ulster Museum, Seamus Heaney Centre and the Botanical Garden is just a few blocks walk. We didn't exactly know what to expect when checking in - we did not receive the email with the front door code. It didn't matter at the end, as there was a very nice attendant at the property who let us in, and helped us to our room with our luggage. The daily continental breakfast was very good, and the staff were helpful and kind. One staff suggestion that did not pan out though, was the use of the taxi service. Their recommended service took a very long time to respond, only to admit they had no cabs available. We ended up missing our bus back to Dublin as a result of this. We would suggest multiple taxi service options, as well as a more streamlined check-in process as future improvements. Good experience overall though, and we will consider this property again upon our next visit to Northern Ireland.

Room was small, beds were uncomfortable, continental breakfast was okay, location was easy to access. Was told parking was free on side street but was given a ticket because parking was restricted.
Our overall stay at the Number 11 Warren was okay. The room was as expected and very clean. Bathroom was also very clean. Parking is very, very inconvenient. It says on the description that parking is available but they should make it much clearer that it’s “Limited Street Parking”. We were lucky with getting a spot but there is no parking on property. Just the side streets. That was annoying. The breakfast is ok - just cereal and pastries. Coffee is alright. Also no elevator so if you have a lot of luggage, you will have to carry it up flights of stairs.
Excellent Stay
We really enjoyed our stay at No.11! The hosts were very friendly & the continental breakfast was great! The only downside was LOADS of stairs! We had to climb 6 sets of stairs with all our luggage to get to our room

Let guests know about amount of stairs they’ll need to walk ahead of time. It is helpful to be prepared when you have larger luggage
The cleaning products they use have a very strong odor that was almost unbearable initially. There was a fan to help air the room out. They advertise "free parking" but don't tell you it is street parking, if you can find it. Which you cannot near a university. No elevators so would not be an accessible option for anyone with mobility issues. A lot of stairs. There are no staff in the hotel overnight, there is a sign to call a number, however most e-sims cards do not include phone. Overall the room was fine, but small.
Great location near Queen’s University and the Ulster Museum. Good restaurants and pubs in the area. Nice to have a continental breakfast included. Room was fine but mattresses and pillows were awful.

The room was extremely small for two people and our suitcases. It would also have been good to know that we had to carry everything up to the fourth floor (no elevator).
If you are looking for an unfussy, clean, comfortable and well-run place to stay, this is perfect.
Very convenient for Queen’s University.
Comfortable warm bedroom that was smaller than expected, particularly the very tiny bathroom. Good OK continental Breakfast with nice ripe pears, served by very friendly and obliging staff

The hotel was in a prime neighbourhood. Right near the Botanical Gardens and Ulster Museum. Lots to do for sightseeing very close to the location. The room was clean and modern. It was small but cozy. I would stay here again on a return visit in the future.
At £150 per night I expected better
I was really looking forward to our stay at this place. Having paid 150£ per night I was expecting a lovely experience While the overall look is nice, it needs some TLC and seems to be run as cheaply as possible Details.... TV reception not good enough to watch any channels. Poor WiFi stopped us Streaming. Window poorly insulated against cold and noise (the latter being an issue as it's located on a main road). Curtains letting some light in. Bathroom looked clean on first glance but dirty around the tiles. Bed looked nice but was not built properly and shook when sitting on it. Continental breakfast best avoided (packed pain au chocolate) and too late at the WE (9-11). Instructions for entry were clear and staff were nice and helpful. Expected a bit more luxury for this price.

Good value, comfortable stay.
Small room but good value for near the city centre, universities etc. We hadn't received the promised email with entry details but the young man doing the cleaning let us in and gave us the entry codes. Good choice of cold breakfast items, drinks, toast etc. Some noise from the street late at night, as it's a student area. We were lucky to find a parking space on the street round the corner.

Great location, beds not so much
Great location. Friendly staff. No elevator meant dragging our luggage up all those flights of stairs. Not a fan of that. We had requested a room accommodating 3 people and the "bed" that I slept in was barely passable. It was horrible, i don't even think it was a sofa bed. It was practically on the floor and was so uncomfortable, i barely got any sleep. The other bed the ladies had was really soft.
This property was the best value I encountered across Ireland. Located in the university area, it is walkable but also serviced well by public transport. The room is comfortable and the fan helped during the hot weather. The complimentary breakfast is great, a wonderful stay.

Lovely place, good value and really, really helpful staff. A little noisy, only passing traffic on main road, but to be fair, it is a city hotel! Beautiful and convenient location. Loved the botanic garden and good eating places close by. Definitely recommend!
Nice room and in a good area
My only concern about the property is the stairs. Not accessible. Fortunately another guest helped me to get my case up the stairs. No staff on site to help.
The property was easy to find and easy to access as all the keypad details were sent in advance of our arrival. The room was clean and tidy. The only negative was the soft mattresses on both beds took a bit of getting used to; it didn't disturb our sleep excessively. The breakfast was much better than I expected and the gentleman running the breakfast service was helpful and courteous. Overall a positive experience!

Modern decor, well maintained. Very clean. Room and bed very comfortable. Service very good and made sure everything was ok. Two small things to improve. 1. No plug on the sink 2. Continental breakfast could do with more variety.
Since there is no staff on premises, communication / help is not efficient.
Very clean and quiet room, bathroom was also sparkling clean. Shower was good. Continental breakfast was generous and had everything we needed. Easy to walk to restaurants and Ulster museum is just across the road. All round good experience. Just to note the mattress was soft, to be aware if you have back problems.
Excellent value. Great location next to Queens University. Plenty of bard and restaurants nearby. Cozy rooms with large smart tv. Vending machine in lounge for snacks and drinks, even beer and wine.
The property is very well located for the university and an easy walk into the town centre. The buffet breakfast was very good with the friendly staff around to help. Room was warm and well appointed, comfortable bed. Good value.

Belfast with a whiff
We stayed for NYE the room was nice but the bathroom really smelt v bad must be something seriously wrong with the plumbing trap system like gotten eggs and the smell was throughout the room if the door was ole ed even for a moment. The vending machine down in the lounge where I retrieved one packet of bacon crisps took 16 sterling off my bank card for items I couldn’t retrieve from the machine aka two Gina and two Crisps I would like a refund for that. Location was good breakfast terrible .

We enjoyed this property not the room was small and the futon bed was extremely uncomfortable. Check-in was difficult as we did not receive the email with instructions until after we arrived and no one answered our calls. The nice manager lady was wonderful in the morning and very helpful.
Property was clean, but the check-in process was distressing. The confirmation email states that information on how to access the property will be provided 24 hours prior to check-in. The reality is that their policy is to send out the information only 30 minutes prior to the check-in time. This caused us serious concern because we thought we were going to be ghosted during the morning of our arrival... As for the room, we arrived during a hot spell and the lack of ventilation meant that the room was hot. There is one window but this needed to be closed at night due to outside noise... There was hot water in the shower but the sink hot water was turned off (nothing came out when the tap was put in the hot position). The sink cold water worked fine. Finally, the breakfast room staff arrived late on at least one day.

The room was quite nice. Small but very homely and had very comfortable vibes. I liked that the place was small and only had a few rooms. Staff was friendly and greeted me each time they saw me. The one thing that would have been nice to know is that there is no elevator(lift) so if you have a big suitcase you have to carry it up the stairs.
