We slept for one night between flights and for that it was ok. But overall it is rather run down and the bed on the upper floor is quite small and uncomfortable. So ok for one night, but not for longer I would say.
We stayed there twice since the price was such a deal, and would stay there again. Unfortunately the front desk didn't know who we were upon checking in early bothe times and had us hop through a lot of hoops to get into our room

Poor Condition and Poor Maintenance
Location was good, condition of the hotel was bad, broken glass in the hallways, broken shower, dirty floor, safe not working, door safety locks not working and broken.
This is an apartelle, so there are no “hotel amenities” or related services. However, One Palm Tree Villas exceeded our expectations for location, neighborhood, and transportation. NAIA Terminal 3 is only about a 300 meter walk away, via the terminal’s connecting bridge. Major hotels and chain restaurants are about 50 to 100 meters’ walk. The parking garage is an additional 400 pesos per day, but well worth it. The swimming pool looks good, too. Room has a useful kitchenette for simple meals. It’s quiet, you would never know you are a half block from a major city street and international airport. Don’t expect much on TV channels. If you drive, it’s easy access to Manila’s Skyway. It’s highly recommend that you print out the receipt/paperwork that the property emails to you. Being an apartelle, the front desk is kind of a third-party. Friendly and accommodating, but they need to see what the owner communicated to you. Have copies of the property owner’s docs and phone contact. The process is kind of informal, but friendly and helpful. We would definitely stay again. Very convenient for airport meets or departures.

I felt a bit unsafe. It’s by the road you can hear the traffic. The water pressure in the shower was low but it has a heater. I have stayed at another room in that complex before and it was much better then. It’s walking distance from a Catholic Church and the NAIA T3 so I might stay in that complex again.
Location is perfect. The property itself is not. The plates was not properly cleaned…some debris at the bottom, there is no paper towel or kitchen towel, fridge has full of frozen food, there is no toilet paper, there was a soap that looks like been used in the toilet, no soap in the lavatory…
I was kind of disappointed. It was very uncomfortable . The unit I stayed had so many mosquitoes and the place needs some fixing especially bathroom . When you flush the toilet, water goes down on the floor, the place is dirty and me and my family member didn’t have a good sleep.
In my opinion, don't waste your time with this property, Communication is for. Details of listing are misleading. Exterior property very nice and clean. Room itself needs a lot of work. Stove top cooker did not work. Smalls do burner electric. Was replaced with a single burner. The microwave supplied was broken on arrival. Was replaced with a smaller unit and had to be placed on the table would not fit on top of the refrigerator out of the way. Cord was too short. The bed was excellent. I would not and will not revisit this property in the future when I return
Booked a room with a QB, a DB and a DB sofabed. Checked in and was moved rooms to a room with just a DB. After alerting the staff, they dismissed my concerns, telling me to contact "the app". After arguing with them for 10min and not leaving the front desk, we were moved to a new room with a DB and a single pullout. Still not what I paid for. Pretty unhappy with the room, but very unhappy with the service and being completely ignored when I expressed my concerns. Would not recommend.
Room was booked for three people but only two towels were provided. No soap for the bathroom sink. Bath mat was extremely dirty. Not a sufficient amount of toilet paper provided. We had to go buy some from a nearby store. Room was very heavily perfumed on arrival. Great for a quick stay to get to and from the airport but wouldn’t spend more time at this property
Poor service
just a great place to stay with every comfort looked after a good secure place that i was happy to walk around in and not have a worry in the world
The desk woman was to worried about covid compliance and her phone and texting to be helpful , poor communication skills , poor attitude

Old property and when reserving a family loft you don’t expect a single room condo on the ground floor. Wifi was basically none existent it’s has a tv but not service to watch anything on it. I only picked this due to location as we had a domestic flight 2 days after we arrived. If you just need a place to get some rest for a short time this will work. But I would not stay here any longer than we did. I would not recommend this place to anyone and definitely won’t come back.
Nice place to stay if you are coming in late into the Philippines. Small single room condo within walking distance from tthe airport. You can exit the airport on the 4th floor where the restaurants are, take the overpass pedestrian bridge over the six lane city street, down the elevator and come out just North of the MacDonalds. Walk past the gas station that is on the East side of the big church and fifty yards West is the guard shack for the One Palm complex. Not a good idea to reserve a room last minute because it takes them a day or so to send out the list of customers to the stewards and guards. Clean, quiet, safe, maybe 200 yards of walking from the 4th floor of the airport to the guard shack.
Clean and tidy good enough for a stay close to the Airport
Much smoother transaction if you reserve the room a day in advance. If you try to do last minute and just go there directly it takes a while to the info to get to the guards and desk clerk. This time I reserved a day in advance and had zero problems. Clean room, decent shower if a bit small, good experience overall.
My stay was awesome. Employees are very social. When I will message they will take care of me..
wifi didn't work half the time
I would ask for updated pictures of the property because it it not the same as advertised.
Nice especially considering the low price. The down side is that it is in a condo and the owner of the condo has poor communication with the front desk. The place is behind a gate, several blocks of high rise condos right across from the airport. We booked late at night using Expedia and maybe twenty minutes before we arrived and no one knew anything nor were they sure on how to contact the owner or management company. So be sure and book a day in advance so the paperwork makes it there before you do. Nice place, hot plate, microwave, small fridge. Low power air conditioner and it is hot when you arrive, takes several hours to cool down. But great pricing and you can walk right across the road to the airport if you don't mind dodging cars. Or a 130 peso Grab ride will get you there. Will stay again on the next trip, just book in advance!
Over all me and my family are happy. However the price is kind of pricey compare to other hotels.
Well I get dropped us like sake of potatoes there and no body there to ask help I was not able to watch tv and nothing close to shop
Door to balcony didnt have latch or handle, i lacerated and nearly broke my finger opening the door from the outside,
plug in sink would not come out. had to ladle water out each day
I chose to stay here because it’s right across from Terminal 3 which has a bus station that I needed to go to the following day. There’s a convenient bridge that can be used to cross over the street and into Terminal 3. The hotel checkin took a little longer because the security was having trouble verifying my booking due to my long name. But that only says that it is a safe place to stay. The room was clean. The shower was a bit small and I couldn’t bend over much but I didn’t mind it too much. The body wash bottle was running empty but it had enough for one shower and I was only staying for one night. There is a McDonalds and a convenience store very close to the apartment. Overall it was a good place to stay and I would stay there again if I had to take the bus across the street from there.
The lock of the balcony door is broken so I felt unsafe. It’s just across Terminal 3 so it’s convenient for lay over.
Property broker was very helpful, friendly and went out of her way to help. I arrived early and was allowed to leave my baggage in the room.
The only thing I didn't like was not having wifi both times I stayed there

Stove usage
When I booked this facility, it was listed as having kitchen availability, however, the stove was locked and I could not use it. When I inquired from the care taker, I was informed I can not use it. Why than you advertised as having kitchen available when it is false.
A short walk from terminal 3
We enjoyed staying at this apartment. The owners have provided little extras (shampoo, soap, toilet paper, dishwashing detergent) that make it well suited to overnight travellers like ourselves. It is conveniently located within a very short walk to Terminal 3 (NAIA).
Clean, small apartment w 1 bed, no real sofa bed
The apartment is very clean and nice, but quite small, and an easy quick walk from Terminal 3. The person who let us in was nice and helpful. However, the apartment was advertised as having a bed and a sofa bed, but the sofa bed was VERY small and very hard and therefore our family of 2 adults and 2 kids did not have a comfortable sleep.

we hired an apartment with kitchen, the hotplate did not work but no reduction in the fee. There was a shortage of towels for the people who stayed. I advise people not to accept rooms on the first 2 floors due to the noise of the passing traffic. however its handy to the airport, the pool is quite good although not enough sun as the buildings keep the pool shaded.
Unit is average it is clean, hot water heater didn’t work. Location is excellent.
Good value for over night stay
Stayed overnight between flights. It's a comfortable walking distance from terminal 3 (use the overpass). Room was clean an as promised.
Got everything we needed. Great location Great communication.
First of all, the location on google map is wrong. We ended up walking at 2am on the street after the taxi dropped us on the google map location. We had to ask the guards on the street. After 25 hours of travel this was painful. We arrived in palm tree, the reception told us to go in the basement to get the key of the room. He gave us the wrong number of the mailbox so we went back to the reception and down again to go up on the 9th floor where the room was. We entered the room and a guy was there naked smoking cigaret. We went back down and told the reception. The guy realized it wasnt the good building. We went to the other building to go to our room. This was by far the worst check in ever.

At the beining there was no hot water,!! Only after we asked we were transfered to another room.
If I didn’t friend with me, I will be lost. Security guards do not speak English or I could not understand their English. Once, I got the key, everything was good.
Bathroom is pretty small. No free water bottle. Furniture are not up to standard or very basic. Location is good. Closed to airport. Nice shopping and casino closed by.
I like that it is close to the airport, lots of taxis, and restaurants. We did not like the strong sound of the AC whenever It is on and it was difficult to sleep because we had to keep turning it off and on. The towels are very thin almost like rags and were never replaced so we had to buy some! The mattress was too firm. Not enough toilet paper. No paper towel or rag in the kitchen.

The check in was not very organized. I was sent in one building for about 15 minutes until they figured out I was in the wrong building. I went to the other building sat there for 15 minutes before I guess she got to my room. I had one day to use the pool and they had it shut down the whole day, was not happy.
