The Hydrangea suite was separate from the main building and closer to Cliff Walk. The door/lock was tough to use, the tv in the living room space was challenging (had to keep updating the service and switch HDMI input to get TV - took me 15 mins to figure out with a call to the front desk). The fixtures (toilet, shower, doors) were remarkably cheap as was the overall quality of materials in this suite for what you pay to stay here in the off season. Giving it 4 stars because the room was large enough with the pull out couch to have my daughter stay with us but value was more like a 3 or 3.5. Glad to see some much needed renovations happening to the main house too. Breakfast looked great but we had other plans.

Wonderful!

We had a great stay at Cliffside Inn. The staff were kind, professional and accommodating. The room was top notch! Very comfortable, clean, well appointed. Breakfast was delicious each morning. We didn’t stay for wine hour - but it looked yummy with six wine options as two hot appetizers, all complimentary. I hope to return!

Could not have enjoyed my stay more! Loved the wine happy hour to get to know other travelers. Staff was friendly and very helpful. What a dreamy way to spend your time in Newport! Already thinking of when I can visit again!!

Beautiful Birthday Trip

My husband wanted to take me to Newport for my birthday and chose the Cliffside Inn. It was a wonderful trip! Staff was more than helpful and did everything possible to make every guest feel special. The food at breakfast as well as the lovely wine and snacks at 5pm were perfect.

The manager Katy is super friendly, helpful, and simply wonderful at what she does. The Blue room was beautiful, quiet, and so relaxing to be in. Will definitely return.

Located right off the Cliff walk. Beautiful landscaping and fire pit. Friendly staff and very quiet. There are stairs to most of the bedrooms.

Our stay at the Cliffside Inn was absolutely wonderful! This boutique hotel was the perfect getaway, offering a charming ambiance, beautiful decor, cozy fireplaces, and a delicious brunch. The staff was warm and welcoming, making our experience even more enjoyable. Plus, the Cliff Walk is just down the road, adding to the perfect location. We can’t wait to return!

Great location very close to the Cliff walk. All aspects of the property were very clean.

Both Bethany and Katey were friendly, welcoming and helpful. The breakfast was delicious and convenient. The french press coffee was a fabulous touch all day. The inn was beautiful and welcoming. So many special touches.

This property is a very quaint older home turned into a bed-and-breakfast. We loved the facility and the staff was very nice. The only negative was that unknown to us, our room was on the first floor next to the dining area and parlor meeting rooms and other things so we were woken up by noise very early in the morning. If you were to stay on the second floor, I would give this five stars.

This was the perfect place to stay in Newport. It was just far enough outside of the busy downtown area yet walkable to it in the nice fall weather. Being steps away from the cliff walk was great. The staff was so friendly and helpful and the breakfast was delicious. We stayed in the garden suite which had a massive jacuzzi tub with fireplace and tv. We’ll definitely be staying here again!

Great location, wonderful atmosphere

Great location near the Cliff walk, excellent breakfast , and great atmosphere. The historical touches were well done, and our room was marvelous. Fantastic service too!

Enjoyed out time in the Cliff Suite! The jetted tub was very appreciated after miles of walking along the Cliff Walk and mansions. We had wonderful sleep under the skylight, especially as it started to drizzle in the night.

Location close to Cliff Walk. Property is lovely and well maintained. Breakfast was delicious. Did find internet access terribly weak; signal kept dropping. Also, the Governor's Suite would greatly benefit from good bedside lighting so that reading in bed would be an option.

Great stay, would certainly recommend!

Lovely B&B Inn within 15 walking distance to areas of interest. Even with the rain for our entire stay, we had a very enjoyable time. Love the gas fireplace provides heat for the room.

Beautiful boutique hotel. Wonderful staff. Delicious breakfast and evening snacks. Lovely, clean accommodations. Perfect neighborhood location steps to the Cliff Walk. Short walk (15-20 minutes) to dining and shopping. We stayed in the Cliff Suite and loved it!

Oven baked cookies in the afternoon, always available tea, coffee and water, beautiful sitting rooms, lovely outside areas with wrap around porch, fire pit, flowers, trees, just the perfect getaway in everyway.

For this price the bedding is substandard, bed had little support, foam pillows and the sheets are bamboo or some other kind of blend.

Beautiful historic property. Lovely grounds. Comfortable, immaculate room/ bed, gorgeous common areas. We enjoyed a delicious breakfast before heading down the block to the Cliff Walk. Convenient to the cliffside mansions, an easy trip to main shopping and dining areas.

Lovely!!!

The Tower Suite is a special place. Private entrance, two floors, and a private parking space. Respectfully, my wife and I weren’t there to mingle with other guests and loved the privacy. A stones throw from cliff walk access. We covered 17 miles in 2 days on foot between the cliff walk and our strolls into downtown Newport which is roughly 3/4 mile. Our car didn’t move until we regrettably headed back to reality…

We will definitely be back.

Everything was great. Quaint. Room wasn’t ready as I booked early in the morning. This would have been all 5’s, but they did not have the personnel to accommodate the room to be ready until 5PM.

Loved it here. Will definitely stay here again on my next trip to Newport!

Had a great stay at the Cliffside Inn, would highly recommend

A very quaint adorable property with a great location near cliff walk and not far from Thames street and the Warf. Staff was excellent and the breakfast was delicious. We stayed in the Tower room. Nice view from there but the bed on the other hand was terrible. That needs to be replaced as soon as possible. The bathroom was downstairs which was a little inconvenient in the middle of the night. Otherwise, the place was lovely.

Such a wonderful unique Inn to stay at - we really enjoyed so many of the little extras that the staff provided - from the wine hour, to snacks and cookies and drinks available at all times and the fire pit outside. The entrance to the Cliff walk was just at the bottom of the hill on the Inn's road. Wonderful stay!

The garden suite was magical! Everything was so easy, clean and homey. This was fabulous. Had one spooky encounter — honestly it added to the experience. We’ll be back :)

Lovely staff and the house had lots of character, plus ocean view and proximity to Cliff Walk. Enjoyed the library, grounds, availability of tea and snacks as well as wine hour and nicely prepared breakfast. Overall, the property had been well restored and updated. But there were places in the room I stayed in where paint was noticeably chipping, and the towels are way past their prime. Expected a little more attention to details and amenities in the room from a place that basically does everything else really well. A nice place to stay, and I'd consider staying again, just think they could make a few small upgrades to make it a higher-quality experience.

Romantic stay sans kiddos.

wonderful stay in Blue Room. Amazing soft sheets, lovely rain head shower, fireplace created great ambience & gave out great heat. Peekaboo water view from the window seat was a wonderful, unexpected surprise. Enjoyed the sweeter breakfast options. Great location. Unfortunately there was a house under construction directly across the street which created an early noisy start to the day during our Feb 2024 stay, but such is life!

Lovely Romantic Inn in Newport

We had a delightful experience at the Cliffside Inn recently. The room was charming; tastefully decorated and very clean. The staff was friendly and knowledgeable. The breakfasts were quite tasty, and having a happy hour nightly in one of the fireplaced living rooms was a nice touch. Located close to the Cliff Walk and the Mansions and Newport Art Museum was a bonus.

My partner and I came here for a mini getaway to celebrate his birthday. We chose the loft room because of the main photo on their site showing the skylights above the bed. I was super excited about that feature however upon arrival we were escorted to our room only to be told that the skylights above the bed are under repair and will not be functional during our stay. I was quite disappointed but what was I going to do? I had already paid close to $1000 for 2 nights and didn’t have any other options at that point. I do feel that this should have been repaired prior to our arrival or a discount for the inconvenience or even a different room option should have been offered. The individual that checked me in actually came to tell me that they needed to charge my card an extra penny, lol. They are worried about a penny instead of making sure everything is functional for their guests! What a joke! The bed frame appears to be too big for the mattress because the frame oddly sticks out at the bottom end of the bed, I bumped my legs on it multiple times just walking by and have some serious bruising on both legs because of it. The water pressure in the bathroom was extremely low and the whirlpool bath took forever to fill up. The bed wasn’t comfortable at all, quite hard. The pillows did make it somewhat tolerable. We definitely had trouble falling asleep. I did get quite the workout going up and down the inn stairs to the room, lol. Also the room never gets truly dark.

The Cliffside is a beautiful property with a Gilded Age charm. The staff was welcoming and professional. The amenities were great and outdoor fire pit area was a bonus.

We had the most romantic getaway weekend at Cliffside. The service was amazing, and the property is beautiful! I must get the recipe for the cookies and the name of the bed linens. Both were wonderful!

The inn is an old house near the Cliff Walk. The rooms are large and our bathroom was huge. Breakfast was done in an intersting way wih little pre-served portions of a wide varietyof foods, all of which were terrific. Staff was super friendly.

This was a beautiful property. The only two things I didn't like were there were cobwebs up in the chandelier and corners high in the ceiling. Not fun to be in bed and look up at those. There was a dangerous step leading out the walkway and although there was a light fixture on it the fixture wasn't turned on all 3 nights I was there. I complained about the light and they still didn't manage to get it turned on. The wallkway in general was just very poorly lit. I spent a lot of money to stay here so everything was expected to be a A

This Inn is a gem. Professional and helpful staff, Beautiful Victorian details and decor, easy access to the Cliff Walk and 1st Beach. Our room had the most amazing window seat in the bay window, too!

The house and rooms are beautifully appointed and charming. However, for the high price they charge - would expect more of a personal touch or some kind of services. Check in and out was basically just picking up and leaving your key - no real greeting or welcoming. When we inquired about things to do - there was no offer of help to coordinate and no advice or guidance offered (it was almost as if they were surprised we were asking....doesn't that come with the territory of running an Inn?). Many missed opportunites for them to "plus up" the experience....things that take little to no money or effort. House was beautiful, but really no special touches or service mentality.

The inn was very charming and conveniently located near the Cliff Walk. Additionally, the Cliffside Inn team provided a level of service that was well above what you’d receive from a standard, large hotel chain. This was the perfect place for a romantic weekend getaway.

Staff was great and very convenient to downtown Newport and a short walk to the cliff walk. It was great.

The Cliffside Inn is a charming victorian style B&B. The rooms are beautifully decorated in keeping with the style and charm of the inn. We stayed in the Blue Room which had a Queen 4 post bed, window nook and updated bathroom and fireplace. The room was comfortable and impecably clean. The staff was warm and friendly and very helpful. There is free onsite parking as well. We enjoyed the homemade cookies and excellent coffee provided for free. The location is great. The Inn is within walking distance to Easton's Beach and the access to the Cliff Walk is right down the street. The area is beautiful and quiet. I highly recommend the Inn and would stay there again.

I loved the style of the inn and that it was so close to everything we wanted to see.

Breakfast is great, cookies in the afternoon were incredible and at 5pm red and white wine is served with snacks !!! Great spot

Lovely Inn!

Thiught we were booking at a different establishment but you cant even imaging how pleasant our surprize was. This is a five star locotion for sure. Hospitality was incredible, amenaties were on point, staff was extramely accommodating and helpful. Everything with a touch of home. Wouldnt stay anywhere else and we will be back.

Awesome

The location is literally steps away from the Cliff Walk- so you can venture out for the most beautiful views. Easy walkable to the Breakers for instance. I loved the decor of the property- gorgeous updated wallpaper- just enough to make it more modern but keeping old world charm. We had the Turner Suite and I was obsessed with the colors and we had a lovely ocean view. Our room was lovely and bright too. Breakfast was a great choice of 'small plates' -frittata, breads, fruit, overnight oats. Water and coffee are always available. We sat outside facing the lovely garden most mornings but plenty of room inside too. At 5 pm wine and appetizers are put out for an hour or so which was also a lovely touch not to mention the devine chocolate chip cookies that were out. Walk into 'town' is about 15 minutes and you can cut through some neighborhoods if not in the mood for the main road.

Cozy & quiet in Newport Beach...

Quiet, charming bed & breakfast next to the cliff/cliff side trail (ocean side trail permitting views of the dozens of enormous mansions built by the nations 19th/20th century barrons). Newport Beach is a gorgeous little town, safe and tourism friendly. Easy 1 mile Uber to all locations or just walk. Cliffside is cozy, quiet and has ample outdoor and indoor space, fire places etc.

Everything about the Cliffside Inn exceeded expectations.

This was a gift to my daughter and her husband for Christmas as they don't get away much these days. She reported that the king suite with the skylight was exactly as pictured and perfectly lovely. The double tub was a huge luxury for them and they relaxed and enjoyed every minute of their stay. I could not be happier.

The dream vacation

I came here on Saturday. Karen welcomed me with a huge smile and positivity. She showed me around and gave great suggestions. I felt like I was staying at a friend's house. I left on Monday and already rebooked. This place is a gem and all the staff here are fantastic. Hats off to all of them.

Great getaway.

We came for a short stay to unwind and could not have loved it more. Great location near the cliff walk and easy to get downtown. The service was great and staff was friendly and helpful with dining and shopping tips.

Beautiful property! We had the Swan Room and it was perfect for us. Small? No, it was incredibly cozy. To enjoy a sensational breakfast in the morning and a glass of wine and hors d'oeuvres in the evening was so nice and made possible by the excellent staff. Will definitely go back! Thank you!

Very cozy and loved the fireplaces. Enjoyed the games in the cozy library. Breakfast and reception hour were good. Easy checkin and checkout. Enjoyed the fire pit they had burning as weather permitted. Super easy to get to the cliff walk. Would have liked more easy plugs for charging devices.

Everything was fantastic with our stay. Can’t wait to come back. Stayed in the Lark suite that had jetted tub and fireplace. Beautiful and great quiet but convenient location. Hotel amenities were fantastic especially the free breakfast and wine hour.
